bacteria levels throughout the summer. Older kids (or younger kids with an adult) might want to find the two trees with rope swings over the pond. The walk to the pond is fun and safe enough for a group of kids to go together.There is also paved access to the pond if you wish to haul your kayak or canoe or other equipment to the pond.

The stairs go right up into a children's bunk room which has one full bed and four twins. Remember when your parents threw you and your cousins into your bunk room and you chatted your way to sleep?

This is like camp - bunk rooms and tree swings, and how about a tether-ball tournament before a bbq (charcoal grill) supper either on the outdoor deck or the three-season porch?

Linens are provided, and sheets and towels are all 100% cotton for comfort and cool. Tenant will be responsible for bringing beach towels. A Graco Port-A-Crib is available, as are two booster seats.

There is a hot/cold outdoor shower.

The porch has a sitting area with TV and a large table which can seat 10 comfortably. The deck wraps around the entire porch.

There is a separate TV room with DVD for children. Children's books and games are also provided.

Escape into the ''winter living room'' for some quiet time, or even for more sleeping space if needed.

In the afternoon, give the kids $1 or 2 and see if there are any fresh eggs from my neighbor's chickens in the egg bin next door for tomorrow's breakfast.

In the morning, take off for a day at the beach, and here the Cape is your oyster. The house is centrally located, so you can be at Dowses Beach in Osterville in 10 minutes, or Craigville Beach in Centerville in 15, or little Loop Beach in Cotuit in 5 minutes, a great saltwater beach for little kids. And you don't have to get onto Rt. 28 to get to any of the above beaches!

Beautiful South Cape Beach in Mashpee is nearby. Or easily hop on the highway and choose your beach, from Falmouth to Dennis, or even beyond. You've got a huge radius of accessibility from your location.

Owner provides a beach pass for all Barnstable beaches, including all ponds and lakes in Marstons Mills.

Take a day-trip to the Vineyard via either Hyannis or Woods Hole, or maybe a whale watch out of Millway Marina.

Have a boat yourself? The property has room to park a boat, which you can launch at beautiful Prince Cove in Marstons Mills. Your beach pass will cover parking at the Town Ramp parking lot at the launch. Inquire further with owner for more info.

There are three public golf courses within a 5-minute drive of the house. There is an endless supply of conservation land for treks. Walk or ride a bike through the cranberry bogs, which are right down the road from the house.

Any equestrians in the family? Beautiful CJ's Ranch http://cjsranch.net/ is very close to the house and offers pony rides for small children and all kinds of events, and if there is a more advanced equestrian looking for some serious riding time, CJ herself will assess your skill and get you on a horse and send you on your way. So, maybe some horseback riding or golf in the morning, and a swim in the pond after lunch.

Rent a kayak or take a kayak tour with Rideaway Kayak. They will deliver kayaks and trolleys to the farm.

Rainy day, or two or three? Mashpee Commons is right down the road; Cape Cod Mall is the other way; Cape Cod Children's Museum; Sandwich Glass Museum; two cineplexes nearby; beautiful historic Sandwich and W. Barnstable are right over the highway with their wonderful antique shops and art galleries.

Wonderful restaurants are all around. Have breakfast or lunch at the fabulous ''Mills Restaurant'' in the village; Dinner at the Regatta (right down the road) or at Hemisphere in Sandwich, on the water, or any number of quaint restaurants along Rt. 6A.

After supper, how about some ''to die for'' homemade ice cream from the Polar Cave or Sweet Caroline's? Or maybe some s'mores using embers from the grill.

Two Stop & Shops and a Roche Bros. are nearby.

Come home to the bucolic beauty and quiet of a farm in Marstons Mills. You'll have the sweet smells of honeysuckle and lilacs and fresh-cut hay. Hydrangeas abound on the property, as do privacy and space. Look out at lush greenery.

No need to be trapped by Rt. 28, which means you have easy access to just about anywhere on Cape Cod. Coming or leaving and traffic is backed up to Hyannis on Rt. 6? House is easily accessible by Exits 2, 4, and 5, giving you a wide berth to avoid backed-up traffic on Rt. 6.
