Description

The open land around Tisbury Great Pond is exceptional. It’s low, wide, and alive with wildlife - and the sound of surf rolls in across the landscape. It’s a different climate within a mile of the ocean. The pond offers an endless supply of activities & places to explore. The ocean beach at “the cut” is the best.

Our small summer “camp,” as they used to be called, sits on 3.7 acres of mostly untouched land; nature unimproved! There are decks on three sides of the house allowing you to look south over Middle Point Cove, across Long Point to the ocean. On the other side of Middle Point, you look west across the main pond to South Beach, Chilmark, and the layered hills up-island.

This is a place to reconnect with nature, and be at peace. Everything else that makes a great Vineyard vacation is not far away.

House: First, we have limited, low voltage electricity for lighting and water pumping. The hot water heater, stove, and refrigerator use propane, and there are no electrical appliances or cable. There is a 300 watt inverter for running a laptop and charging phones. There is a landline phone, but it's too far for DSL. The 2.3 mile dirt road might be a bigger problem for people who want to make several runs into town every day. Most people who choose this location don't have a problem with the electrical. We have one family who's back for their 24th year.

The house is a pretty open plan, and the living room and dining room are open to the roof. You can see up into the loft, which covers the two bedrooms, bath and kitchen. There are three big, 45'' wide, doors that mostly stay open in nice weather latched to the outside of the house.

The kitchen is very well stocked with cooking equipment, and their are mechanical mixers etc. to handle the no electric. We stock most kitchen amenities, detergents, baggies, foils, S&P but you should bring your favorite spices. There is a herb garden with some fresh herbs. We supply dish towels, bath mats, bath rugs, blankets & comforters, and pillows, but you must bring sheets and towels. Without a washing machine, our prior customers say it's easiest to bring stuff for the week and take it home to launder. There are laundry services which will deliver and pick up linens.

Clean up: we expect people to clean up for themselves, leave it how you found it. There is no cleaning charge, but if you want a cleaner you must schedule that for yourself.

Yard: Besides the decks on three sides of the house, there's a yard and an area with a vegetable/herb garden. Please help yourselves to what's fresh in the garden, and please water a few flower pots if its dry. There's a solar shower in the garden which provides enough hot water for many showers on a sunny beach day.

The rest of the property is a mix of native huckleberry, blueberry, choke cherry, cedar, scrub oak, with accents of poison ivy! There are 1,000' of paths running various places on the property. You'll see ospreys, swans, hawks, geese, and many smaller birds. You may see deer, otters, raccoons, etc if you're up early. There are fresh deer tracks on the dirt road almost every day.

Pond: Tisbury Great Pond is one of the largest ponds on the island, about a mile across, and 2+ miles up some of the coves. Deep Bottom Cove is like a river at the upper end with small camps along the water. Out at the beach, there are extensive sand flats to play on, the water is warm and shallow for little ones, and there's body surfing on the ocean side. If 'the cut' is open, you can ride in, or out, depending on which way the tide is going. Magical.

What is special about this property?
We're lucky that most of the people near us have mostly left their land alone. Most of it is the way it was. Many of us, when building, mimicked the earlier building scene which was mostly fishing or hunting shacks or just small get away places.

We built our house in 1977 strictly as a summer house, up on piers, no heating system, and we've never had electricity. we began exploring solar in the late 70's and, with propane, it's been fine. In the summer months, other than the fridge you really don't need much electricity. Lighting these days with LEDs requires so little energy.

There are paths running down the property you can see in the aerial photo. The boats are to the right at the end of the straight which goes by the house. We have 4 kayaks, a canoe and a rowboat -11'6'' which can take up to a 5 hp outboard, (not included) Rental places will bring boats to the pond and pick them after your time.

There's a herb / vegetable garden we try to keep going, anyone can harvest whatever's currently ready. There's a solar shower which provides hot water any sunny day for many beach returners.


What is special about your town?
The 3 acre zoning in West Tisbury has allowed for a lot of open land. It's rare now to have private homes in places which in most other places would be state or national parks. This is a place where nature takes you in, the wildlife, the sound of the ocean, the big sky and sunsets. The pond, with 2+ mile long fingers to explore, the sand flats created by the tidal flow between the pond and ocean, and the ocean itself, always changing. The beach is perfect balance between too hot sun and cooling breezes and if it's too hot you jump in. People fish, crab, clam, swim, kayak, wind surf, kite sail, paddle board, and sail a variety of boats, probably 15 sunfish on the pond and lasers and catamarans.
The Island itself is like a small town that the big box stores haven't reached, there's no Rt 1. with strip malls. It's amazing how engaged you become with the landscape because there's so little man made visual obstruction. It's relaxing!
