Come stay in our spacious, bright and airy home! Cathedral ceilings and multiple adjustable skylights, glass sliders and curtained floor-to-ceiling windows along the back wall, and many other large windows throughout the home all allow you to enjoy just as much of Cape Cod's beautiful light and ocean breezes as suits your mood at the moment. At the same time, every space in the house is air conditioned so you’ll never be overheated despite all the glorious sunlight pouring in. We provide wi-fi internet access and offer cable as well as free Netflix on 3 HD TV’s, each of which has its own attached DVD player, and have music systems in both the living room and the lower level family room.
The layout of the house allows for both privacy and comfortable gatherings as desired. On the first floor, the open design of the living room, dining area and kitchen create a large and generous space for coming together, supplemented by the expansive first floor deck and the comfortable family room on the lower level. At the same time, our 4 comfortable sleeping areas are laid out in such a way that guests can easily spread out and enjoy a real feeling of privacy in their own spaces when desired. This home is a duplex, sharing an oversized lot and a single wall with the neighboring home, but because of the space and layout of the property, there is a sense of complete privacy both inside and out.
We have an outdoor shower for a quick rinse off after a sandy day at the beach, and a wood-burning fireplace for a peaceful evening after a busy day. Our kitchen is fully equipped for all your cooking needs and our huge first floor deck, with access to our back yard and great views of the adjacent marsh grasses and birds, also has a large gas grill and an outdoor dining area, as well as many other comfortable seating options including a hammock.
And in case all that isn’t enough Boat Meadow’s beautiful, quiet bayside beach is just a short walk down the road. There's a nice sandy area for sunbathing, and when the tide is in, the beach offers both a naturally formed shallower inlet perfect for younger children to enjoy wading and swimming in and also deeper waters for older swimmers a bit further out along the beach. When the tide is out, the tidal flats at Boat Meadow Beach go almost a full mile out! Perfect for long walks and maritime explorations. And to top it all off, Boat Meadow Beach provides spectacular sunset views pretty much every single night just minutes from our house!
The main living area has a 20+ foot ceiling and 3 skylights, and plenty of comfortable seating for people to gather in various configurations. It has a small HD TV, a music system and the fireplace. The air conditioning in this area is provided by a ductless system which cools the whole open living/dining room and kitchen area, as well as the upstairs loft area overlooking the living room space. The sliders along the back wall of the living room section of this area give access to the first floor deck and the yard beyond. Windows in the dining area give additional views of the yard and marsh, and another window in the kitchen section looks out at holly bushes and across the front yard of the house. Our kitchen includes all necessary cooking utensils and spices to create your own delicious meals at home, if you’re so inclined.
Each sleeping area provides its own special advantages - the largest bedroom, located at the top of the stairs to the second floor, is a floor-through room offering marsh and sky views from windows on both sides as well as a TV and DVD, and allowing enough room to comfortably hold a small couch in addition to the king-sized bed and other furnishings; the other second floor bedroom holds a queen-sized bed and offers access to a small private balcony/deck overlooking the back yard and adjoining marsh and furnished with a bistro table and two chairs; the first floor bedroom houses two twin beds, looks out across the main deck and into the back yard, and features its own access to the first floor bathroom; and the bedroom/reading room, located on the lower level, has a day bed with a trundle underneath, a configuration that can be used as two twin beds or converted into a king bed using a 'Kingmaker' stored in the closet, and includes a large sitting area and easy access to the back yard through the slider in the adjoining family room. There is ample closet and dresser space in each room.
The spacious family room itself holds a large flat-screen HD TV with a DVD player and a broad selection of board games and children’s toys. There is a wide variety of seating options for guests wishing to relax in this area, plus a small desk/work space and additional sleeping accommodations in the form of a futon couch which opens into another full-sized bed. Sliders along the back wall provide direct access into the back yard from this area.
The main deck is located on the first floor and accessed through sliders from the living room. This deck spans the width of the house and looks out across the large back yard and into the adjoining marsh brush. The birds absolutely love the marsh brush and there are fantastic bird watching opportunities from here! The deck holds a new Weber gas grill and comfortable seating, including a hammock, for up to 10 guests, as well as a dining table with umbrella.

We're in an ideal location - .3 mile from Boat Meadow Beach on the bay side, one of the most beautiful beaches in Eastham; .7 mile from entry onto the Cape Cod Rail Trail (22 miles of paved off-street riding through the towns of Dennis, Harwich, Brewster, Orleans, Eastham and Wellfleet with many opportunities to get off the trail to visit a beach or a town to browse or shop or find food, water and public restrooms); only a mile from Rock Harbor and the center of Orleans; and just 5 miles from Coast Guard Beach and the beginning of the National Seashore that runs up the ocean side of outer Cape Cod in one direction, and from the beautiful trails and fresh-water ponds of Nickerson State Park in the other direction. Cape Cod is the second most visited golf destination in the United States, and we're located only 6.5 miles from the Cape's premier public golf facility - The Captains Golf Course.
Beyond the attractions of our immediate surroundings, our position at the southern-most edge of Eastham puts us only slightly past the midpoint of the Cape, no more than 25 miles from Provincetown or any other possible destination point on the Outer Cape, and only a little bit more than that from the Bourne or Sagamore Bridges that bring you onto Cape Cod at the other end.
