In the past several years, the average number of views a property with an Alert received was 40% greater than the number of views in the two weeks prior to the start of the Alert and generated 58% more email inquiries.

Be sure to consult the clause in your lease that pertains to cancellations. Most leases say that monies received will be refunded only if the home is re-rented and that the owner will make every effort to find a tenant. Also, if the rent is reduced, the reduction amount would be deducted from the monies returned to the tenant who cancelled.

The first step to take in an attempt to refill a week is to open up the week on your availability calendar. Then, if you reduce the price, be sure to reflect the reduced price on your calendar. Also, promote the reduction with a free Owner Special (example: "Save $xxx for week of August 12-19 due to cancellation. Now $XXXXX.") or a Last-minute Availability Alert as mentioned above.

Maximize your advertising -- add pricing for 2015

Vacationers are already actively booking their vacation for 2015. Remember that your listing will not come up in a search unless you have filled out your calendar with pricing and availability for next year.

tip!Look for the Pricing History  button on your calendar. This will show you the prices you initially put on your calendar for the past season and is a good reference as you make your pricing decisions about next year.

If you are not ready to take inquiries for next summer or haven't yet decided on pricing, leave your calendar as is, and the weeks will show "unknown" for now. Keep in mind, however, that vacationers are much more likely to pay full price when they book early. So having a calendar with updated pricing and availability will increase your chances for early bookings.

Always keep the date stamp on your calendar up to date. This will assure vacationers that your pricing and availability are accurate.

Promote your local beach!The most popular activity for Cape & Islands vacationers is to go to the beach! Write a description/review of the beach near you by visiting our beaches page, and choosing your area or town from the drop down menu. Scroll down the page to locate your favorite beach or the beach closest to your home, and click "Write a Review." You can even reference your Property ID in your review with a note about how close you are to that beach. If you have photos of the beach, upload them with your review.

Encourage your booked guests to use our beach directory while planning their vacation before their arrival and then once they're here in your home. Ideally, they would return to our site after their vacation to post a review of the beach they visited, and they might even reference your listing. See this example.
