Hidden Gem- Parklike setting-Charming private 5 bedroom Cape, north of Route 6A, only steps from Barnstable Village. This lovely Cape Cod home is tucked-in on 8 acres of land (part of a 21 acre estate) off the Historic Old Kings Highway. This unique Cape Cod home affords tremendous privacy with its own shared private beach a short stroll down a private grass covered lane. Step off the back deck which is surrounded by informal gardens and weeping willows and follow the path that gives you access with deeded rights to use of a 100' shared private beach on Barnstable Harbor with beautiful views of Sandy Neck and the lighthouse. Watch the sun set over Barnstable Harbor while sitting on the cedar swing on the beach. There is even a ''little island'' of upland with a lawn and tall trees for shade alongside the beach which is ideal for a pickup soccer game, frisbee, or grilling and picnicing.

The house, which is set back from 6A down a winding grass road, is a breath of fresh air! This is quintessential Cape Cod at its best -a full Cape with wide pine floors throughout with intimate spaces offering waterviews from the second floor. Enjoy dining in the spacious dining room which seats 12 plus off an updated, large working kitchen with new appliances. Relax in one of three living rooms, one with its own ping pong table and an electronic keyboard with sheet music and books for family fun. This is a very special property indeed!
There is room for everyone as the house sleeps 11 plus there's a futon and sofa bed. There is a first floor bedroom with a queen four poster rice bed and full bath. There are four more bedrooms upstairs with another full bath: the master bedroom with an antique Henkel Harris four poster queen bed has a waterview, the turquoise bedroom with three twin beds (has a king converter) and waterview, the rear bedroom has a Hitchcock queen bed and a futon and waterview, and the front cozy bedroom has two twin beds overlooking the willows and the marsh. There is also a sofa bed in the first floor family room if needed.

You won't want to leave the peacefulness of this retreat home with its own private beach, but you can....

Walk to the village for morning coffee at Nirvana (tied for best coffee on the Cape in Cape Cod magazine 2017) and provisions at Barnstable Market and keep strolling to Barnstable Harbor and Millway Beach for deep sea fishing and Whale Watch. Dine at home on the back deck or stroll 5 minutes to the village for breakfast at the Blue Plate Diner, wonderful dinners at the Dolphin Restaurant or outdoor dining at the Barnstable Tavern or harborside dining at Mattakesse Wharf, or enjoy fish and chips at the Osterville Fish Too fish market, and finish with an ice cream cone at Smitty's. A short drive to Hyannis for ''big city life'', Historic Hyannis Waterfront and ferries to Martha's Vineyard and Nantucket Islands, top name musical acts at the Melody Tent, baseball games, the Kennedy Museum, take a tour and sample Cape Cod Beer, tour the Cape Cod Potato Chip factory, or just enjoy ''antiquing'' along historic Route 6A.

Family vacation

We stayed for a week at this quaint house. It was unfortunate that we had a week with such high humidity. The bedrooms were cool but the other rooms were somewhat uncomfortable. The house was very clean and the grounds were beautiful. Our grandchildren loved low tide searching for critters and loved the swing. We ventured to Sandy Neck Beach one time. A beautiful beach but ice cold water that was not good for swimming. Cindy was always available if needed.

Great Vacation!

My husband & I, with our extended family (2 daughters, son in law & 4 grandchildren) just spent 2 wonderful weeks at this home and were more than thrilled with the location, grounds, amenities, cleanliness, open, spacious living area and the attentiveness of the owner regarding any small concerns we may have had.

The bedrooms were clean, spacious & well equipped with linens, AC (portable) and fans. The kitchen had every possible utensil... more than enough dishes, glasses & serving pieces... pots, pans, and cookware. The only drawback was no toaster... just a toaster oven which was slow to toast! ( esp with 9 people!). Otherwise, the kitchen was more than well equipped!

We loved the area, short walk to village, shops, restaurants and short drive to bigger beaches. We also enjoyed walks on the private beach collecting shells and cooking s’mores!!

We also enjoyed just relaxing on the swing, glider and spacious deck. The only drawback to the beach & hanging on the deck were the invasive, annoying mosquitoes! Living on the west coast, we’re not used to such an annoyance!
But, aside from that... I cannot think of anything negative about the house, location, or the owner Cindy!

It was truly one of the best vacations we have had on the Cape (and we have been coming for several years now) and Cindy is definitely a very helpful, accommodating owner who has your best interests at heart! I’m looking forward to returning again in the future!

Thank you very much for your wonderful review! Yes, indeed, the toaster oven was broken- I noticed it after you left, and I replaced it immediately with a brand new one.
Yes, the mosquitoes can be bothersome. After your stay, the County has since come out and sprayed the marsh- as they do every year, but a little later in the season than when you were here.

Cape Cod family reunion

I have rented homes in Cape Cod every other year for 16 years. This was the cleanest, roomiest, most well appointed, and private yet. We enjoyed walking to the beach in the morning and into the town. Lovely area. We loved the ping pong table and even played badminton. Everyone had a great time! Thank you for sharing your special home!

Perfect Spot for a Cape Retreat

We spent 2 1/2 weeks at this lovely home in June and could not have chosen a better spot for family and friends to visit us on the Cape. The house was roomy and immaculate, the kitchen well-equipped (especially the glassware!) and the beds comfortable. When extra guests showed up unexpectedly one evening, we were able fit them in without too much effort - we had 10 adults and 2 toddlers sleeping over one weekend (that would have been a lot of folks for more than a weekend, unless they were all family or close friends!).

The yard, deck, grassy private beach with separate grill area, play area, and picnic tables were terrific for entertaining and for family fun. We loved being surrounded by nature while only a 10 minute stroll to the charming town of Barnstable, which has a great library, village market, and coffee shop among other shops. There were lots of birds and other wildlife to watch right on the property. We loved that a Barnstable County beach pass was included so when we wanted a bigger, more sandy beach, we were only a short drive to Sandy Neck, Craigville or Hyannis beaches. We also took easy day trips to Provincetown and Chatham, and several drives to Sandwich (the Heritage Museum and Gardens is not to be missed) and Hyannis.

Cindy is extremely accommodating, very responsive, and gave us many good recommendations. We recommend this house for anyone looking for a comfortable, real "old Cape Cod" home centrally located off 6A on the bayside of the Cape.

Lovely Cape Cod House

We had a great stay at this home Summer 2016. We loved the location close to Barnstable village and Millway Beach. The beach pass was a real bonus so we could visit our favourite local beaches, including Hathaways Pond (great for safe swimming). We liked the short walk to the private beach, the outside shower and the outside deck with a great barbecue.

The house was really clean and well equipped with lots of different places to hang out.

Cindy was great to deal with and very patient when our payment went missing. Although we were panicky, Cindy seemed completely relaxed about it, and we were extremely grateful! When we met the family on our arrival, they were really nice and friendly.

Our flight back to the UK was in the evening on the day of our departure, and Cindy kindly let us spend the day at the property, which meant that we could have a last day on the beach and a nice lunch at Osterville Fish Too.

A Hidden Gem in Barnstable

My family had a truly charming vacation at this property. The house was immaculate when we arrived, and Cindy was incredibly accommodating. We spent most of the vacation cooking in since we didn't want to leave the house! Not to mention, the kitchen was stocked so well we felt as though we were cooking at home. The large dining room table made it so easy to entertain friends for dinner and the grounds were so beautifully landscaped it was lovely to relax on the deck and admire them. The rec room was also a hit during the evening. The town of Barnstable has everything you could want with its quintessential 'Cape charm'. We had a wonderful time watching the July 4th parade on Main Street- a real treat. The location is also a short drive from Hyannis which is convenient for grocery shopping and other needs. I definitely recommend this property and was sad to say goodbye. show more show less
