Watch the sun set over Barnstable Harbor while sitting on the cedar swing on the beach. There is even a ''little island'' of upland with a lawn and tall trees for shade alongside the beach which is ideal for a pickup soccer game, frisbee, or grilling and picnicing.

The house, which is set back from 6A down a winding grass road, is a breath of fresh air! This is quintessential Cape Cod at its best -a full Cape with wide pine floors throughout with intimate spaces offering waterviews from the second floor. Enjoy dining in the spacious dining room which seats 10 plus off an updated, large working kitchen with new appliances. Relax in one of three living rooms, one with its own ping pong table and an electronic keyboard with sheet music and books for family fun. This is a very special property indeed!
There is room for everyone as the house sleeps 10. There is a first floor bedroom with an antique queen Pennsylvania House four poster mahogany rice bed with views of the expansive grounds with an adjacent full bath. There are four more bedrooms upstairs with another full bath: the master bedroom with an antique Henkel Harris four poster queen bed has a waterview, the turquoise bedroom with three twin beds (has a king converter) and waterview, the rear bedroom has a Hitchcock queen bed and a futon and waterview, and the front cozy bedroom with two twin beds (has a king converter) overlooking the willows and the marsh.

You won't want to leave the peacefulness of this retreat home with its own private beach, but you can....

Walk to the village for morning coffee at Nirvana (tied for best coffee on the Cape in Cape Cod magazine 2017) and provisions at Barnstable Market and keep strolling to Barnstable Harbor and Millway Beach for deep sea fishing and Whale Watch. Dine at home on the back deck or stroll 5 minutes to the village for breakfast and lunch at the Buttercup Cafe, wonderful dinners at the Dolphin Restaurant or outdoor dining at the Barnstable Tavern or harborside dining at Mattakesse Wharf, or enjoy fish and chips at the Osterville Fish Too fish market, and finish with an ice cream cone at Smitty's. It's a short drive to Hyannis for ''big city life'', Historic Hyannis Waterfront and ferries to Martha's Vineyard and Nantucket Islands, top name musical acts at the Melody Tent, Cape Cod Baseball games, the Kennedy Museum, take a tour and sample Cape Cod Beer, tour the Cape Cod Potato Chip factory, or just enjoy ''antiquing'' along historic Route 6A.

    Even better than anticipated!

    We thoroughly enjoyed our merry month of May in Barnstable. I was celebrating a milestone birthday with family and friends, and this very comfortable, historic, quirky, interesting, well-provisioned home provided us with the opportunity to enjoy each other, the beautiful grounds, the fascinating stories of the local Barnstable Village and the nearby towns, and the lobstahh rolls that abounded throughout Cape Cod. With such a central location, we were easily able to visit Ptown in the north, the islands of Nantucket and Martha's Vineyard, and everywhere in-between. We were up and down Route 6A, loving the local historic inns and graveyards, iconic stops like the Brewster General Store, the Scargo Tower, and so many other places of interest.

    Cindy was the very best of hosts, attentive to our every need, generous with local info, and became a good friend. Honestly, her house was even better than I had imagined for my 75th birthday celebration. Family and friends came and went, every one of them thrilled to be staying in this unique place. There were nine of us at most at one time. Everyone loved its funky vibe, its gorgeous surrounds, its large spaces for sharing and quiet spots for solitude, its proximity to the water and the gentle stroll to town. I highly recommend this special spot that grows more and more comfortable as the days go on. We were SO fortunate to have found this place, to stay for a whole month, and even more so to have Cindy as our host.

    Absolutely amazing!

    Our stay at this amazing Barnstable property was one of the best we ever had and we had over the years quite a bit! The house, the beautiful property was more than one could wish for! The house was very spacious, clean, had everything needed and we have 2 kids who fell in love at first sight! Private yet so close to markets, shops and restaurants, perfect location! The private beach shared with only 2 other properties ( I believe) was a great plus, we in our one week stay only once saw another family, that said not that we would even mind if we would more. Cindy the owner is amazing, so inviting, caring and friendly! Thank you !!! The house was so inviting with so much charm and room and the property itself beyond gorgeous!     Delightful for Family Gathering

    This large, comfortable house and large lawn provided an ideal hideaway for three generations of family to gather. The ten of us had space for everyone to cook, read, play ping pong, nap, hold family soccer matches on the lawn and enjoy time together. The house is thoughtfully and completely equipped, the deck a pleasure, ditto the lawn swing. The "old Cape" aura and privacy were exactly what we wanted.     Vacation in a Coastal Park

    This is a great family house in an unbeatable location!
    Most all places on the Cape (and we've rented many) have easy access to beaches, restaurants and groceries but from this house, those things are within walking distance which is a huge plus. In addition, the house is set on 8 park-like acres which made us feel like renting there was helping to preserve a coastal habitat from development.

    Our 5 teens loved the ping pong table and the expansive lawn, perfect for soccer games.
    All in our 3 generational family loved morning walks for coffee or smoothies, the table that seated 10 easily for dinner or games, comfy beds, a cook's kitchen and the large deck where we could all relax after the day's outing.

    It's pretty amazing to be so close to a downtown but only hear the birds and feel the breezes.
    We would highly recommend this lovely Barnstable family home.

    We had a wonderful time. The house was extremely clean. The house is very comfortable and spacious even with maximum capacity. We had everything we needed for three generations to stay at this house. The yard was great for the children to run around without worry. The walk to the beach was easy and enjoyable.     Amazing Property

    Summer 2020 was a strange and confining one -- this house provided the perfect opportunity for us to move our locked-down family to a new, temporary location. It was absolutely ideal -- private but near close friends, secluded and yet in town, cozy with plenty of space for us to spread out. The owners were very responsive and hospitable. We found everything we needed in their very well-stocked kitchen. The property was stunning. Already looking forward to our visit in 2021.

    Thanks so much for such a lovely spot to spend our family (extended) vacation. We loved the quiet, the room(s) to share and also to be alone, the so well stocked kitchen to make our meals. We got to see the fox several times, the many bunnies, a chipmunk this morning, and to listen to birds all day. A lot of books got read, a number of beaches enjoyed, the "Eco Tour", fishing, a Cape Cod League baseball game, a visit to Martha's Vineyard, the Woods Hole Film Festival... plus Charades, "Murder", & 3K-3K & whist card games.
