***BEAUTY AND THE BEACH *** This cozy home is sunny, bright, stylish and fully furnished. There are 4 bedrooms and all the modern amenities. Just 1.5 miles from local beaches and the quaint village of Cotuit. This lovely home is privately nestled abutting the 8th hole of Willowbend Country Club. Although not on the beach, it is so close to the most serene and private beaches that Cape Cod has to offer-- Ropes beach, Loops beach Oregon beach, and Riley's beach, which overlooks picturesque Sampson Island, where you'll find many locals bathing in the sun, clamming, barbecuing or just relaxing on their boats off the sandy shore.

The sunny, bright kitchen has a large sliding door opening to an oversized secluded deck with gas grill, fire pit and outdoor shower. If your ready to relax this deck offers many options --it accommodates dinner for 8, for your traditional New England clam bake (which is a must) or enjoy a early morning coffee and croissant on the outdoor sectional, or finish your evening with a glass of wine by the gas fire-pit, all surrounded with beautiful manicured clay pots filled with fresh blooming local flowers and of course the colorful hydrangeas **to satisfy a summer dream**.

This house has 3 levels and an airy feeling with many windows and a skylight, hardwood floors on the lower levels, five flat screen TV's, cable and wifi, indoor dining area and a granite kitchen counter which seats four. The 1st floor has a queen size bedroom adjacent to the kitchen, a fully equipped laundry room attached to the full bath and a cathedral ceilinged living room with fireplace. The spacious kitchen has lots of natural lighting, an oversized refrigerator, dishwasher, cookware, dish ware and amenities.
There are two bright spacious bedrooms located on the upper level ; one king, one queen. The queen bedroom offers a great escape (a relaxing sitting area with couch and comfy chairs to read or relax quietly). Upper level also has a full size bathroom with shower and jacuzzi tub. The lower level provides a bonus with a private bedroom/ full bath and family entertainment room. The home has a stylish and trendy array of furnishings throughout.

If you have a knack for fishing but don't want to get your feet sandy the town docks is a great place for casting! This Cotuit/Mashpee property is centrally located and you will be fully equipped with a Barnstable County beach sticker, which provides access to all county beaches such as Craigville, Dowses, and my personal favorite, Long beach. Cotuit activities include: hiking trails at Eagle Pond Conservation, baseball games at the Cotuit Kettleers' field, sailing, clamming, fishing, the charming public library, Cotuit Historical home tours, Cotuit Center for the Arts, and the local hangout the Kettle Ho Restaurant. Just a stones throw away is Mashpee, Popponesset and New Seabury. The Mashpee Commons has great shopping, restaurants, evening entertainment, a movie theatre and bowling alley. You wont want to miss out on the nightly entertainment at the famous Marketplace and 'Raw Bar' located in New Seabury. Cotuit is also just a short drive to the exquisite village of Osterville and the historical Hyannisport. Location location location!

Centrally located this home has easy access to the ferries that sail daily to the islands of Martha's Vineyard and Nantucket!

My love for the Cape and Islands started as a child summering here year after year with my family. Sailing, Boating ,Clamming eating the finest fresh catch with my own little fishing pole back when I was ten . Coming from such a large family we enjoyed all of the beauty and charming surroundings of the Cape. Knowing the Cape as well as I do. I moved to Cotuit in 2005 because it was to me the most special of all. I love the location close to all, but nestled in its own surroundings. Riding my bike to the beach, kayaking around Sampson Island, or just relaxing on my deck . A daily picturesque drive to work , going to the local fish store or a friend house for the catch of the day !!! It makes for a great life !!! Im open to all suggestions and questions! What is special about this property?
This property is unique in many ways . It is quiet lovely and set up for a very relaxing hassle free vacation ! It is a traditional Cape Cod home with all the modern luxuries . Updated appliances with a very open layout. There are tons of Large trees that creates your own privacy on the property . There are flower and herb gardens with great south west sun exposure . It is bright and sunny all day until dusk, just in time to relax on the porch with a glass of wine and the nice breeze . There is a trail from the back yard to WillowBend Country Club's 8th hole . Which has the best 4th of July fireworks on the Cape ! Large Gas Grill with searing and side burner attachments for an easy traditional Cape Cod lobster boil. It is located right on the Cotuit /Mashpee line and very close to Cotuit beaches , New Seabury beaches, and not too far from Craigville, Osterville or Hyannisport beaches. There is PLENTY of parking in the front of the house for your guests.

What is special about your town?
The town of Cotuit is very charming , it has a small town village feel in the County of Barnstable. (Mid Cape) There is the locals favorite small market in town with fresh local produce and gourmet specialty items. A very special public library great for day trips for families and a playground close by. The Kettle Ho is a small historical restaurant that always has a fresh catch/ fresh cocktail of the day, located right in the center of Cotuit. There is 'The Villaggio Ristorante'(an old Sea captains house transfered into a fine dining italian restaurant with amazing wine list.) The small inlet beaches of Cotuit are cherished amongst Cape Cod natives. Within a half of a mile are a couple of convenient places such as a famous local homemade ice cream place called 'The Polar Cave. There is a great breakfast spot that is very popular, as well as many restaurants from fine dining to pizza. 'The barn' convenience and liqueur store just around the corner in walking distance. Just 2 miles down Route 28 is the Mashpee Commons ( a great place for all ages) (all charmed with the Cape Cod feel) . GREAT SHOPPING! MOVIE THEATRE ! BOWLING ALLEY ( eat and drink and listen to live music nightly all while bowling).It is so local to everything on Cape Cod you can be in historical Hyannisport or jump on a ferry to one of the islands in just minutes. Cotuit is a village that offers it all ! If you really just want to relax? you don't have to go far its all right here!!! Great location !!!
