We enjoyed our stay in Mashpee at Marybeth's beautiful beach house. Great location for everything the cape has to offer. Marybeth was more than accommodating to meet with us when we needed her. She truly cares about making your stay enjoyable. The backyard deck was great for our family's lobster dinner and entertaining. Definitely would love to visit again.

We had a very negative experience and would not recommend the property or any listings provided by the owner. We booked a 7-night stay for myself, my husband, and our two young children. The house is listed as nonsmoking, but upon arrival, we were met with a strong unpleasant smell of cigarette smoke. We could smell the odor even from outside of the house. Given the presence of our children, this was a health concern and a meaningful difference from the listing details. At least three other people who came by the property — my mother, my brother in law, and a babysitter — all commented on the strong smell. The owner even admitted she smelled something when I noted it during the walkthrough, but suggested it came from the previous tenants. There were other issues as well, such as some non-functional power outlets, a broken downstairs toilet, and a strong unpleasant smell of animal urine in the first floor bedroom (we found urine cleaner and pet food in the closet). However, our most immediate concern was the significant smell of cigarette smoke. Given the late hour and our young kids already in bed, we tried sleeping there one evening. However, we ultimately decided not to stay at the property for the remainder of our rental, due to the condition of the property and also the owner's offer to provide a full refund. However, the owner later refused to provide even a partial refund, and to date we have lost the full week's fee.

Marybeth was such a wonderful and responsive host! We stayed during one of the busiest weeks on the Cape, 4th of July weekend! The house was extremely clean, beautiful backyard and deck with gorgeous flowers and close to everything, mainly the beaches! Marybeth knew all the hotspots to check out and also told us about the amazing firework display right behind her home - they were the best fireworks I've ever seen in my life! We hope to come back here in the near future - we could not recommend Marybeths Cotuit home enough and are looking forward to our next visit on the Cape!

Your home was the perfect home for my family to gather for a vacation! We enjoyed the large deck with colorful flowers in pots, outdoor dining table, comfortable seating area for conversation with coffee or cocktails, and the fire table area after dark. My three granddaughters enjoyed doing crafts on the deck and playing safely in the large backyard. The house was fresh, clean and inviting on arrival and comfortable throughout our stay with all the amenities offered including comfortable beds and seating in living areas. As all the adults consider themselves amateur chefs we also appreciated the well appointed kitchen! The property was so serene yet close to grocery markets and shopping. We loved spending time in your beautiful home!

We had such a lovely time staying at your beautiful beach house on Cape Cod for the week. The tasteful decor and detailed thought you put into equipping the house made us feel as we were staying at a resort! My family and I shared many heartfelt experiences during our stay that Im sure we will remember for years to come. Thank you for giving us a little slice of paradise here in Mashpee! your location was great!! Close to all we needed, restaurants, beaches were perfect and we enjoyed the house and all the privacy on the gorgeous well furnished deck.

Our second time here was just as wonderful as the first! Everyone could not wait for our post Falmouth Annual Road Race celebration again using your amazing kitchen and of course the huge deck! The kids loved playing in the privacy of your large backyard, perfect for hide and seek!
We so appreciate all of your thoughtfulness and making sure everything is just right . It makes such a difference when you know you are renting from someone who really cares how your week goes and makes sure everything is smooth going ! as it was, Thanks again for the new grill ... the fact that i called you the night before the race and told you we were experiencing issues with the BBQ grill and their was a brand new grill set up ready to go for our post race celebration with friends and family by noon was just amazing and unbelievable and so appreciated, talk about a quick response ! it only demonstrates how much you care and want your renters to enjoy their vacation. That saids alot !!

What a beautiful house! We loved the decor, all the colors match everything in the house! Gorgeous kitchen, very nice furniture indoors and outdoors! Very comfy beds. A Bright home with all the comforts of home! Thank you Marybeth for answering all our questions on places to go things to do. Thank you Marybeth for opening up your lovely home to all of us. We so appreciated all the kitchen equipment, all the extras in the bathroom/showers , even the dog leash and dog toys were so helpful and extremely thoughtful. you made everything so convenient and your home is so close to beaches, shopping, lots of fun and great location ! The outdoor deck with beautiful smelling flowers was lovely the fire pit was so nice and chairs around so comfy !

What a wonderful week we all have had! The minute we walked into your beautiful home we knew it was the perfect set up for our guest as well as ourselves. After our girls ran the Falmouth road race, our family and friends returned to your comfortable home to Celebrate. The spacious layout of the family room , kitchen and large deck made for the perfect day and evening! The three little ones played safely in the backyard with no concerns of cars or main roads. It could not have worked out any better for our family , Location was great, close to beaches and exactly as you described in your description on the We Needs A Vacation Website. Many of our guest wished they were staying the night here with us rather than returning to there rental.
Marybeth, your personal touches throughout this home are beautiful, every inch felt like home to us. Except now, I want to redecorate our home!
The memories we made this week will be with us all throughout the year as we look forward to next years Falmouth road race vacation and returning to your lovely home.

This is one of the nicest properties we have ever had the pleasure of staying in while on the Cape. It is charmingly decorated and provides every cooking implement and serving utensil you could ever want! The beds are super comfortable and the house was super clean. Marybeth was wonderful to work with. The home's location is great. The large back porch was tremendous with tons of flowering pots. We had a fantastic week and feel lucky to have found this gem.

What a wonderful week at this delightful house! The four of us sampled many of the special activities the Cape has to offer- beach trips, Kayaking, biking, aseal cruise eating lots f seafood & ice cream, and even a trip to Provincetown. Lots of great memories made and family love celebrated!
This house is truly wonderful, from the incredible back deck where we were surrounded in flower pots as well as a fire pit we spent our entire last night sitting around. The deck the fire pit to the cozy bedrooms, everything is so welcoming beautifully appointed and designed to make a vacation visit everything you could hope for! Thoughtful touches throughout for a most comfortable relaxing stay.

It was a wonderful week full of sun and fun!!!! We had incredible weather, allowing us to spend each day at the beach and enjoying the ocean. At night , we got to gather around on the beautiful deck , with gorgeous colorful lights and candles. When not at the beach we spent time sightseeing & visiting the amazing local shops in the surrounding towns , Mashpee commons is amazing and all the little beach shops a must! This was a week filled with great weather, food and memories that will last a life time.

This was the perfect vacation house. Having been to the Cape for many vacations, this was by far our favorite. We enjoyed the local beaches during the day and the fabulous deck at night. It was great for entertaining. The house has all the amenities you could think of. The homeowner was beyond amazing in making sure her home was everything we wanted and beyond. This is a trip we take with my daughters and close friends. The home provided enough space for all of us and our individual needs, whether it be taking a shower after the beach in the gorgeous outdoor shower or drinking a cocktail by the fire pit. This home provided tremendous enjoyment. A very clean and airy home with all the updates you can imagine. This was truly the perfect home away from home. We are very eager to go back next summer.

This house was amazing! Better than pictures on the website, Great deck with the best outside shower, Kitchen is well equipped , home has nice decor throughout. Really relaxing vacation, Cotuit is such a charming little village , house was up to date and extremely clean with all amenities. The owner was more than accommodating, A lot of flowers just starting to bloom , It was a extremely comfortable home with large TVs and great cable and internet. The beds are comfortable. It was more than I expected I look forward to returning next year , Everything was just perfect. The owner was delightful and made all efforts for us to feel at home. It was a all around great experience !! It was our first time in Mashpee/ Cotuit area , its exactly like description it makes for a very happy peaceful vacation.
