We had the pleasure of a September stay and it was perfect! This sunlight filled condo could not be any closer to the water! Being lulled to sleep by the waves, waking to incredible sunrises right from the bedroom and being able to walk on the beach at any time was incredibly relaxing. The private beach was great for relaxation and in a few steps you can wander the long Kalmus Beach (scallop and slipper shells galore), which was a wonderfully peaceful walk at sunrise. What a perfect location!

The condo is cozy, well-stocked and clean. The number of windows (and well-placed mirrors) made it feel like we were outside even when we were not. The patio, with its table and umbrella that can light up at night, created dining with the best view (and great sunset watching)! We sat outside into the night and enjoyed the moonbeams on the water and so many stars. Incredibly relaxing!

Alice is a pleasure to work with! She is responsive, accommodating and kind. We appreciated her ability to enable this vacation with short notice – it meant a lot to us. We have driven by these condos over the years and always thought it would be wonderful to stay there – and it truly was! Alice and Barry's little slice of heaven was just that.

Bill and I have been renting this condo for 9 years, 2 x a year. When we pull in the driveway, we always say "We're Home!" because it is our special spot of paradise. Alice has been so gracious to make each and every stay perfect for us.

We love the private beach factor - we can sit out on the beach in our PJs or on the deck and have a coffee while the sun rises or sets. The most exciting part of the week is when it's a bit windy and all of the people come to play at the public beach that is adjacent to the condo. We watch the kiteboarders, para surfers, and kite surfers. Free entertainment from the front "yard"! Views of the sunset are absolutely romantic and if you are energetic, you can walk down to JFK memorial or the Black Cat for a bowl of chowder or the the harbor to watch the fishing boats or take a boat ride.

The condo has all of the amenities - wifi, tv, comfortable bed, kitchen gadgets and a grill. We have learned to bring groceries and games because once you settle in, you NEVER want to leave the condo/beach (even to go to dinner)! I lived on the Cape and have visited since I was a child but I had never found "home" until I stayed here!

My family has been renting on the Cape for 40+ years and I've stayed at some pretty special places, but this one is at the top of the list. The views are stunning, from both inside and outside the condo. And you literally can't stay any closer to the ocean unless you stay on a boat! You're also only about a mile from Main Street if you choose to go into town (I rarely did, because I had everything I wanted and needed right where I was).

The condo is bright and airy and has lots of mirrors so you can even see the ocean if you've got your back to it! It felt cozy, yet also expansive; the large deck was like an extra room. The photos don't show the good-sized closet or how spacious the bedroom is. Also, there's ample cabinet/shelf space in the hallway. Alice has provided all the essentials for inside and outside the condo and it's very neatly organized so that nothing feels cluttered or cramped. Her decorating style is light, airy and whimsical without being overdone. The furniture is comfortable and the shower gets nice and hot and has great water pressure (a rarity on the Cape!).

The condo was exceptionally clean--which was very important to me since I stayed there during the pandemic. I especially appreciated that Alice told me prior to my arrival everything would be disinfected. She even accommodated my allergies to certain cleaning agents. Communicating with her was a pleasure, as she is a genuinely gracious person, as well as a wonderful landlady. The tenants in the other condos were friendly, quiet and respectful.

Because of its proximity to the beach, this first-floor property is perfect for all ages and mobility levels. I've never stayed so close to a harbor before and I was enchanted by the ferries and wind/kite surfers. Other highlights included having the beach "all to myself" for early morning walks, watching the sunrise from bed, stargazing from the deck, having osprey as neighbors, eating at the picnic table after taking a swim...the list goes on and on. (As I said to another tenant one rainy day, "It may be raining in paradise, but it's *still* paradise.")

Unless you set the time on the microwave, you won't find a clock in Alice's condo--which makes perfect sense, because you will love it there so much you'll want time to stand still.

Love the sound of waves lulling you to sleep at night, enjoy a glass of wine on a deck with a beautiful view, want to enjoy a spectacular sunset, then this is the place for you.

This place is located close to downtown Hyannis, the Hyannis Port (where there are sightseeing cruises and boats to take you out fishing) and many restaurants.

Dealing with Alice the homeowner to get this rental was great, she made it very easy for me and would make me think of renting this place again.

We stayed here for Memorial Day weekend and had a wonderful experience! The views from the condo are incredible - ocean views from every window and an amazing deck right on the private beach. The condo itself is clean, cute, and comfortable and stocked with anything you would need.

The location is also fantastic - you are a short drive from the bars/restaurants on the harbor and Main St. We even walked (less than 1 mile) to the harbor when the weather was nice.

Alice is a wonderful host and was extremely responsive and accommodating. She was very quick to answer any emails we had with questions leading up to our stay and had some great local recommendations as well. Thank you for sharing your condo with us. We can't wait to come back!

I've been vacationing on the Cape since I was little, but this year I had my most memorable trip there due our stay at this breathtaking, waterfront condo and its priceless panoramic view. We feel like we discovered Cape Cod's hidden treasure, cleverly tucked away at the end of bustling Ocean Street.

When we first walked into the condo, not only did we notice how clean, comfortable, and tastefully decorated it was, but we were astounded by the encompassing vista of the ocean, seen from every angle, making us feel like we were outside. The ocean became the decor. The deck, however, was the most desirable part: it overlooked the ocean so we never wanted to leave it, even if a private beach was just a few steps away. We were and still are in love, love, love with it. Tasty meals, fresh cocktails and a good book is all we needed to complement the rip-roaring view. On lazier days, we waltzed down the Kalmus Beach parking lot, next door, and grabbed some delicious burgers, fried clams and lobster rolls at the Snack Bar. We so appreciated the breeze that the location afforded us, naturally getting rid of any critters. The mantric sound of the ocean, at night, lulled us to sleep as we thought about what a perfect end it was to such a fulfilling day.

To top it all off, Alice, the owner, was an absolute pleasure to deal with. She was responsive, accommodating and informative. We’re already working out our return next summer. The only down side to this vacation was that we eventually had to leave the condo...although I’m pretty sure I left a part of me there.

My husband and I stayed here for a winter rental. 8 months total. Can only describe this rental as Paradise ...a little piece of Heaven. Condo was immaculate and has everything you need. The views are incredible. Beach all around you. The nature was magnificent...sunsets every night. Fell in love with this spot. The owners are wonderful people, just a phone call away if you need anything. Alice is such a sweetheart...makes you feel right at home. I would give this rental a 10+++ and would definitely come back. Awesome place!!

We loved our stay in Hyannis. The views from this rental are stunning and it's a few minutes drive from lots of restaurants, etc. The unit was clean and well stocked and just steps from the beach. There is no air conditioner but had fans that helped to cool. The deck is incredible and we would definitely go back.

I can't recommend this property enough, especially off-season. The location is perfect, with the water viewable from all windows, and the private beach literally steps from the back deck. Alice is a wonderful host, friendly, accommodating and easy to reach. My friend and I will definitely be back to this gorgeous spot!

We had a wonderful time! Our first time in Cape Cod...and not the last! The view was gorgeous, and the house was clean and cozy. Loved it !

My husband and I were looking for a place to unwind and enjoy nature, and we found it here. This is an unbelievable location. Right on the beach, we were mesmerized by the beauty of Cape Cod. A short 10 minute drive takes you into town where you can get just about anything you forgot to bring from home. The condo itself is comfortable, clean, and stocked with all basic needs. It was a pleasure dealing with the owner, who was responsive and accommodating. We will definitely come back again!

I just had to go to this website to look again at our favorite rental spot in anticipation of our upcoming July vacation. This year (2015) will be our 8th time returning for a week-long stay. I can't imagine being anywhere else since it now feels like home, and we have been spoiled by the location. The large deck has three steps and you're in the sand ! Then there is another set of stairs that lead you down to your own private beach. If you prefer a public beach, well, you have that too! Kalmus Beach is located right next to the private beach, so you can go back and forth between the two. We basically live on the deck and for good reason. The view is amazing!! Sailboats, swimmers, paddle boarders, wind surfers, sea birds and beautiful sunsets are just some of the daily entertainment from this vantage point.

Downtown Hyannis has some fabulous restaurants, with more being added every year. We have our favorites (Alberto's, The Naked Oyster, Pizza Barbone and Columbo's, just to name a few) but we are looking forward to checking out any new additions.

Another nice feature is that the ferry to Martha's Vineyard and Nantucket is just up the road from this condo as well as some dinner cruises, fishing excursions, sightseeing boats and a pirate ship for the kids.

The condo is always clean when we arrive and has the little things you may have forgotten (ie, ironing board, hair dryer).

We are so happy we found this hidden jewel on the Cape!

I have been looking for a great spot on the ocean and I finally found it. If you were any closer to the water you would need a boat! The way the condo is situated you have the ocean on 2 sides. Although it is not far from Main Street in Hyannis, our stay was quiet and peaceful. Since it is October, there were not as many people around. The other units only had 1 person staying there so not sure how summertime would compare. The condo was very clean with some lovely beach decorations. The owner was very easy to work with. Would love to come back sometime.

Absolutely fantastic place to stay...very clean...great location close to town, central location in Cape Cod and easy to travel everywhere...quiet area great for long walks on the beach...wake up to the sunrise beaming through your bedroom window.

We just spent a wonderful week at this amazing condo. We wanted ocean views, and boy did we get them. Usually when we come to the Cape, we run all around. This trip, we had a hard time leaving the condo. Every day we just wanted to sit on the deck and watch the ocean, the people and the boats. We enjoyed the privacy, the views and the comfort. Thank you Alice for making us feel so very welcome. We cannot wait to visit again.

The view from this condo is perfect. On more than one occasion, people drove into the driveway only to get out of the car, snap some pictures of the beach/water, and then drive away. Even the pizza delivery guy asked if it was OK that he snapped a few pictures after he delivered the food. If you're in to wind surfing or kite boarding, this is the place to stay. Locals said that Kalmus Beach is the place to be for those activities, and after being there for a couple of windy days, I can certainly see why.

The location is also excellent. You're about a 15 minute walk from Main Street, where you will find a ton of restaurants and shops, but the condo itself is reasonably secluded without much traffic. We planned on mostly having a lazy beach vacation, so we decided against renting a car. If that's your plan, be aware that there is not much available in terms of buses, and cabs are pretty much only there when a new bus arrives at the transportation center or the ferry arrives at the harbor. There are bike and car rentals available within easy walking distance from the condo, if you did want to take a day trip somewhere.

The condo will sleep 4 if you're using the pull out sofa bed, but I wouldn't recommend more than two staying here unless you all don't mind being really cozy. This condo is the perfect size for two.

Alice was extremely pleasant and easy to work with, and was very prompt with responses. When we arrived, the condo was clean with the exception of no clean sheets or towels. One phone call to Alice, and she had someone there within an hour to pick up the laundry, and we had it back within two hours after that. The woman who picked up the linens even ended up giving us a ride to the store to pick up a few supplies. I would certainly rent from Alice again!

This was our first vacation to Cape Cod and certainly not our last. Alice was so attentive and accommodating to all our requests and questions. The condo is literally on the beach steps from the ocean. My mother who is handicapped was thrilled to see how close we were to the ocean as it is difficult for her to walk through the sand. The condo was decorated with the cutest beach theme and equipped with pretty much everything. Hyannis is within walking distance from the condo and has all sorts of cute shops. Check out the Spa on Sea Street for a great massage, manicure, pedicures or facials. Watch the wind & kite surfers while catching some rays and enjoying some margaritas on the great deck space. I highly recommend this rental!!!!

We had a wonderful time at your condo. Looking at it on the internet doesn't begin to describe it. It is very peaceful but, not stiff. Classy but not over the top. To skip the everyday rush of life and take a walk on the beach in the early morning was as refreshing as spring in the Midwest(better). And you were right, with the cool breeze off the ocean we did not need AC. We didn't miss it. We had some great times exploring the cape but, returning to a place where you can sit on the deck after dark and listen to the earth breathe makes you appreciate life.

I just spent a week in the condo with my wife. It was so relaxing and special to have to ocean and beach right there a few steps off the deck. Going to sleep & waking to the sound of the waves was so special. My wife is handicapped and we wanted a special place for her to enjoy. We enjoyed the proximity to Hyannis, but felt like we were so remote when at the condo. Alice is very responsive and easy to work with as well.

I would recommend this condo rental to friends and family. I can't imagine a more perfect spot in Cape Cod. The location was great for making day trips to explore the Cape, or catch the ferry to Martha's Vineyard or Nantucket. When the description says you're "on the beach," you are literally ON the beach. Views of Kalmus Beach on one side and the Kennedy compound in the distance on the other side. This is a lovely condo with parking right next to the unit. The owner was fantastic to work with. You won't be disappointed if you stay here!

Morning coffee on that deck (just steps from the water-private beach) is what I looked forward to the most when we were there. It was great for watching the windsurfers and the boats coming and going out of Hyannis Harbor. This place has the million dollar view! The condo itself was clean and very comfortable. It was everything we had hoped for and more...we will be back!

We loved our stay in Hyannis. We could not get over the picture perfect view from this deck! It was also the ideal spot for our 7 year old daughter...we would walk the beach (which you are on!) every morning in search of beach glass. Very tranquil. Days were spent at the beach. Nights were spent on the deck or walking around Hyannis Center. So many places to eat and shop! The condo was clean and neat...just right for us. We loved it so much we are going back next summer!
