This beautiful Popponesset Island waterfront home has everything you need for a great vacation. Bring your family, your friends, your boat! Swim off the dock or take a short kayak ride to a gorgeous sandy beach. Or, just sit on the spacious deck and watch the boats go by.

This newly updated home features four spacious bedrooms and four full bathrooms. The upstairs master bedroom is a turret-room overlooking the water, featuring a queen bed, a bathroom, and its own staircase. Another upstairs bedroom has four twin beds and a large bathroom, also with its own staircase. Two twin beds can easily be pushed together to make a king bed if preferred. The main floor master bedroom has its own bath, a walk-in closet and sliding doors to the deck. Another large main floor bedroom has two twins which can also be pushed together to create a king if necessary. This bedroom uses the full bath in the hall, which is just steps away. All the mattresses are new. There is also a pull out sofa bed in the sitting room for overflow sleeping.

The kitchen is fully stocked and features a breakfast bar with seating for three. There is also a separate bar area and beverage fridge. A large gas grill is on the spacious deck...perfect for cooking all the fresh fish you can catch off the dock or beach, or in the nearby Popponesset Bay or Nantucket Sound.

The main floor has an open floor plan, with living areas are that are light, airy and comfortable. There are two dining tables, one that seats 10 comfortably and the other which seats six. The large deck overlooks Popponesset Creek and is furnished with lounge chairs and plenty of outdoor seating, as well as a table for outdoor dining.

The private deep water dock is just steps off the back deck. It is a short boat ride to Martha's Vineyard and not far from Nantucket either!

The house is located at the end of the street on a quiet cul-de-sac, just minutes to the Popponesset Inn and Popponesset Marketplace, the New Seabury County Club, and the Mashpee Commons.

    House with fantastic water views

    Drive past the New Seabury Marina and over the charming wooden bridge to Popponesset Island, and you will see why it is one of the most desirable vacation spots in the area. This is the perfect location to enjoy Cape Cod living. The channel provides a safe and quick route to the beach and to Nantucket Sound, from where you can explore so many different beaches that the Cape has to offer. The area is great for kayaking, swimming, paddle boarding, boating and lounging on the beach. This 4 bed, 4 bath home is a clean and classic Cape Cod beach house that features big windows and a wrap around deck to enjoy the water views. I have spent many lazy summer days reading on the dock and nights barbecuing with friends gathered on the deck, and look forward to many more in the future. After having spent a lifetime of summers on the Cape, I can say this is what its all about. show more show less

    Popponesset Island Family Retreat

    We had the opportunity to stay at this rental over the summer of 2015. We were there for a week in mid summer. The home is open and bright. Plenty of space for adults and kids and I especially loved the "turret" bedroom with panoramic views.

    This house is located on Popponesset Island on a quite cul-de-sac and is a short walk to the marina or a quick drive to the Popponesset Inn and downtown Mashpee. Also, a fabulous location for bike riders with trails very close. The views from the backyard and porch are fabulous! The waterway is ideal for paddle boarding or kayaking and is protected from the ocean waves and weather due to the proximity to "The Spit." show more show less

    Awesome Home

    We've rented this home for our family vacation for the last three years and we all have had such a wonderful time. This home has all you can ask for and is in such a beautiful location. The views from all the windows are so beautiful. The dock out the back door is great and the perfect launching pad for your kayak to take you to the Spit or your boat to take you out fishing. The house has everything a renter needs from beach chairs and towels and a well stocked kitchen and pantry. The owners helped us with any questions we had about the area. We can't wait to come back in the summer of 2016 for another excellent stay. You will LOVE any time that you get to spend at this home on Popponesset Island, and you'll want to keep on coming back! show more show less

    Dream House

    My wife and I have been renting on the Cape and Martha's Vineyard for the past ten years, and this house is easily one of the best places we've ever stayed. We have a small boat and friends in Popponesset, so having the boat right at the dock together with direct access to the Spit and fishing in Vineyard Sound was key. The house was actually better than advertised, nice big deck, clean and comfortable rooms, dog friendly, and worth every penny. We had such a good time last year, we just signed on for another vacation this summer!! show more show less

    Waterfront Beauty

    My family vacationed in this home for three weeks during summer 2013. It was one of the best vacations our family has ever taken! The owners of this property are a dream to work with. They have equipped the home with everything a renter could possibly want and then some. There are extra towels, linens, beach towels, beach chairs, fishing gear, etc. The kitchen is stocked with all the essentials, and there is a separate wine fridge to store plenty of soda, beer, and wine for your stay. The house was clean and sparkling upon our arrival. The decks were adorned with gorgeous flower pots of blooms, and the landscape was filled with beautiful bright blue hydrangea bushes.

    The generous back deck offers a water's edge view of the surroundings, and there is a separate boat dock attached to the bulkhead in the back yard. The furniture on the deck is comfortable, with plenty of seating for a large group. The grill is as nice as ours at home, and the owner provides a back up propane tank in case you BBQ a lot. The side yard offers plenty of room for games - we brought our own Corn Hole set and played it every afternoon. There are plenty of flood lights outside to allow nighttime play, too.

    We rented a boat for our entire stay from All Cape Boat Rentals and would recommend this to anyone renting this home. You can walk out the back door with all your beach bags packed, hop in the boat, and take the 2 minute cruise up to The Spit (a stretch of beach flanked on both sides by water - ocean on one side, bay on the other) and enjoy a relaxing beach day. We also brought our paddleboards with us and used them every single day, right off of the back dock. There are canals offering calm water for paddleboarding, as well as the open bay for those more advanced in the sport.

    The house is located at the end of a cul-de-sac, so it is very quiet and peaceful, yet close to everything. You can easily drive down to the Marketplace or even walk there, which we did on several occasions. It's a longish walk, but the scenery along the way is gorgeous.

    The owner was accessible for any questions during our stay and made every effort to make sure we were comfortable. I would recommend this home to anyone looking for a perfect getaway. It offers everything you could possibly want. We are renting again this summer (2014) for another three weeks and have already booked it! If you're thinking about it, don't hesitate. It's a winner!

    We have owned the house for just over 10 years and absolutely love it! Life has gotten in the way and we wont be able to be there much in Summer 2024, thus we are renting it this year in hopes others can enjoy it as much as we do.

    What is special about this property?
    We love the water, the dock, the beautiful deck, summer breezes, kayaking with morning coffee and to the spit or the island in the middle of the bay, , clamming out our back door, hopping in the boat and going to the Vineyard for breakfast. Poppy Island is magical, quiet, peaceful. The house is great - four bedrooms each with a full bath. Perfect for hosting family and guests.

    What is special about your town?
    Popponesett Island is just two miles from the Popponessett Marketplace, Inn and Raw Bar - best lobster rolls on the Cape. Its just under 5 miles to the Mashpee Commons and all their great shops and restaurants, and myltiple nice grocery stores. Many great beaches to explore but it's hard to beat The Spit, just a shore kayak or bike ride away.
