We had a fantastic stay. The property was well equipped and clean. They layout was perfect for our family of 6. The owners were very helpful and pleasant to work with. We look forward to going back.

Our group had such a great time. From the moment you walk in it feels like homel It is so clean, has very nice furniture and such nice wall décor throughout. The kitchen was well equipped as well as many other things you need while there. There are lots of games, cards and even a trunk that has paints and various pieces for an art project. The bathroom had all the toiletries in case you forgot to pack one.
The linens are top notch and even include beach towels. It is a very private home yet near to just about everything. Heidi and Stephen left us a gift basket with all kinds of yummy things to eat and drink. They always respond, thank goodness, since we managed to lock ourselves out one day. Perfect home in every way.

We had such an amazing time for a girl's weekend away to celebrate a birthday! The homeowners were incredibly responsive, the place was very clean and they even left a birthday basket of goodies for us! Even when I sent a quick text for a dinner recommendation, she got back to me right away and had great recommendations. The location was perfect, corner lot, quiet area but close to shopping, restaurants, and the beach! Would definitely come back with the family next time.

Everything about this condo lived up to expectations. My family loved the pool, the space, and proximity to the beach and the Poppy Market. We will definitely come back again soon.

This was the perfect vacation for our family. Heidi was extremely communicative before we checked into the house. Upon arrival, the house was spotless and ready for us. The pool area was great and we spent many hours out there. The house has all of the amenities that one would want! The location was perfect! It was an easy ride to Falmouth, Mashpee Commons, Popponesset Inn, the local beaches, and the ferry to Martha's Vineyard. We enjoyed everything about it!

We've rented in New Seabury in the past, but Heidi and Stephen's Mews condo is by far the BEST! So many personal touches like the Welcome Basket with Cape goodies, the cute crafts available and the fact that this condo is very well stocked (linens, beach towels and gear, bikes, outdoor grill, kitchen gadgets, etc) and was so clean upon our arrival. There are two bedrooms on the first floor with a third bedroom and bathroom on the second floor. The LR and DR are open to the galley-style and well-equipped kitchen. We pretty much spent our days outside at either the nearby South Cape beach (under 10 mins drive) or just lounging by the awesome (and heated) pool. Heidi has put together a wonderful binder of things to do in the area. And the condo location is great with Falmouth to the west and Hyannis to the east. We enjoyed our stay so much that we've already requested a week for next year ~ thank you Heidi and Stephen for your hospitality at this wonderful property!

This condo was clean and well stocked with chairs, pool toys and very spacious. Six adults had plenty of room. Was wonderful not having to bring my own linens and towels. Spent the majority of our time in the pool area. Felt like a party every day. The owners were incredibly accomodating and answered any questions just about immediately. The owner's attention to detail is seen throughout the condo as well as the "book of everything" as we called it, which answered any questions we had. I have been renting on the Cape for over 11 years and would recommend this property.

We had a wonderful week staying at Heidi and Stephen's home. The location is beautiful, quiet and conveniently located to the beach, golf and shopping.
The condo is beautifully decorated and thoughtfully stocked with all the essentials and more, including games, books and a take home basket of Cape Cod treats.
The pool was a huge plus, and was enjoyed by all!

Just pack your bathing suit - everything is provided - even those items you didn't remember you forgot!

The condo is beautifully decorated, great floor plan, and exceptionally clean. The pool is a game-changer for privacy & days when you don't feel like going to the beach. Although the beach is only a mile away.

The area is beautiful & so much to do! Check out the Poppy Market & Mashpee Commons. Do a day trip to Nantucket or the Vineyard. Endless options.

If you stay here - it will exceed your expectations. We were three adults and three kids…accommodations were perfect. It allows for all kinds of configurations for couples & families. The couch is a pull-out as well. The beds were very comfortable & you don't even have to take out the garbage - there's an outdoor closet from which it is collected!

We've stayed in many rentals, and this by far is superior. After all, what's better than discovering a signed copy of your favorite author's book on the nightstand? Bliss. 10 out of 5 stars!!!

We loved our week at The Capecation Pool Villa. Stephen and Heidi's home was beautifully decorated, very clean, spacious, and had every amenity you could ask for. The pool was so inviting, we didn't even go to the beach. Everything we needed-- shopping, groceries and restaurants-- were reachable within a short drive. The condo is an end unit and provides total privacy.

Heidi's attention to every detail played out in the creative surprises and comforts that unfolded throughout the week, and when we needed her guidance on something time-sensitive she was available and knowledgable.

We had a wonderful stay at this lovely Cape home! The kids loved having the pool right in the back, and being able to bike to Mashpee Commons for ice cream and mini golf. The owners were wonderful, leaving us a basket with wine, and all kinds of Cape Cod themed snacks and treasures to take with us. So thoughtful! And the condo was so spacious and beautiful! We would love to stay here again! Thank you so much for a wonderful week!

My family had a wonderful week at Heidi and Stephen's Pool Villa. We ran into Heidi when we arrived a little early and she was nice enough to show us around the house and answer any questions we had. The villa was nicely decorated, clean and had plenty of space for our family of 4. The beds were comfortable and we had everything we needed including cookware, dinnerware, towels, and beach chairs.

The outdoor space was the highlight for the family. The pool was completely private and the kids enjoyed the pool floats and beach ball. We appreciated having a grill and enjoyed some nice meals outside.

The villa is also well situated. It is only a few minutes from the beach and Mashpee Commons and an easy drive to Falmouth to catch the ferry to Martha's Vineyard. All together we had a nice and relaxing vacation. We 100% recommend Heidi and Stephen's property.

This is a perfect spot for a fun and relaxing Cape vacation! We loved the condo and especially the patio and pool. It is about a seven-minute drive to South Cape and Mashpee town beaches, but it was hard to convince the kids to leave the pool to do anything else.

The condo has everything you need for fun from pool toys, floats, comfy towels, cooler, balls, bikes, beach chairs, lots of board games, etc. It was nice not to think about bringing anything and having everything you need. The condo is immaculate and the towels/sheets all appear to be new and very comfortable. The owners were lovely and very easy to communicate with. They have gone the extra mile to leave a welcome basket with local treats for the whole family, a binder with recommendations on local places, and Cape brochures and magazines that my kids loved to browse to decide where to go.

This is one of the best places we have rented on the Cape and we would definitely return for any trip to the area!

We had the greatest week on the Cape staying at Heidi & Stephen's place! My parents arrived before we did and were actually a little early and met Heidi. They were so impressed with how hard she personally had worked to get the place ready for us!

The home was absolutely perfect for the six of us - my husband and I, my parents and our two boys 8 &6. Everything you think you may need, Heidi thought of for you! Fully stocked kitchens and bathrooms, sheets & towels, pool and beach accessories, games, etc. The welcome basket was so sweet and there were fresh picked hydrangeas all over the home!!

Our mornings we spent just relaxing, the boys swimming! My husband did morning bike rides around the neighborhood and my dad did his morning jog around the complex! We had a busy week, doing something every day! Provincetown, the ferry to Martha's Vineyard, the beach, a Chatham Anglers baseball game, Truro Winery, 3 breweries, a couple of rounds of Mini Golf, a walk to The Knob, shopping, eating were just some of the highlights of our amazing trip. And coming back to this home was exactly what we all needed - relaxing by the pool every night to unwind!

My parents and I are not huge beachgoers but I do wish we had taken Heidi's advice to get the weekly pass to the beaches around the home so we could have gone more often. Turns out my boys are in fact beach lovers!

Overall, we cannot recommend this place enough! Everything was perfect, well maintained, cute and cozy! The location is perfect, particularly within the community as it was quietly situated on the end and very private. We are trying to expose our kids to many different places around the country but it will be hard not to want to come back to the Cape every year after this awesome trip! And we would ABSOLUTELY come back to this home!

My family and I have been vacationing on the Cape for decades and our week at Heidi and Stephen's earned a top spot. The communication and overall ease of renting (Venmo for payments, code entry to the house, helpful binder on the home and the area) was ideal and we couldn't have asked for more gracious hosts.

The home is beautiful and sits on a quiet corner lot. Everything we needed (towels, linens, beach chairs) was provided, in addition to a few extremely thoughtful extras. I'm almost embarrassed to admit we only made it to the beach once - the pool and convenience of everything in the house (including the open layout of the main living area) could not be beat and was hard to leave!

Our family will be back in a heartbeat.

Our extended family enjoyed a pre-summer vacation in this spacious and comfortable Pool Villa home. It was just what we wanted. Communication with the owner was top-notch, and they provided several local recommendations for activities and food.

The beautiful gardens and pool patio plants are in bloom, the kitchen is stocked with all the necessary dishes and cookware, parking is a-plenty and the beds are comfortable. The kids in our group loved taking their first swims of the year in the well-maintained pool.

My only question is: When can we return to this Mashpee gem on the Cape?

Our family was looking for a getaway to relax and recharge and this place was perfect! Heidi and Stephen were very responsive and right off the bat reassured us about the extra safety precautions and deep cleaning procedures. They have thought of all of the finishing touches from home - the kitchen was fully stocked with cookware and dishware, there was a pool to use in the warmer months, bikes, games, and a ton of sheets and towels. We really felt at home during our stay there. There was something for everyone. We would definitely stay here again.

As soon as I walked in the Condo I felt a sense of Peace. The Condo was immaculate and wonderfully decorated.

It was so great to ride my bike around the area and was only 12 minutes to 2 great beaches . There are bike paths on the main roads too. The Condo is surrounded by a nature preserve and there are a lot of walking trails around as well. The Condo is close to some great nearby shopping.

The owners are so friendly and very helpful. I've been spreading the word to people and look forward to returning in the future.

If you would LOVE to hear chirping birds and rustling leaves while enjoying a private rendezvous with family and/or friends, this is the retreat for you! Charmingly decorated, pristinely clean, secluded, close to the beach and surrounded by delightful neighborhoods for biking, walking, swimming, dreaming and soaking in sun, sand and surf. You can NOT go wrong. Oh, and the owners? Super nice, delightful, kind, and caring. I'll be back in a heartbeat.
