Brand new to the market, full availability for Summer 2026! at Tidewatch (TW) in New Seabury (NS). Note max. occupancy is two people, and we rent June, July & August at 32 days (which avoids taxes). Cost for a month with us is less than two weeks for equivalent properties with beach access in New Seabury.

Our unobstructed views south over the Nantucket Sound and west to Martha's Vineyard and the sunset are among the best anywhere on Cape Cod. Inside reminds you of a Cape Cod cottage with beamed ceilings, but the amenties are all top notch and modern.

Approved for two people max., our roomy 1050sf 1BR/1BA 1st floor unit is accessible with no stairs anywhere. THis oceanfront condo has its own a private beach 100 paces directly off one of its two (2) oversize decks. We're 200 feet from the New Seabury Club and only allowed a few rentals per year, so we offer monthly stays for less than it costs to rent two weeks anywhere else in NS with beach access, with or without ocean views! We even throw in an extra day or two, as stays of 32+ days waive the 14.45% short-term occ taxes. We're only on weneedavacation, so no booking fees or hidden costs ever. The cleaning fee is just $175.<br /> <br /> Only two (Tidewatch and Maushop Village) of the 29 communities in NS offer beach access, all other renters must travel two miles to the public South Cape Beach in south Mashpee. The Club at New Seabury owns the other beach (the Cabana Club) and it's striclty for "members only." For a couple, Tidewatch is an unmatched value for a restful vacation stay on the Cape with direct beach access, views forever, privacy and lots of room in and out.<br /> <br /> Tidewatch is built high above a stone revetment with unobstructed views to the south and west off its two oversize decks. We're just 50' from the surf at high tide; open the windows and truly hear and smell the sea. The "ship's prow" deck looks out over our private beach. Step off the deck to an intimate patio and enjoy the views from the Adirondack chairs, or walk 100 paces to a staircase down and comb the beach for miles. We provide everything you need including linens, dishware, tons of beach towels, beach chairs, you'll need and an in-unit stacking washer dryer. There's even an automatic espresso/capuccino machine. Please note we have upgraded the couches and all deck furniture from what is pictured.<br /> <br /> Unlike busy Maushop Village where up to 35% of its 174+ tiny cottages are short-term summer rentals, of the 36-units in the intimate TW complex only two or three offer summer rentals. Our end unit is totally private and quiet, and it's just a bike ride away from the Popponesset Marketplace with its shops, restaurants, miniature golf, food market, salon, etc. The planned "new urbanism" village of Mashpee Commons is five miles away with over 100 stores, dining options, and supermarket & pharmacy access.
