Five star - The property was recently remodeled and all the rooms were beautiful and comfortable. The outdoor spaces were very comfortable and we enjoyed the front deck furniture for an afternoon sit or nap most days. The two king beds were very comfortable. The kitchen had everything you could want. The location was perfect for access to the beach, Commercial Street, and restaurants.

This is one of the best place you can stay in P-Town! 1. Located in a nice, quiet neighborhood with private parking space right next to the house. 2. Outdoor BBQ grill and fire pit, perfect for hanging out 3. Very well-supplied kitchen and bathroom (maybe even more well-supplied than your own home. Oh if you like board games, those are well-supplied too) 4. Extremely clean, comfortable interior. When you enter the space, automatically you know it's time for you to relax 5. The host Mark is very responsive and easy to communicate. You can tell he put in lots of effort to make the house a pleasant space that everyone can enjoy (he also has a good collection of books in the study. I wish I could stay there for six months and read them all. But you try your best) Anyway, we had a great time during our stay and we feel fortunate to stumble upon Mark's place in our airbnb search. We loved this place! We have been renting properties in Provincetown for years and this was definitely the best. Mark made check in so easy and responded quickly if we had a question. He house was perfectly located. Close to town but nestled in the trees for an incredibly private and serene experience. Quiet sunny mornings on the back deck. Dramatic sunsets from the front deck, and magical nights around the fire pit on the lower deck. And at the end of the drive was the legendary Gale Force store for any last minute needs. Town was a short walk and the beach a short bike ride away.But the best part – was the house itself. Newly renovated, comfortable furnishings, and appointed with every convenience we could think of. It's beautifully designed with a wonderful, fully equipped kitchen. There were three, yes three bathrooms and two huge spacious bedrooms with comfortable king size beds. The upstairs bedroom had incredible views to the sunset. The downstairs bedroom was huge with a beautiful bay window that lit up the whole room with a magical light from mornings until night. We look forward to renting this house again next year. Can't wait!!

I had the pleasure of spending the second week of August at Joy Court and loved it. Comfortable, spacious, fully outfitted, and peaceful location close enough to everything but out of the real "thick of things." Highly recommend.

This Provincetown gem exceeded every expectation and made for an unforgettable stay! The home beautifully blends timeless charm and modern luxury. The host has thought of everything you could need while vacationing with friends, working remote or just escaping the city for a few days. by the host. From the moment you arrive, the lush front yard, inviting decks, and private terraces make you feel at home. The bed was very comfortable with soft linens and well-stocked baths with premium soaps and ultra-soft towels. Hospitality at it's finest.

The home's layout is spacious and functional, offering multiple living areas that invite relaxation and connection. The fully equipped kitchen is a dream for anyone who enjoys cooking, featuring everything from a food processor and bread maker to a juicer. The separate den, complete with a sit-to-stand desk and leather couch, offered the perfect space for our remote work.

Outdoor living here is spectacular. Between the front deck for people-watching, the rear deck with a Weber grill for summer dinners, and the fire pit terrace surrounded by Adirondack chairs, every day ended with the perfect gathering spot. The outdoor shower was a refreshing treat after a day at the beach, and the proximity to the biking trails, beach access, and Provincetown's vibrant Commercial Street allowed us to walk everywhere.

This private retreat is very private but also has the convenience of being just steps from Victor's Restaurant and a short walk to Liz's (one of our fave dinner spots). The attention to detail, the charm of the historic setting, and the abundance of inviting spaces make this more than just a rental, it's a special property you will be so happy you rented. We left already planning our next visit, and I can't recommend it highly enough to anyone looking for a luxurious, memorable Provincetown escape. Mark was also very attentive to all of our requests for recommendations.

Having traveled to P'Town for several years now, this townhouse truly made for one of THE best stays I've had. A wonderful, cozy, tastefully decorated townhouse with amazing patios to enjoy provided an enjoyable, peaceful retreat to come home to while visiting! The owner is super friendly and responsive! I highly recommend this townhouse for anyone visiting P'Town who wants a high quality, care-free place to stay! Five stars.

Five Star - perfect Ptown Visit. We had an amazing stay at Mark's beautiful home in Provincetown for the 4th of July with my wife and brother-in-law. From the moment we arrived, we felt welcomed and at home. Mark was an exceptional host—responsive, friendly, and genuinely caring, making sure we had everything we needed and even surprising us with some special treats upon arrival.The house itself is stunning — very clean, beautifully decorated, and thoughtfully furnished with a charming island and beach theme. It's clear that a lot of effort has gone into creating a warm, inviting space. The appliances were all new and well-maintained, and the house was fully stocked with everything you'd need for a comfortable stay—kitchen essentials, cozy linens, and plenty of space for everyone to relax. The outdoor areas were fantastic, especially the fire pit, which was perfect for relaxing evenings outside. The layout provided plenty of room for everyone, and the overall ambiance felt like a private retreat.One of the best aspects was the location—just a short walk from Commercial Street. We were able to park our cars and easily explore everything Provincetown has to offer, from the beaches to the restaurants and shops. It made our week incredibly convenient and enjoyable.Overall, our experience exceeded expectations. Mark's hospitality, the lovely home, and the ideal location made our 4th of July unforgettable! We had the most amazing stay in Provincetown! The home is beautifully renovated, spotless, and stocked with every comfort-from the dreamy king bed with luxury linens to the well-equipped kitchen and cozy den. The location is perfect: private and peaceful, yet just steps from Victor's and a short walk to Commercial Street.

Mark, the owner, was so nice and incredibly easy to communicate with-he made everything effortless from start to finish. We left feeling relaxed, recharged, and already planning our return. Highly recommend to anyone visiting Provincetown!

Highly recommend this property. A great location close enough to the action yet very quiet and private. We enjoyed how spacious the house was and its outdoor decks and patios. It had everything we needed. And the beds were very comfy! The outdoor shower was very cape cod that was handy after a day at the beach. We will definitely plan to come back.

This is one amazing property. We stayed here for a week in May. The place is clean. Kitchen has anything you could possibly need. Awesome outdoor spaces, but when it rained there were plenty of spaces inside for the 4 of us. I work from home so the home office was perfect and a great spot to just chill out. Excellent location yet private. We will be planning to come back soon.
