Welcome to First House! The porch, deck and living room command the classic Provincetown East End bay and harbor panorama from this iconic house made famous by numerous artists such as Arthur Cohen, Arthur Egeli, Mary Giammarino, John Dowd, Robert Cardinal, Bill Behnken, Anne Packard and many more, as well the Joel Meyerowitz 'Cape Light' photographs. In the last 100+ years, there have been 2 careful owners: Miss Florence Waterbury, who built the architect designed home for herself, and us! We have tried to protect and preserve the unique character of the house, avoided ‘modernisation’ wherever possible and we have worked hard to ensure that this Grande Dame of quintessential beach houses retains its allure and charm to the present day.

Night or day, the view is perfect. Whatever your mood, enjoy the wrap-around porch, or the large sun-deck, where stairs lead to our private beach.

The large (165') waterfront plot ensures privacy and quiet, yet the cafes, restaurants, galleries and shops of Provincetown are only a short ride or walk away. Our spacious lawned side yard faces the bay and ensures that we are not cheek by jowl with our only neighbor, unlike all the rest of the waterfront homes on Commercial Street

The house was built c.1917 & retains many period features including servants' quarters & front and back staircases. The large, light and airy living room contains furnishings in classic mid-century modern and contemporary styles with artwork typical of the town & a wood burning stove. All bedrooms have windows overlooking the bay. The modern, well equipped kitchen also faces the water. Off street parking for 2/3 cars is provided.

The south and west facing first floor living room and dining area has the original coffered high ceiling and numerous windows which catch the passage of the sun. There is a wood burning stove and a Rinnai for off season warmth. The modern kitchen with stainless steel appliances completes the ground floor of the house.

Please Note: The stairs may make the house unsuitable for young children or those with stair mobility issues. There is no downstairs bathroom. The two bathrooms are on the second floor. The master bathroom has a gorgeous glass and tile walk in shower; the second bathroom has a fully tiled shower stall and modern toilet, but the original sink and claw foot tub has been retained.

The Master bedroom has a queen size bed with an antique spooled headboard and sweeping panoramic views of Provincetown harbor and the lighthouses; the second Master also has a queen size bed and a view of the curve of the bay into town, the third and fourth bedrooms are the former ‘servants quarters’ and both have double beds and gorgeous bay views. These two bedrooms are quite small, but charming and cozy.

Fully equipped with pillows and light quilts, bath towels and plenty of beach towels, just bring your clothes.

This home abounds with original features, wood floors throughout and character. The back staircase harks from the era of 'Upstairs Downstairs' when the 'help' descended from the servants quarters above to make lobster salad - but now, if you feel your inner chef taking over, our wonderful modern kitchen is fully equipped with every appliance to produce a gourmet meal - or just a sandwich. We include: a lobster pot, Keurig with refillable cups, drip coffee maker, espresso maker, toaster, blender, Nutribullet and the usual appliances you would expect to find. We also provide a gas grill and two tanks of propane for those barbecue evenings.

The stairs from the sundeck lead down to our private beach. Walk the flats at low tide or, swim or rent a kayak or sailboat when the tide is in. Shower the salt off in our outdoor shower room. Read your book on one of the sun loungers on the sundeck or have lunch with the beach below you. Sit on the columned porch and you will have a magnificent panoramic view not found anywhere else in the world.

And because this is P-town, there is a range of restaurants, bars, art galleries, theater, night clubs and shops for your pleasure and to suit every budget. If you want to relax at home, have a cocktail on the porch and enjoy a carefree summer vacation at the beach.

The house sleeps a maximum of eight people. We do not rent to anyone under the age of 30 and the renter must be present in the property for the entirety of the rental period.

No puppies, cats or exotics.

    Fabulous House!

    What an amazing, authentic beach house! We were a group of old friends who got together for a wonderful week. After seeing the artwork of the house in town, we can definitely say it is 'The Most Famous House in Provincetown'. The house was immaculate and the description on the website is totally accurate. The kitchen has been nicely updated with everything you need if you are going to cook. We liked the original bathtub and didn't find that the shower curtains billowed. We felt that we were living the real experience. Of course, the sunrises and sunsets from the wrap around porch are the best in Provincetown. We will definitely be back. Thank you Lisa, you are a gracious and attentive host!

    Dream Beach House

    We love this home!  
    It is an iconic, quintessential beach house, which clearly has been lovingly maintained by Lisa and her family.  

    Our week in Provincetown flew by, but our highlights include the incredible sunrises and sunsets we saw from the porch, drinking our coffee on the porch, walking on the flats and enjoying every moment at the house.

    The 'servants quarters' bedrooms with their own back stairs to the kitchen are charming and cosy. The two master bedrooms are delightful. Everything has a story and a history, which we loved.

    Lisa is a fantastic host and we will definitely be back. Those views...the best you will find in Provincetown.

    A pleasant surprise!

    We have been vacationing in N. Eastham and Wellfleet for over 40 years. Availability issues due to Covid forced us to look at other options, in other towns. We used "weneedavacation.com" for the first time and found this listing in Provincetown, and even though it required us to use the money wiring process (which is always said to be a huge no-no), we decided to take a chance on it. I sent an email to the "weneedavacation.com" address and did receive a reply very quickly that Lisa Lustigman was a trusted owner and the wire would be done safely.

    What a very pleasant surprise to find a beautiful, extremely clean, historic home waiting for us! To be within walking distance (albeit about a mile) to the town center was a huge bonus! We've visited Provincetown once or twice a week every year we vacationed on the Cape, but to stay in town the entire week allowed us to spend more time exploring than we ever have. It was also much nicer to be on the fringes of all the town activity as opposed to right in the noisy, busy center What a treat!

    The home itself was very, very clean and provided all amenities as noted in the listing. Two of the 4 bedrooms had queen beds and were very comfortable. The other 2 bedrooms were small and had full-sized beds. While this was a minor inconvenience, we really didn't spend much time in the bedrooms anyway so it was not an issue. The bathrooms were also a bit dated, but were extremely clean and well-kept. One had a shower stall, and the other had a claw foot tub with a suspended shower curtain all the way around. While not fancy or a bit more modern, they served their purpose and we had no issues whatsoever.

    The outer deck and porches were the icing on the cake. Drinking our morning coffee and early evening drinks here was just so relaxing, with great views of the town wharfs.

    Our week in Provincetown at the Fabian home was enjoyed by all!

    Heaven on Earth

    The most perfect place you will ever stay. We were lucky enough to spend a month here this summer all together as a family with our two dogs. The memories we have waking up and having coffee, walking the dogs on the beach at low tide, paddle-boarding down to the edge of Provincetown, and dinners by the water watching the sunset every night will last us a lifetime.     It's like spending a week on the bow of a ship!

    I don't think it's possible to be any closer to the water without falling in. The house takes advantage of this location over and over. Water views from every room, a porch with water views from 2 sides of the house, a deck, a private boardwalk and even a beach at low tide.
    The living room is the core feature of the house with high ceilings and two walls of ocean facing windows. There is even a wood burning stove for cool, cozy evenings. The kitchen is modern and as one guest put it "I could do dishes all day long in there with those views".
    The house is well maintained and tastefully furnished with all the amenities you would need. It is a nice mixture of historic charm and modern amenities. Upstairs the bedrooms and bathrooms are small but tidy and afford the luxury of fresh sea air and views.
    The location is outside the hub bub of town but easy walking distance to all the action- if you ever choose to leave the house. Lisa is extremely responsive and on top of all the details.

    Wonderful home in an excellent location!

    Our family just spent a week at this phenomenal home. We have been coming to Provincetown for many years and can say that this was, by far, our best accommodation ever. The home is roomy yet felt very cozy and comfortable. It is well-appointed and has everything you could possibly need. There are views of the bay from every room in the house. We spent a lot of time relaxing on the wrap around porch that provides views of the entire bay. The beach is just down the steps from the sun deck and we found so many things to do without leaving the house. It is a nice walk into town yet far enough away to enjoy the sound of the water, the sunsets and beautiful reflection of the moon on the bay. The owner is very accommodating and welcoming and made us feel very much at home. show more show less

    Beautiful home, perfect setting!

    We love this beautifully appointed home in its gorgeous setting right on the bay on the east end of Provincetown. From early morning coffee with a novel or the newspaper on the porch or deck to afternoon walks on the beach or into town (a short mile by foot or bicycle), to dinners prepared in the spacious kitchen and enjoyed around the dining table overlooking the water--one feels immediately welcome and at home. The owners have an astute eye for detail, and practically everything is provided in the house--linens, towels, kitchen basics. We so appreciate the chance to stay in this lovely place, and would absolutely recommend it to people seeking a quiet, elegant home with proximity to Provincetown's liveliness and the natural beauty of the Cape. show more show less

    What a fantastic fall week! Gracious home, the best location in Provincetown and décor that is so not New Jersey. It does not try to be anything other than what it is - a Grande Dame of beach houses. If we wanted the suburbs, we would have gone there for our vacation. Great beds, wonderful new kitchen which manages to look like it came with the original house, with everything we needed. We even were able to have drinks on that amazing porch at that time of the year. It may be the Most Famous House in Provincetown, but it's our Favourite House in Provincetown. show more show less

    The house is your dream of a place to stay in P'Town. On the Bay. Gorgeous sunsets. Quiet. A beach to walk (except in high tide) all the way to town or Truro (or you can walk the streets) - yet away from the fray. The house is perfect. A new kitchen, lots of room, charming bedrooms and living/dining area. Immaculate. The owners have left lots of info about all the doings in the area, including restaurants (and what good seafood!). We loved every minute of our stay.

    Our home has been in our family since 1956, when it was purchased from the original owner who had the house built for her. Since 1956, 4 generations of our family has loved and nurtured this most iconic of Provincetown houses. The current 4th generation of Ptown beach babies and their families maintain the house to a high standard, while keeping the integrity of this original beach house. A new kitchen was installed in the last few years, the furnishings upgraded and the dishes, pots, pans, glassware and linens are regularly upgraded.

    Lisa Fabian Lustigman (second generation) oversees the admin and repairs for this grand old lady of a house, commonly called The Fabian House or First House. So while there are original features throughout the house, we have tried to modernise sympathetically.

    Please also see our other home across the street, built in 2006 for our growing family, at Weneedavacation ID# 11703. This modern home has 3 bedrooms, 3 bathrooms (2 en suite) and fabulous bay views. The bed configuration is two king size and one queen.

    We want all our guests to have a fantastic vacation at our home. We rarely have vacancies during the height of the season, but more people are appreciating the beauty is a September visit to Provincetown. If you see a vacancy, please be sure to grab it!

    What is special about this property?
    #7160: Original, yet sensitively upgraded and modernised, this Proud Old Lady has stood sentinel at the beginning of town since it was built by the artist Florence Waterbury over100 years ago.

    Every room has a bay view, the porch is the place to be and the sun deck leads directly to the beach. Every visitor to our home has said that the panoramic view is like nowhere else on the water.

    The house is set on a large plot of land, with 165 feet of water frontage and offstreet parking for at least 3 cars. We have a large side lawned garden and the house and grounds offer comfort and privacy.

    #11703: Modern, contemporary reverse design home set in its own grounds and angled on the plot to capture and maximise the fabulous bay views. Fully equipped, easy living, this home offers two master bedrooms with separate entrance in each (apart from the front door) on the first floor and one bedroom on the second floor. The open plan living space has a cathedral ceiling and multiple windows catch the sun all day. The beach access is a two minute walk to the public steps across from The Harbor Hotel.

    We are happy to consider one or two dogs (maximum) subject to agreement and the relevant pet fee(s).
