The house is owner-built post and beam. There are parking spaces on the front and side of the house. The front Dutch door is set off a 6’ wide wrap-around porch with a roof.

Upstairs there are three bedrooms: the master with a full bathroom, and two other bedrooms with queen beds that share a full bath located in the upstairs hall. There are overhead fans and individual AC units in each bedroom.

Downstairs is the den, living and dining areas and the kitchen. A wall mounted AC unit (remote controlled) and an overhead fan in the den cools the downstairs. There is a sofa that folds out into a double size bed. Also in the den is a Smart TV. Next to the den is a half bathroom.

The bright country kitchen is state-of-the-art. Dining and living areas combine in a spacious open floor plan with well functioning windows (with screens) all around.

The dining table is custom-built, simple and elegant with seating for 8-10. The living room features a roomy sofa and loveseat in front of a stone fireplace hand-built by the owner"s nephew. A favorite place to spend time is screened porch (10" W x 36" L) which spans the back of the house providing tranquil outdoor living in a protected space. Adjacent to the screened porch is a sun deck.<br /> <br /> Woods filled with beetlebung trees, summersweet and ferns surround the house on three sides, which afford privacy for the soothing outdoor shower and grill. The setting is tranquil, filled with the sound of birds and the rustling of leaves on the surrounding trees. The prevailing southwest wind carries the sound of the ocean and the lights of the Aquinnah lighthouse can be seen guarding over the house at night. <br /> <br /> A pass to Philbin Beach is available to leaseholders at the Town Hall in Aquinnah. read more show less
