Maximize your advertising -- add pricing for 2014
Vacationers are actively booking their vacations for 2014. Remember that your listing will not come up in a search unless you have filled out your calendar with pricing and availability for next year.
 Look for the
 button on the top of your calendar. This will show you the prices you initially put on your calendar for the past season and is a good reference as you make your pricing decisions about next year.
If you are not ready to take inquiries for next summer or haven't yet decided on pricing, leave your calendar as is, and the weeks will show "unknown" for now. Keep in mind, however, that vacationers are much more likely to pay full price when they book early. So having a calendar with updated pricing and availability will increase your chances for early bookings.
Always keep the date stamp on your calendar up to date. This will assure vacationers that your pricing and availability are accurate.

Having guest reviews posted on your listing plays a critical role in your booking success! If you still had some vacancies this past summer and do not have any guest reviews posted, this could be the reason. Also, if by some chance you ever receive a negative review from one of your tenants, the best antidote is to "drown it out" with plenty of positive ones.
Tip: Build a request-for-feedback into your regular management practices. Return your tenant's security deposit as soon as possible after they've left your home, and then send them a Guest Review Request Form. In it, you can notify them that their security deposit check is on its way and also ask them to click a link right in the email to provide you with some valuable feedback on your home.
