Recap: The 2026 Rental Season in Review

Joan Talmadge | 10/20/2026
2026 Annual Fall Report

Summer Market Trends

Summer bookings on Cape Cod showed a healthy 10% increase over 2025, while Nantucket saw a modest 2% gain. Martha’s Vineyard bookings were relatively flat compared to last year. Looking back two years, however, all three markets showed growth, with Nantucket leading the way at 14%, followed by Martha’s Vineyard at 6.5% and Cape Cod at 3.5%.

Fall Market Trends

Cape Cod enjoyed a strong fall season, with bookings climbing 8.5% over 2025. The Islands saw slight declines from last year, but the longer-term picture is more encouraging. Since 2024, fall bookings have increased across all three regions—nearly 10% on Nantucket, 5.7% on Martha’s Vineyard, and 3.2% on Cape Cod.

Booking Patterns Reinforce the Value of Tiered Pricing

The 2026 season once again demonstrated the importance of tiered pricing, with strong bookings throughout July and early August and softer demand toward the end of summer. While the chart suggests a significant increase in availability during the last two weeks of August, this is largely due to a calendar shift. Because the 2025 summer season started a week earlier, the chart compares August 22 and 29 in 2026 with August 16 and 23 in 2025. Comparing similar dates instead—August 22, 2026, with August 23, 2025—the difference in availability was only about 1%.

These patterns reinforce the value of adjusting rates to reflect demand. Learn more about Tiered Pricing.

Price Increases Are Moderating

After several years of unusually steep increases, vacation rental prices are settling into a more sustainable pattern. For summer 2026, median rates rose approximately 3% on Cape Cod and 7% on Martha's Vineyard, while Nantucket prices remained virtually unchanged. Although annual increases have moderated, rental rates remain considerably higher than before the pandemic.

Five Years of Significant Growth

Looking at the bigger picture, the cumulative increases since 2021 are striking. Median rental rates have climbed approximately 24% on Cape Cod, 55% on Martha's Vineyard, and 34% on Nantucket. The Vineyard has experienced the greatest overall growth, despite considerable year-to-year fluctuations.

Finding the Right Price in Today's Market

With price increases slowing and vacationers becoming more selective, competitive pricing is more important than ever. While rising expenses may tempt homeowners to raise their rates, it's ultimately vacationer demand—not operating costs—that determines what the market will bear. Setting realistic rates and making adjustments when necessary can make the difference between a booked week and an empty one.

Vacationers Are Booking Earlier

Early bookings for summer 2026 got off to a particularly strong start on Cape Cod, jumping more than 65% compared to the same time last year. Martha’s Vineyard also saw an increase of about 6%, while Nantucket bookings lagged behind 2025 by roughly 13%.

The message for homeowners is clear: Don’t wait to open your calendar for summer 2027! More than a quarter of all summer bookings are made before the end of the previous year, so opening your calendar early gives you the best opportunity to capture that demand.
