TIme to book for the Holidays. Imagine a beautiful Thanksgiving with all your family and friends at our home! Owners are not going back to the home this year. Four night minimum. Call owner to discuss!

This home is also available for weddings, reunions, vacations, special events, special birthdays, anniversaries and the list goes on. Please feel free to call owner to discuss. Also, beginning in October, a Cape Cod Weekend Dinner Party, part cooking class and a whole lot of fun, if you want to do something special. This is for groups of 8-12 people and you get the entire home for you and your guests.

Southwest at Little Harbor is a magnificent oceanfront estate on Buzzards Bay (Bourne/Wareham/Onset) with water views from every room. This 1926 classic has been completely renovated and she has been brought back to her original beauty. The home is near everything you could imagine on Cape Cod, with the lovely Victorian Village of Onset just 5 minutes away.

If you can't be here for the summer months, we are now offering Cooking at Kate's from October through May. Cape Cod is beautiful year round, and especially in the fall, winter and spring. Experience this magical time of year spending a weekend at Cooking at Kates - an all inclusive dinner party experience for you and your guests at our gorgeous beachfront Cape Cod estate. This is not a bed & breakfast, you get the entire home for the entire weekend to share a special moment, a special anniversary, a special celebration, birthday, baby shower, bridal shower, book club, bridge club, poker club. More about the home and the surroundings
The home is nestled next to 150 acres of wildlife sanctuary and has beautifully landscaped grounds. At the foot of the driveway is an 18 hole golf course and a sports court for basketball, volleyball, horseshoes and badminton. Some of the best windsurfing in the world along with kayaking, paddle boarding or just swimming in warm waters outside your front deck. Adirondack chairs are positioned around the grounds and on the beach for your comfort. The home has over 200' of private beach and the water is both safe and warm. Even during the winter months, there have been many times that all of us have been enjoying the sun on the oceanside deck.

There are two kitchens with three refrigerators, 2 dishwashers and two ovens in total. The home offers an 80 foot outdoor deck overlooking the ocean to enjoy all of the incredible views and sunrises and sunsets. To experience Southwest at Little Harbor is to experience the most fabulous, serene vacation on the entire Cape. Baseball enthusiasts can take in Wareham Gatemen games of the Cape Cod League during the summer, seeing young talent as they progress to the major leagues. Last but not least, for history buffs, the famous whaling city of New Bedford and Plimouth Plantation are each approximately twenty minutes away. How wonderful for Thanksgiving, Christmas or any other holiday.

We loved staying at Kate's house. There was ample space for our large group, and we really enjoyed being right on the water. It was warm enough to swim, and having a second kitchen was really helpful for meal prep. Would definitely stay here again!

My grad school classmates and I stayed at Southwest at Little Harbor for Labor Day Weekend. The house was perfect and had an amazing patio, beach access and lawn space for us to appreciate the great weather. There were plenty of activities to keep all of us busy. The house is quite large and there was more than enough space for everyone. We also really enjoyed having an outdoor grill and two kitchens to prepare meals at home! I highly recommend it!

Sixteen of us, ages two months to 70 years, just spent a week at Southwest at Little Harbor and we loved it. The house is large and well furnished, and there were even bouquets of flowers there to make us feel welcome. Being steps from the beach was so nice with six children (ages 6 and under). They loved running around on the lawns in front and in back, loved running around the large house, too. We adults were tickled to have three large refrigerators and lots of kitchen equipment. It was very nice to see that there were plenty of paper products, soap for the dishwasher(s), basics like spices and oil and vinegar.

We are very familiar with the Cape so we didn't need much guidance, but Lauren was helpful, friendly and immediately responsive, even to a few of my "dumb question" texts at the very beginning. Given the six young ones, we stayed put a lot, but went on a canal cruise, to the fun Edaville amusement park and on a fantastic pirate adventure out of Hyannis. Revisited the Whistle Stop and Chart Room - both hold many memories.

We enjoyed a relaxing mid-August stay at this beautiful oceanfront property. Our group included 8 children under the age of 7 so we especially enjoyed being steps away from the beach, the large yard for the kids to run around in, the basketball court, and the close proximity to the hiking trails at the wildlife sanctuary. The golfers in our group enjoyed being right next door to a golf course. The ocean water was surprisingly warm and the kids enjoyed walking out to the shallow sandbar. Despite the heat, there was always a nice ocean breeze and every bedroom faces the water (be aware though that the house doesn't have air conditioning).

The location of the house is excellent for avoiding Cape bridge traffic. We also did a day trip into Boston which took us about an hour and a half with traffic. There was not much to see or do in the town of Wareham, but our group preferred to hang at the house anyway. The grocery store is a 5 minute drive away, very convenient. All around it was a great stay!

Our family vacation to Southwest at Little Harbor was most memorable. The property provided ample space for our large party, ranging from 1 to 80 years old, to gather and disperse as necessary. The view from the deck was beautiful, and the tiered yard provided a perfect backdrop for my mom's 60th birthday lobster bake. The beach was filled with shells, but our party had plenty of fun in the with the help of water shoes. I would recommend anyone traveling to this home to plan on spending most of your time at the perfectly scenic Cape Cod property, as the surrounding area was not very desirable. Bike rides, walks and/or runs around the neighborhood were not as picturesque. We were able to easily drive over the bridge to Falmouth, Hyannis, etc. We were there on an exceptionally humid week, but the nighttime temperatures always allowed for comfortable sleeping (bring a fan if traveling in summer months). The lack of AC truly did not hinder our stay. I would highly recommend all visitors bring bug spray! It was a pleasure working with Kate and Lauren, and we will return to this property in the future. show more show less

From the moment we pulled into the crushed stone driveway, we felt at home and happy with our choice to stay at Little Harbor. This is a perfect house for large groups. You could find tucked away corners of the house and property grounds to have a private moment and at the same time be reunited around the grand dining room table to share the experience.

We spent a lot of time on the back porch overlooking the ocean. The view is amazing, and the sunsets did not disappoint. We easily rented paddle boards (delivered and picked up right to the front door). We also rented a pontoon boat that allowed us to explore the harbor area even more. Our children (of all ages) enjoyed the sandbar for digging, crab hunting and playing paddle games. Every day the sandbar appeared and called us to the warm water.

Some nights were very humid, but the open windows and ceiling fans helped. The wi-fi was nice but didn’t quite reach all parts of the house.

We never got used to the private beach and ocean views. This is a hidden little gem.

We had some questions and items to address during our stay, and the owners, and Lauren especially, were responsive and so helpful. Her warmth translates to the house charm. The house has charm and a family feel. We would absolutely return.

The fact that we returned to Southwest at Little Harbor for the seventh consecutive year says it all! We stopped looking after finding this very special home with a 200-foott private beach, very comfortably and attractively furnished, sparkling clean and with all the amenities of home. We have had young children and teenagers enjoying the beach, playing basketball, building sand sculptures on the sand bars, taking long walks on the beach, collecting shells, special rocks and sea glass.as well as enjoying beautiful sunrises and sunsets. There is something there for every age group. The owners and Lauren are very special people, always attentive to our needs. We hope to return next year for our eighth time...no need to search as we know we will not find any house that compares! show more show less

This is our second visit to Southwest at Little Harbor, and we already can't wait for next year. Lauren greeted us on arrival and departure, and is so pleasant and helpful with suggestions of restaurants and activities. She is also available during the week in case any problems arise (though none did for us).

Our week with a large extended family fell during a heat wave, so being steps away from a virtually private beach was wonderful. Additionally, each bedroom had a ceiling fan above the beds, which made the nights comfortable. The house is large, with lots of windows facing the water, so breezes were plentiful.

The 2 kitchens with 3 refrigerators and 2 dishwashers were well stocked with pots, dishes and appliances. The gas grill is a nice Weber, that worked perfectly for us. The dining room has a beautiful table that comfortably fit our group. In fact, the whole house is perfectly suited for a large group, we love the large living spaces that are hard to find in many rentals.

The house has such charm, a grand old girl with lots of hydrangeas and large pots of flowers, you can tell someone has put a lot of care into her. The outdoor shower is great for rinsing off after a swim or for sandy feet. We especially enjoyed just lounging in the water, at low tide, you can sit on the sand and be partially covered in water, and even walk out to a sandbar that is covered at high tide. It's a nice area for kayaking, also.

Views from the large back patio are amazing, and there is plenty of seating in Adirondack chairs and rockers. There are also several scattered seating areas around the grounds, for anyone needing some time away from the group.

Wareham is a nice location for us, since we can avoid crossing the bridge on the turnover days of the Cape summer. Feels like you get all the benefits of the Cape without all the traffic.

Southwest at Little Harbor is a gem and we look forward to our return.

My husband and I had a great 4 night stay for our wedding. We were able to have our families stay with us for a few days and have the wedding right on the property. even though it ended up raining on our wedding day. The living room was big enough to accommodate our 65 guests and we had a lovely ceremony in front of the fireplace. The yard is big enough for a good size tent where we held the reception. Our guests were very impressed with the property. It is huge and beautiful and perfect for a group of people or small wedding. Falling asleep to the sound of the waves and waking up to that view was paradise. Kate and Lauren were very helpful and accommodating throughout the planning process. A stay at this house is definitely recommended. We plan on renting it again for our 10 year anniversary! show more show less

Cooking at Kate's is a weekend getaway offered at this property during the off season. After seeing it featured on a local TV show last fall, I immediately booked for a group of us Valentine's weekend, and we just returned. The weekend includes 2 nights lodging in this magnificent home, a light dinner and some great California wines Friday night, continental breakfast Saturday, 5 course gourmet sit down dinner Saturday night (with more great wine) and brunch on Sunday. That's all what we expected, but the our experience exceeded expectations by far. As it turned out, the weather was the coldest the region has seen in years, but the warmth of this oceanfront home (and its 4 fireplaces) and our hosts, Lauren and Dave turned the weekend into the perfect winter escape. All our hands were on deck with private chef, Sean, Saturday night as we helped prep our own meal after relaxing with a glass of wine enjoying one of the most stunning sunsets we've ever seen. The sommelier, Eric, perfectly paired a wine with each course to complete the night. We definitely plan to return, and would recommend Cooking at Kate's no matter the season. show more show less

My husband and I purchased Southwest at Little Harbor 16 years ago. We have made many improvements on the home over the years, keeping the integrity and quintessential feel of the 'old classic' in tact. We purchased the home so that our two sons could get a chance to really know their very large family. It was important for us to have our sons know their grandparents, aunts, uncles, cousins and friends. We do not live in the area anymore and to be able to have the large space to have everyone gather was a dream. We realized that this home would be a great place also for other families to get together. What is special about this property?
Located on Cape Cod, right before the bridge, this beautiful ocean front property comes well equipped for any special private occasion. Our unique location offers stress-free, traffic-free travel unlike the typical congestion of the lower and mid Cape Cod area. The home has eight bedrooms that all face the water. That is very unusual with these large homes. There are 6 1/2 baths, a grand living room with two fireplaces, a cozy library with fireplace, and lovely dining room with fireplace and two wonderful kitchens which have all the amenities one would need to make a gourmet meal. The water is incredible and perfect for kayaking, wind surfing, paddle boarding, or just floating. And the water is warm and safe for all ages.

We offer accomplished chefs (additional) should you want to do something fun for one evening or multiple days. The home is fully prepared for you and your guests with all the beds having fresh linens and towels for everyone.

What is special about your town?
Location, location, location. Little Harbor, Wareham, is nestled in a private area of Wareham where many of the large homes are built down long driveways. The golf course at the beginning of the driveway is a huge draw. You can play in a few hours and be at the home enjoying your family and friends. To be able to arrive at our home stress free and not be in miles of traffic is a joy. Everyone is on the deck enjoying their wine and lobster dinner while the rest of the vacationers are in bumper to bumper traffic.

The beauty of our location is you can visit ANYWHERE you like either on the Cape, Plymouth, Newport, Nantucket or Martha's VIneyard on your time. Or you can go into Boston to see a Sox game. Or if you are like us, we don't leave the home. Talk about a great vacation!
