The ''BoatHouse'' is a 3 bedroom bungalow perched on a dune top, overlooking Cape Cod Bay. The cottage with wrap-around deck offers a great vantage point for sunsets. Warm tides and shallow water make the bay enjoyable for swimming, and the tidal changes create a dynamic and often spectacular backdrop.

While the BoatHouse has been expanded and recently renovated, it is rather unique in that it has a history dating back 300 years. The original 12 x 12 ft structure (now the living room) was originally located on Billingsgate Island (now Billingsgate Shoal -- submerged at high tide), and was floated to it's current location around the turn of the last century. The interior has rough wood paneling throughout and the living room ceiling exhibits the original wide hand-hewn roof decking.

Without being deprived of creature comforts, the cottage is especially suited for folks wanting to relax and take in the outer Cape's natural and overwhelming beauty. The cottage is set back from the dune top with direct water views, and the deck is private and nicely protected from offshore winds. The private beach is accessible via the stairs from the dune top, just in front of the cottage. You will be lulled to sleep by the waves... and awoken by the seagulls! Most guests ''live'' on the deck, enjoying the adirondack chairs, BBQ grill, hexagonal picnic table and market umbrella. The Eastham Lobster Pool is nearby and you will want to order your steamed lobsters ''to go'' so you don't miss a single sunset.

    We LOVE the Boathouse! We have stayed all over the Cape- this location is one of the best! We enjoyed every moment. After being stuck at home for four months this was such a retreat/wonderful change of scenery. We love all the decor. I'm in search for your "every so often go where you can hear a screen door slam" sign. We have a screen door that slams at home and I would love the sign. Your bottle opener collection is amazing- we added one (my daughter bought it.). It's the hand painted mustached guy. The tub was wonderful-thank you for th4e bubble bath! We rented paddle boards from P-town rentals. so much fun! The sunsets were epic with a front row seat! Some of the area places we enjoyed are : Sam's Deli, the Beachcomber Restaurant/bar, Hole in One donuts/bakery, Red Barn Pizza and Gift Shop. Everything was perfect in the cottage. Anything we could need was here. the only thing missing on this vacation was our son who is serving in the Marines Corps. Hopefully, next year (when he finishes his contract) he will be with us to enjoy this gem of a beach house.

    Maureen and Bob,
    It's hard to put into words how wonderful this week at the Boathouse has been. After 3 1/2 months stuck inside a NYC apartment, our 5 year old son was like an eager puppy let off his lease here. He ran miles on the beach, delighted in the salt water and fresh air, found dozens of sea creatures, had many bunny sightings and lounged in the white swing. As a nurse who has been working with COVID patients, this vacation has been truly restorative. I have been coming to the Cape nearly every summer for the past four decades, and this has been my favorite time. The Boathouse is perfect. The location and the views are amazing. the house itself has so much soul and character. We love the art and colors. This place is clearly a labor of love. We hope we will be back one day.     I've been thinking about what I would write in this book all week. It is 9:09 am and my wife is very eager to leave as everything is packed and set.So, she is voici9ng her eagerness. We had such a tremendous time. I have never experienced the outer Cape and now I know why and how the hype was or is real. This has just been such a unique setti9ng. The plants and wild life ar3e everywhere, the weather soothing, and of course the Boathouse itself. I can't express how I feel about it adequately.     A spectacular vacation. The Boathouse is precious and comfortable. The bay was a wonderful with low tides and warm water for walking and wading and high tides for floating. Eastham is a treasure and you are surrounded by lovely people, birds, a rabbit, and magnificent views from the deck. Sunsets are divine and the mornings are beautifully quiet here. We frequented Mac's on Route 6 for the freshest of fish.

    Never wanted to leave!

    We had a completely enjoyable stay at the Boathouse and beautiful beach just steps away. The interior of this historical cottage will take you to another place and time. We left wanting to know more about the history of this cottage that was saved from destruction by being floated to the mainland. Quaint and historic! We enjoyed paddle boarding and many trips with the grandkids in the raft. The best part of every day was gathering with family on the large deck for amazing sunsets and talking into the evening.     The sound of a screen door on the Cape was never sweeter

    I was trying to find a place on the Cape that would bring me back to my teens in Orleans and Eastham as well as take my wife Julia back 25 years to that day that I first brought her to the Cape on her birthday, and we found it. If you truly want to feel and experience the Cape as it was meant to be, you cannot pass up The Boat House if it is free.There is a small sign posted by the door as you exit which reminds you how important the sound of a screen door stretching open and then slamming shut behind you is as a key to all great summer memories. The Boat House has now added more importance to that sweet sound. Thank you.

    Magical!

    We so loved this very special place in a very special spot. The house couldn't be more charming, and the deck--with locust trees providing shade--was glorious. Love the outdoor shower, and the spot on the bay is really great--walk out forever in low tide; step off the stairs to swim in high tide.

    What a wonderful spot! We had a view of the water; enjoyed the deck; short walk to the beach! My son's favorite spot was the hammock on the side of the house. We had a wonderful vacation and this house allowed us to have some wonderful memories.
