Description

The location speaks for itself... our cottage is the third house up, steps away from the private beach exclusively for residents and guests of Overlook Knoll Road. This family friendly 3 bedroom cottage is full of old Cape Cod Charm.

We grew up here spending summer family vacations. Picture mom relaxing in her beach chair with friends while the kids were able to run back and forth to the cottage grabbing rafts, tubes or beach shovels and buckets. Or Dad, who built the cottage so many years ago, tinkering with this or that before going out sailing or swordfishing. Then there is always ''The Spit,'' known to all of the locals, the next beach over. A two mile long Audubon protected stretch of beach between Popponesset bay and the ocean perfect for long walks for collecting shells; or crabbing, clamming and fishing.

Once the beach day was done, a shower for the kids in the outside shower to wash off the sand. Then it was time for cookouts on the front deck, watching the gorgeous sunset views of Nantucket Sound.

Through the years we have added numerous upgrades.The kitchen was completely renovated a few years ago with all new appliances, including a dishwasher; new cabinets and countertops with more space. There is all that you need for cooking for the family or for cocktails and entertaining. The bathroom has been completely renovated, including a luxurious tiled walk-in shower. Central A/C was also added a few years ago. If A/C is not needed, each bedroom has a ceiling fan for a nice cool breeze on summer nights. WiFi is provided and a large flat screen TV with Cable service. There is an enclosed outside shower. There is a washer and dryer as well as plenty of beach chairs in the basement.

The livingroom, kitchen and dining area are all one open space at the front of the cottage. The Master bedroom is adjacent to the bathroom, on the ''street side'' and the two smaller bedrooms are down a short hall at the back of the house.

Linen service is provided (one less thing for you to worry about) as well as a thorough turnaround cleaning. Pets will be considered on an individual basis. Our private beach for Overlook Knoll residents allow dogs on the beach as long as they are on a leash. We have pets who have stayed here so if you have allergies keep that in mind.

Not a beach day? Enjoy the Popponesset Marketplace down the road for the 'Raw Bar', ice cream parlor, pizza and subs, a souvenir shop for all, bicycle rentals and mini golf. Or there is Mashpee Commons at the rotary 2 miles away where you can stroll through the many exclusive shops and then stop for lunch at numerous excellent restaurants. You can even go bowling or catch a movie. If you are too tired to cook from being in the sun all day there is a Roche Brothers with excellent pre-made meals.

    Wonderful week stay at this cottage.

    Meredith is a super host. We were left sand toys and puzzles for our kids, which we used. A bottle of wine and other little welcoming treats were there upon arrival. The house is in a great location and super clean. The beach is 10 yards from the door step. Very easy to get our 7 and 4 year old up and back to the beach. The house was very comfortable. The master bedroom had a nice, big, comfortable bed. Our two girls loved sleeping in the second bedroom together. The air conditioning worked wonderfully. We had a hot week, can't imagine what it would've been without it.

    Overall the house was perfect for us. Plenty of room. We had breakfast and dinner on the porch which was great. So peaceful in the morning there, very private street. We read the girls books on the beach before bed time which they loved, sun was down but still light out. We mad walked to the marketplace a couple times. It was about a 15 minute walk with the little ones. We did a day trip to Falmouth and a half day to Bourne with a bike ride along the canal. We highly recommend this place for anyone looking for a super comfortable stay at a cape beach. Thanks again Meredith.     show more show less

    Hidden Gem

    I've been renting on Popponesset for the past 20 years and this cottage is probably my favorite one so far. This was my second year renting here and I was as happy with it as much as last year. Meredith is a pleasure to work with, she's very accommodating and accessible. The location can't be beat, you have beautiful ocean views and a few seconds walk to the beach. The cottage is still in keeping with the Popponesset feel but with the appropriate updates. They have a cleaning service so the place is spotless when you get there, one less thing you have to worry about.... another perk is that dogs are allowed so I was able to bring my fur babies with me!...I highly recommend this place, you won't be disappointed! show more show less

    Great house, great location

    My family rented this house last year and returned again this summer. We are very happy we found this little gem by the sea!! We have rented for over 20 years in Poppy and have found the house we love!! A real plus is that we can bring our cockapoo.

    The house is very clean, linens and towels are included which is a plus. Great outside shower and plenty of beach chairs. The owner, Meredith, is very nice and easy to work with.
    The bathroom has been completely renovated and I am told a renovation will take place in the kitchen.

    We will definitely return to this cottage. A great find!!

    Perfect Cape Cod Home

    We spent a week last summer on our favorite street in Poppy. The home is the perfect Cape Cod home and a very short distance from a private beach. Meredith was exceptionally accommodating to our family, complete with welcome basket on our arrival. This year the home will be updated to include AC which would have been our only minor recommendation for those exceptionally hot and humid nights.

    Highly recommend this rental for those who want a true Poppy vacation.

    My sister and I are the owners of this cherished cottage which our dad built many years ago when Popponesset was first being developed in the late 1950's. We have used the cottage for wonderful family vacations through the years. My parents had always rented it for the month of July to a family who came back year after year. My sister and I have since have rented the cottage initially through ''word of mouth.'' This summer will be our forth season using WeNeedaVacation and we have had many return guests. When not being rented, both of us use the cottage often both on and off season as it is such a wonderful escape.

    What is special about this property?
    Every time I walk in to the cottage I give a big sigh of relief. The stress of life rolls off. It may not be as modern or fancy as some of the other possible places to rent, particularly in nearby New Seabury, but it doesn't seem to matter. You will feel like you can go back to when life was simpler. Just steps to the private beach, with the warm waters of Nantucket Sound. No wall to wall people on beach towels, just pick your spot. Sit on the deck with a cup of coffee and watch the ocean. Hear the waves and look up at the stars at night. You can ''go off the grid'' or not, with available WiFi and Cable TV. Your choice.

    What is special about your town?
    I feel there is no other place on the Cape like Popponesset Beach. You feel the charm of old Cape Cod but you have all of the modern attractions nearby. First and foremost the beaches: our private beach and then walking the ''Spit'' which can only be described as paradise. It can be a long romantic walk for two, or a family adventure collecting shells, crabbing, clamming or fishing. Nearby is the Popponesset Marketplace with the infamous ''Raw Bar'', other eateries, a bicycle rental and mini-golf. Mashpee Commons 2 miles down the road has so many shops and restaurants to choose from, a movie theater and bowling alley. There is a Roche Brothers with great pre-cooked meals down the road. The Popponesset Community center has a playground and offers activities for children. The nearby town of Falmouth has ferry service to both Martha's Vineyard and Nantucket. You don't have to be stuck in the Rte 28 summer traffic jams in Hyannis and Yarmouth...
