Our family had an amazing experience with this rental. This was our third year spending a summer week on the cape, but our first in this house and it lived up to all our expectations.

The kitchen is modern, the AC was a much needed relief from warm beach days, and the backyard deck and grill were perfect for having family over for dinner.

The access to the Wimbledon Private Beach was excellent. Easily the best beach we've used since coming here. It's a three minute walk, the sand is soft, the water was warm and calm, and made for perfect beach days for our kiddos. The owners also provide all beach carts, chairs, coolers, etc.

Overall, it was just a wonderful experience and we look forward to coming back.

We rented for one week and enjoyed a wonderful beach vacation! The property is meticulously maintained and as promised in the listing and photos. A couple selling points was the large deck in the backyard that made for nice dinners outside and proximity to the private beach. We stayed with our toddler and the walk was under 5 min so very convenient to go back and forth to the beach. The beach was also well maintained and never too crowded, even on perfect beach days. The house had a very well stocked kitchen with essentials and was also well stocked with any beach equipment you would need. Jim was an excellent and very responsive host during the entire stay- you could tell he wanted to ensure we had a great experience. We would highly recommend this property and would love to rent again!

This rental exceeded my expectations. The house was very clean and offered the perfect amount of space. The location is ideal from the friendly neighbors to the short walk to the beach. It was great sitting on the deck with views of the ocean. We had a great stay and look forward to returning in the future. On top of it all, Jim and Joy were great to work with. I would highly recommend this rental!

After vacationing in the same location for the last 12 years, I was a bit nervous trying to find a place thru a website! 35 West Road in Yarmouth did not disappoint!!! The home was super clean and had just about everything we needed for the stay. The walk to the private beach is just a few steps and very spacious. The neighborhood is a hidden treasurer - very quiet and no traffic to speak of. We are hoping to be able to rent this property again in the summer of 2022!

This is a really great vacation spot. When you arrive the house will be immaculate. There are three bathrooms!. Lewis Bay is within view from several spots in and outside the home including from the spacious deck. The yard is well maintained. If you have small children the association beach is a short walk and they have chairs, umbrellas and beach toys right there at the house. It was so nice not to have to pack the car to go to the beach everyday. This is a really fantastic area for walking and bike riding too! You'll have a short car ride to Hyannis, Cape Cod Rail Trail access, mini golf and the amusements on Rte 28. Jim and Joy are great hosts. Our family had a wonderful week here.

We were thrilled to discover that this home really is a pleasant two minute walk from a great beach, but what was truly impressive was how clean, open, and comfortable it is. Beyond its good looks, in and out, the owners make a point to provide many conveniences such as good quality beach umbrellas, chairs, a cooler, beach toys, paper goods, spare batteries, bulbs, contact info for their handyman and an after-hour locksmith - you get the idea. All this is in addition to good AC, a terrific open kitchen, an expansive trex deck, three full bathrooms, flat screen TV in each bedroom, and an outdoor shower with sink and mirror.

The neighborhood is beautiful and the neighbors are friendly. As noted by the other reviews, the owners themselves are top notch and provided helpful info via Email and text at multiple times leading up to and during our stay. Their realtor who handles the contract was also terrific. Our family of four has rented on the Cape for nearly two decades, and this home stands out in more ways than we can include in this short review.

We rented this house as a last minute get away as we live 2 hours away. We were just looking for a place with a decent yard and close to a private beach as we weren't interested in sitting near hundreds of folks on a public beach. Wanted a place where we could cook our meals comfortably, walk the neighborhood and walk to the beach. Wanted a comfortable place to just be with family limiting exposure to virus.

This house fit the bill. It is well stocked. We appreciated not having to drag our own beach chairs to the Cape in the car- chairs were conveniently located in the shed. Easy access to carry to the beach which is a short walk. We had to give our name and house number to the attendant which we assume is meant to deter others from using this private beach. Attendant was pleasant.

The neighborhood is great for walking- we walked for an hour each morning. Easy walk up to the convenience store to grab the newspaper.

Beds were comfy- enough living room space to spread out. Really appreciated the extra touch of having a clothes line to hang wet clothes so we didn't have to waste energy using the dryer. Kitchen was well stocked including a lobster pot. Had a minor problem with the air conditioning when we first arrived but owner called back within a few minutes and came over to fix it.

Property is landscaped beautifully and we enjoyed watching lots of bunnies throughout the yard. Truly summer on Cape Cod when you see those bunnies and beautiful hydrangea in full bloom!

..."We had such a wonderful week at your home! The weather was fantastic and between the beach and yard, it was hard to convince our son to come inside! Your home is just perfect- we only wish we could stay longer! We had everything we needed for our stay and the house was sparkling clean upon our arrival. The beach association was great for our son. Honestly, I always thought of staying on the Cape as having to rough it and put up with subpar rentals to be able to enjoy the beach, but this house completely changed my opinion on Cape travel. The owners went above and beyond to have a wonderful and clean rental. Very spacious house with great AC and a wonderful yard.

As the title reads, I will start by saying this is "The Perfect Vacation Home!!" This was our 2nd year renting this home and we love everything about it. It is walking distance to a private beach to which it has rights to. The property is in mint condition inside and out with upgrades done this past year. With its open floor plan, this house is great for entertaining.. It has a large deck in the yard and each bedroom even has its own bathroom.

The owners are great as well. Friendly, accommodating and awesome to work with. My vacations in their home have certainly been memorable ones. I highly recommend renting here, it's well worth it!!

This rental was by far one of the cleanest easiest places we have ever rented anywhere . Homeowners thought of everything . Place was immaculate inside and out . Three bedrooms all with private bathrooms was perfect for our family . Easy walk to private beach or sitting on ocean view deck was very relaxing . Would recommend this house to anyone .
