You might even spot one of the seals that spend their summers vacationing in the pond. Bringing a boat? Launch right from the dock and enjoy water sports on Follin's Pond, or take your seaworthy vessel down the Bass River all the way to the open ocean.

The patio overlooks the water and is perfect for morning coffee, grilling, or unwinding after a day on the pond or at the beach. Inside, the home features a spacious open-concept living area with plenty of comfortable seating across the living room, dining room, kitchen, and sitting room—ideal for relaxing or gathering with family and friends. The master bedroom offers peaceful pond views from the king bed and a jacuzzi for a soothing end to the day. The second bedroom also boasts a king bed. A pullout couch in the living room offers additional sleeping accommodations and a portable twin bed can be added to either of the bedrooms for alternate sleeping arrangements. There are two full bathrooms, including two showers and a jacuzzi tub, plus a brand-new outdoor shower has been added for the 2026 season, perfect after a day of sun, sand, or time on the water.

You’ll be just 10 minutes from Dennis and Yarmouth beaches and only minutes from the Cape Cod Rail Trail and many popular dining options.

    Katie's house was perfect! It was exactly as described, the location was great, the house was clean and had many amenities. Katie was very responsive for questions and proactively checked in with us during our stay to make sure we were okay; we hope to be able to go back again soon. I would definitely recommend it.

    Katie was extremely responsive to all inquiries; and made great recommendations for restaurants for a non-seafood eater! Her home is lovely: everything seemed brand new; and it was comfortable and spotless! Especially notable is how well-thought out and appointed the home was for guests. Things such as remote controls for floor lighting in the bedrooms (so you could shut off the light w/o having to leave the bed), beautiful & abundant dishware, sea-themed pulls on all the cabinetry, comfortable patio furniture on the back deck (which is so lovely & peaceful overlooking the lake) with covers so it stays dry despite rain or the morning dew, liquid soap, shampoo & conditioner in the showers, and beach towels in the laundry room. I would definitely recommend this home to those looking for a vacation experience without any concerns. show more show less

    We had an unforgettable stay! We had beautiful views with our morning coffee and we used the kayaks and dock every day. Her home is just a short drive to the beach and we had everything we could possibly hope for with this waterfront property. I highly recommend it and would come back again in the summer or even in another season as I'm sure it's beautiful year round! Katie was a great host and super responsive!

    I grew up at the beach and have always loved everything about ocean and its marine life. I've been renting our second home to others for the last 3 years and look forward to being able to share this unique location with you and your family. I'm also glad to touch base and address any questions you have ahead of your visit. As an avid animal lover and former shelter volunteer, please do reach out if you are interested in bringing your well-behaved canine companion along.

    What is special about this property?
    Follin's Pond is a special location, great for relaxing and birdwatching, paddling our kayak or paddleboard or bring your boat for sailing, waterskiing, tubing etc. Follin's Pond also has ocean access via the Bass River, so you could bring your seaworthy vessel. It also sits between the ocean and bay, being just a 10 minute drive to many Yarmouth and Dennis beaches. We are looking forward to sharing this unique property with you and your family.

    What is special about your town?
    In addition to being close by to both Dennis and Yarmouth beaches, our property is close to the Cape Cod Rail Trail if your family enjoys biking, walking or running. The Rail Trail is a 25.5-27.5 mi mostly flat trail from Yarmouth to Wellfleet. There are several hiking trails and golf courses nearby as well many area restaurants. I'm happy to provide recommendations.
