This beautiful 2,350 sq ft home is located on a private side road on a 1/2 acre with a large front yard and back deck and central ac, easily walkable to downtown Edgartown and in-town smaller beaches and bikable to the town’s bigger beaches — Lighhouse Beach (1.3 mi), South Beach (2.1 mi) and Edgartown (''State'') Beach (2.5 mi). There are an abundance of walking trails nearby, and it's just a few minutes walk to the Katama General Store. The house accommodates 6 persons in top quality comfy beds (or 7 when adding a Coleman cot). Pets are welcome!

The house is sunny and bright and features cathedral ceilings, hardwood floors, and large windows, with newly painted walls and upgrades. It has a new superbly-functioning central air conditioning system, and, otherwise, there are ceiling fans in each bedroom and window screens in each room to enjoy the fresh island air. It has a wrap-around front porch and a huge back deck with a patio table seating 6 and 6 big deck chairs.

The spacious first floor master bedroom has a king bed, with slider door access to the back deck and a large attached master bath with a standalone shower and a large Jacuzzi tub. On the second floor, one large bedroom features a king bed and the other spacious bedroom has two twins (un-bunked). A Coleman cot (padded big/tall) can be added to the windowed alcove of either 2nd floor bedroom. All beds are high quality for a comfortable night's sleep! The second floor bath has a combination shower and Jacuzzi tub and is located just outside of the king bedroom. There is also a half bath conveniently located on the first floor at the base of the staircase.

The kitchen has top quality stainless steel appliances, an electric stove, and all the dishware/utensils/pots/pans you will need to cook and grill too from the back deck using the large Weber grill (with attached burner). For preparing coffee, you'll have the choice of using either a 12-cup Mr. Coffee Maker with reusable filter or a Keurig Coffee Maker.

The dining room features a large dining table and 6 comfortable chairs. The living room has a 65'' smart TV located above the fireplace and an enormous sectional couch that can seats 6 persons+ comfortably. There is also a second smart TV (52'') located in the master bedroom on the first floor.

The outdoor shower is just outside the master bedroom slider doors and can also be accessed from the main slider doors in the living room. Also, in case you need to work done during your stay, there is one desk and office chair located in the first floor master bedroom and another desk and office chair in the bedroom with the two twin beds. A brand new high capacity washer and dryer set is located in a first floor laundry room.

For added enjoyment you’ll find: Yoga mats in each bedroom closet, a Sharper Image massage chair in the master bedroom, a chess/backgammon table in the living room, and a huge front yard perfect for yard/ball games. Further, the property is wonderful for bird watching and stargazing. Partial water views of Edgartown Bay can be seen beyond the amazing flower field from the lawn's NE corner.
