This newly renovated and updated home sits just across The Boulevard from Sengekontacket Pond with distant water views and easy nearby water access. A new studio suite has also been recently added.

The Main House features three floors of living space and three Bathrooms. The new Carriage House suite adds a fifth sleeping area and full Bathroom. The Main House first floor features a light-filled modern layout with open Living, Dining, and Kitchen Areas. The Living Area has a vaulted ceiling, stone fireplace, large screen TV, with sofa and chair seating.

The Dining Area and Kitchen are framed by a wall of glass windows and sliding doors that open out to an expansive back patio. The Chef"s Kitchen has a prep counter/breakfast bar, commercial stainless appliances, and stone counters. There is also a first-floor Primary Bedroom with a glass door that also opens out to the back patio and outdoor shower. There is a full shared Bath on the first floor as well.

There are two Bedrooms on the second level that share a full Bath. There is also a TV/Family Room with TV, sofa, and chairs. The thrid floor features a large open loft-style layout. It has a Sitting Area and two sleeping areas -- each with its own bed (but no wall or doors). There is also a shared full bath as well.<br /> <br /> The new studio suite is on the second floor above the garage. It has both a private outside entrance as well as a deck that connects back to the Main House. The new space features a kitchenette with sink, refrigerator, dishwasher, and microwave. There is a dining table for two, plus sleeper sofa, and a full Bath.<br /> <br /> Outdoor entertaining unfolds across the back patio with outdoor Dining, Lounge, and Firepit areas, plus built-in grilling area. The town boat launch for Sengekontacket is nearby and offers easy access for kayaking or stand-up paddleboarding.<br /> If you don’t have a car ferry reservation, there are still convenient ways to get to and around Edgartown:<br /> Car rentals (including Turo): Vehicles can be rented on-island for the duration of your stay, offering flexibility for beach outings, dining, and exploring other towns.<br /> <br /> Uber and Lyft: Ride-shares are available, especially in and around Edgartown, though availability may be limited during peak times.<br /> <br /> Bike rentals: A great way to explore locally.
