My husband and I had a relaxing and memorable week at this Sunset Beach cottage. The sweeping views of the bay from the many windows and on the outside patio take center stage. The sunsets are nothing short of spectacular.
The beachy light-filled house feels welcoming and the rooms are attractively decorated with comfortable seating located throughout. The spacious bedrooms offer plenty of closet space. The well-appointed kitchen provided everything we needed to prepare meals with plenty of seating at the large kitchen island and dining table. The property's sandy beach path could not be more convenient with beach chairs and toys available to use. At low tide, the tidal flats are perfect for long walks as is swimming at high tide. The beautiful garden provides a lovely place to stroll and relax. We loved the convenience of the outdoor shower with a purple flowering tree framing one side.
Communication from the owners was responsive and helpful. Thorough instructions and information on restaurants and things to do in the area were provided. We hope to someday stay here again.

We had an amazing stay at this beach rental right on the bay. The beach itself is nice and clean and private. A huge highlight for us was the low tide, where the kids had a blast walking around and exploring the tidal pools. House is well maintained with the beautiful property grounds with lovely flowers and landscaping. We also appreciated the communication and attentiveness of the owners, who even left us a wonderful welcome gift. Would love to stay again in the future.

We had a great stay here. The view from the living room and kitchen is stunning; we couldn't stop watching the tides and sunsets. The walk to the private beach is short and you can easily go back and forth to the house. The shallow water is great for ocean swims. The kitchen is large and updated, which makes it easy to prepare meals. Two of the bedrooms have great ocean views and the third has a nice garden view with direct access through a door. We'd definitely stay again!

Our family of four spent a delightful week on Sunset beach. The views and the changing scenery are indescribable -- you have to witness it to believe the beauty right in front of you. At low tide the mud flats are there for the most amazing walks for miles and miles. At evening the sunsets are beyond description. Reds, golds, pinks -- gorgeous. Nature surrounds and stuns you. The house is perfect. Clean and stylish with every amenity you can desire. We didn't spend a lot of time in the small back yard but it is beautifully green with stone walls and lovely plants and flowers plus, grill and a picnic table. I have already spoken with James -- who could not have been a more attentive and detailed host -- about reserving a spot for our family for next year. If that isn't endorsement enough for this indescribably amazing home I don't know what is!

We have spent family summer vacations on the outer Cape for 20+ years and recently returned from our first time in Brewster at this beautiful spot along with one of our adult daughters. It did not disappoint!
The house and deck are designed to take in the ever-changing bay and beach view. Beach is just a few steps away. We have always enjoyed walking the tidal flats at other locations, but the Brewster flats are amazing. Also nice walks along the sandy lanes in the neighborhood. Very quiet and private.
House itself is lovely, well-appointed (especially the kitchen) and we enjoyed creating many meals there…all within sight of the beautiful bay. We made new dining discoveries in Brewster, including the Brewster Fish House and Eat Cake for Breakfast. Great pastries! We visited a number of our favorite spots further out on the Cape and enjoyed the slower pace of fall with little tourist traffic.
Our gracious hosts, James and Janet, were not in residence but were just a phone call or text away if we had needed them. They were a wealth of information regarding things to do in the area.
We highly recommend this location for an enjoyable family escape. A real gem!

This is a gorgeous property that provided our family the best setting for a family reunion. Our ages ranged from early fifties to mid-80's and everyone was able to take advantage of the private beach's high and low tides, walking the area, and enjoying a wide array of restaurant options. James was responsive and gracious in providing information and some last minute needs. This is a great beach house and grounds, the best views, and not so prissy that you can't relax, make meals, enjoy conversation and not worry about hurting anything while still being respectful. Thank you James for everything, it was the best family trip ever and we are still talking about it!

We have been to the cape a few times over the years and fell in love with the area a long time ago. When we came across this rental near where we had made memories before, we were excited to be able to once again take part in family memory-making in such a unique spot with such a beautiful layout and proximity to the water. When it came to the house itself, we were very happy with many things there and especially appreciated the attention to detail that is clearly taken. It was clean, well kept, and the comforts of heating and cooling were addressed if need be. The space is beautiful and roomy and the kitchen was very nice to cook in. The proximity to the beach made it easy to do our favorite activity of walking out and exploring the tide to see the creatures that live there. Whether it was walking, playing in the sand with our kids, or just simply sitting on the deck or the beach and taking it all in, we fully enjoyed our time in this home. The location is perfect for sampling local restaurants, getting coffee or ice cream, or visiting other spots on the cape too. Plus we were able to take a day trip to sight-see in Boston. We are grateful for the opportunity to have stayed here!

Rarely do you find a vacation rental that checks all the boxes. Spectacular location, terrific residence with a modern kitchen and spacious bedrooms. We had no problem fitting our four adults and two children very comfortably. The private beach, well manicured backyard with Koi pond and deck to view beautiful sunsets over the bay nightly enhanced this Cape Cod gem. We can't wait to come back!

Incredible property, the listing is aptly named. Beautiful home with great kitchen, view, garden, beach, porch and patio. Feels totally secluded and private and we had a wonderful time.

All you have to do is look out your living room or bedroom windows any time, night or day, and realize what an amazing place you are staying in. The views are incredible and you are literally steps away from some of the nicest bay beaches on Cape Cod. James and Janet have also done a phenomenal job with the space and not only is it modern and updated, but they have made it feel very roomy. Two great bedrooms and an office/extra sleeping area to boot. All the modern conveniences as well. Can't say enough....we will be back!

We recently had the pleasure of staying at this amazing beachside house, and it was nothing short of perfect. From the moment we arrived, we were captivated by the breathtaking ocean views. When the tide goes out, you can walk forever and when it comes in, you can still enjoy the beach just steps out the door. We especially loved that because of the house's location, you get to enjoy watching the sunset over the water...a rare treat on the east coast.

The house itself is well designed, and easily accommodated our group of seven. With a modern kitchen, a deck overlooking the bay, a grill in the back and nice gardens, we never felt the need to leave. The interior is spacious and clean, with large windows that allow plenty of natural light to flood in, highlighting the tasteful decor. Each bedroom is a tranquil retreat with comfortable beds and large TVs. The bathrooms are modern, with great water pressure (yay!) and lots of hot water.

Outside, the property truly shines. There's a spacious deck with comfortable seating and a BBQ grill, perfect for outdoor dining or enjoying a glass of wine as the sun sets over the water. The beach is just a few steps away, and it's incredibly private – we felt like we had our own little slice of paradise!

Our host was exceptionally welcoming and responsive, easy to work with and easy to communicate with. They've thought of every detail to make guests feel comfortable, from beach chairs and umbrellas to board games and books.

If you're looking for a serene and luxurious beach escape, this rental is unbeatable. I can't recommend it highly enough and can't wait to return!

Our family had an absolutely wonderful week at this beautiful bay front property on the Brewster tidal flats. The hosts were immediately welcoming, hospitable, and accessible. The house was gorgeous, clean, and well appointed with everything we needed to cook for the week (We do almost all meals at home… why leave when u have a perfect view and have the water only a few steps away?) We were a group of 6, 4 adults and 2 children. The house was spacious, airy and bright, with gorgeous views from the first and second floor and deck, everything desired in a beach house:) The beach itself is private and incredible, only a few other neighboring families sharing that space. And the bayside is always our favorite, whether high or low tide, it is perfection for walking and swimming with temps always warmer than the ocean side. Thank you to the owners for sharing such a lovely home and we look forward to returning!

Our family has been vacationing in Brewster for years but this is our first time staying in this property on Sunset Beach. We loved the house and the setting. The views of the bay are magical, the beach is lovely and there is a beautiful flower garden in the backyard to enjoy as well. The house is well-appointed and our hosts did a great job of making us feel welcome. Totally recommend a stay here!

This was our 3rd year vacationing at Sunset Beach, and our best vacation yet. This home is absolutely gorgeous, with water views from almost every room. James and Janet are fantastic hosts- their home is fully stocked with everything you need. They also provide a thorough list of all the best local spots for food, groceries, etc. Their home is spacious and cozy at the same time. Plenty of room for a family of 5. The kitchen had everything we needed to cook most evenings. We enjoyed our days in the sun clamming, crabbing on the jetty, walking the flats at low tide, seashell searching, and swimming when the tide was in- the jetty is great to jump off of! The neighborhood has a loop that our kids loved biking around every day. My older son and I biked into town and rode the bike trail most days as well. The fenced in back yard is a gardener's oasis- stunning landscaping. Our youngest loved watching the 'beach bunnies' that visited the garden. Outdoor showers every evening were so refreshing! Evenings were spent with board games and the most gorgeous sunsets we have ever seen. Absolute perfection. Our kids talk about how much they love it there year round. It is such a special place to us. Thank you, Janet and James, for sharing your homes with us! We can not wait for next year's return!

The setting--a staircase away from a beach that never disappears at high tide. At low tide you can walk out a half a mile into the bay. At sunset the sky fills with fabulous colors as the sun disappears into the sea. Inside the home the furniture and beds are comfortable. Three of the six people in our party were working for part of the week and there are two desks and plenty of work space. The kitchen is well stocked if you cook at home--we did. Our hosts left us a bottle of wine as a welcome gift, provided toiletry products in the bathrooms (uncommon in a rental), and got back to us immediately when we thought there might be an issue which there was not. Outside the home are chairs, loungers, and a view of the ocean and ocean breezes by a bank of charming petunias in half wall window boxes that edge the deck. The gardens are well tended and full of flowers. Everything about this rental is superb and conducive to a relaxing vacation week.

We loved every minute in this spectacular house on Sunset Beach. Nightly sunsets, walking the flats, frequenting local great restaurants, we had the chance to absorb the very special culture that Brewster offers.

We'll be returning for a third year to this gorgeous home, overlooking the bay and just steps from a private beach. No crowds, great swimming and tide pools to explore with the kids. This house has everything you need for a great vacation- a fully equipped kitchen and laundry, good cable and wifi, an outdoor grill and all the things you need to have fun on the beach- beach chairs, boogie boards etc. The deck is spacious and has a great sunset view of Cape Cod Bay. A perfect vacation spot!

We loved this home and the location. Morning coffee looking out on the bay was awesome. Sunsets from this home or beach are stunning. We loved walking out on the flats at low tide and just hanging out on the beach. The area has many hiking trails and things to do, we especially loved hiking Great Island Trail in Wellfleet and visiting the national seashore beaches. Plenty of restaurants in this area close by when you don't feel like cooking in the well equipped kitchen. The owners communicate well and have been a pleasure to work with. Would highly recommend this home to anyone looking for a vacation on the beach.

This is the best vacation house you could want. House is excellent in all respects. Beautiful architecturally and superbly furnished. Location is perfect. Right on a beautiful bay side beach. The best sunsets in North America. And, the Town of Brewster and environs provide excellent shopping and restaurants. We hope to rent here annually.

This house was nothing short of amazing. Pictures do not do it justice. The location couldn't have been better and the communication with James was great. House was extremely clean and bedrooms/bathrooms were great. I would recommend this house for anyone looking for an outstanding Cape Cod Experience.

We had a wonderful stay on the this property over the 4th of July! The house was well appointed and right on the water. It was clean and the neighborhood was quiet! Everything in Brewster was easily accessible and the owner communicated very well with us! Would highly recommend staying here!

This marked our return visit to this wonderful home above the Brewster Flats on Sunset Beach. We love this house for its light, the extraordinary sunsets, the proximity to the beach and for its overall comfort. The house and kitchen are well-equipped; there is a lovely, large garden and a great outdoor space. This is a beautiful and lovely retreat and we will look forward to our return.

We've rented in the Dennis/Brewster area every summer for years and were happy to find this home with everything we could ask for right at our fingertips: nice kitchen, washer and dryer, outdoor grill, indoor a.c., impressive sunset views, and steps down to a beautiful sandy beach. (The only info we misinterpreted in the accurate description of the house is that it does sleep 8, but 4 of those are in one of the downstairs bedrooms, so it may not be right for 4 couples if you want separate sleeping areas.) We'll definitely stay here again!

We had a wonderful week at this home with our 4 and 6 year old sons who found hours of entertainment playing on the sand flats at low tide, and catching crabs on the jetty after a great tip from the owner. We especially enjoyed the full collection of beach chairs and umbrellas at the house, so that we didn't need to bring our own gear.

The home was a joy to stay in with wonderful light, views, and exceptional outdoor space including the deck in the front, garden and patio with a propane grill in the back. We look forward to returning again next year!

Exactly as advertised! Beautiful, comfortable home in a perfect location. Private beach, lovely yard and the deck is like an outdoor living room with the absolute best view. We didn't want to leave. A gem in Brewster and we hope to return.

This is the best home we have rented in Cape Cod (out of 4 so far). It is perfectly sited on a secluded beach and you can sit on the deck and feel like you are right on the water (because you are). The house has been updated and is very clean and comfortable without any of the typical tacky decorations, excessive pillows, and clutter that you find in most rentals. The secluded backyard features a picnic table and a koi pond in case you need a break from the fabulous beachside deck.

Comes with all the accouterments that one could need whether outside (chairs, umbrellas, boogie boards) or inside (AC, WiFi, flat screen TVs).

And James and Janet are fabulous hosts -- incredibly helpful and responsive (e.g., running over with a lobster pot). You will really enjoy your time at this house.

Wonderful kitchen with new countertops, large gas range and new refrigerator, generous and well stocked cabinets.

The owners of this property went above and beyond to make the life in the cottage comfortable, enjoyable and relaxing. It's truly one of the best rentals in the Cape!

This was our second visit to this Waterfront Oasis on Sunset Beach. We were fortunate to have the best weather possible (summer in May) and to enjoy swimming, walks at low tide, bike rides on the CCRT, and The Best Sunsets. The views from the deck and living room overlooking the water are amazing. The house is most comfortable and well supplied. We thoroughly enjoyed our vacation and our children and friends who visited were also in awe!

Janet and James are superb hosts – never intrusive but always helpful for area recommendations. We look forward to a third visit in the not-too-distant future.

You can tell an architect designed this secluded house, brilliantly maximizing the extraordinary bay views from almost every room, not to mention the sunsets from the living room and deck. We appreciated that there's no fence around the deck to interrupt the scene. The electrical design was equally thoughtful, with ample conveniently-placed lighting, switches and outlets. Storage in bedrooms is more than generous. We enjoyed thoughtful small conveniences, such as bedside lamps with outlets in the master bedroom, and a phone charging station in the kitchen. We were particularly delighted to find the staircase has a door at the bottom to close it off - such a relief with a toddler.

The side and backyard gardens are restful, generously landscaped, and carefully maintained. They became a necessary part of our toddler's morning rounds, greeting the fish, sweet alyssum, and Buddha.

The Brewster Tidal Flat area is a unique and beautiful natural phenomena - we could not get enough of the Grand Show by Mother Nature, directly from the living room, even on the rainy days. The sunsets are not-to-miss, also right from the living room.

We found the beach and bay perfect for our toddler (and adults!) - so clean and calm, with clear access to the very gently sloped shoreline -- no bed of rocks to scramble over. High tide left plenty of open beach to walk along and enjoy in both directions. Low tide was a tranquil exploration of entrancing, sweeping beauty as we ventured over the flats. We mapped our stroll at 1 mile straight out from the house.

Our hosts, Janet and James, were welcoming and easy to communicate with, reaching out via text occasionally to be sure we were comfortable and had everything we needed, even replacing a lightbulb within a few hours.

We had a wonderfully rejuvenating vacation and hope to visit again.

This house was perfect for our much needed week-long getaway. The ocean views and sunsets were spectacular from the deck and from inside the multi-windowed house. It was the ideal place for us to relax, rest, and reset! From the moment we arrived we were beyond thrilled we had decided to rent this Waterfront Oasis. The house is tastefully decorated and felt comfortable and homey. Far out walks on the extended sandbars were soothing, and long walks on the beach any time of day were invigorating.

James and Janet were excellent hosts who were responsive to any questions or to provide anything we needed. We would love to rent the house again in the near future!

We are ordinarily not beach people but this extraordinary sunset beach home has converted us. From the spectacular view of Cape Cod Bay in a living room full of windows and light to walks on the mysterious Brewster flats we now understand why people are drawn to the ocean.

The architecture of the house is conducive to relaxing and feeling you are away from it all. High ceilings, skylights and a front deck overlooking the Bay. Each night you can enjoy the spectacular sunsets, one more vivid and compelling than the other.

The hosts are welcoming from the initial communications to the wine and taffy upon arrival and are a delight to chat with as they are often in the house next door yet always respecting your privacy,

The house is fully stocked with all your needs and a gourmet kitchen . And a charming koi pond in the backyard with gold fish swimming around.

The interior of the house is tastefully decorated with delightful nautical touches and interesting art. The master bedroom upstairs is spacious and has a dramatic view of the bay. This is the kind of place that makes you want to stay longer and you miss it when you leave.

Our family of four celebrated a long awaited family reunion with a week at this beautiful house. The house is perfectly designed for maximal enjoyment of the view, which is 24/7 window cinema. James and Janet have furnished the house tastefully and comfortably, and James is really helpful. Every room offers plenty of privacy, a TV, and I appreciated that each room also had a desk or table, and individual AC units. The gardens around the house are fantastic, and I appreciate full grown trees that stabilize the dune surrounding the house. The beach is soft white sand, and the ramp and railing that lead down to the beach from the top of the dune is brand new and rock solid. Fabulous swimming around high tide, and fabulous walking during low tide, no need to ever visit a public beach. Brewster is a low-key hip place, a fun but relaxed vibe. Loved Eat Cake for Breakfast!

From the moment we stepped on to deck to the time on last day we that we drove away, our family of 5 felt like we were in a magical place far away from our everyday life. The incredible location to the care taken in every single detail of the house made for week of relaxation and memories that we will treasure. Our responsive hosts made it clear that they were always available if needed. This is a special retreat for sure.

If you are looking for a relaxing oasis getaway, this is it. Come for the views! We spent almost every minute of our vacation either on the beach or on the side deck we dubbed The Lido Deck. Framed by flowers and olive trees, the deck is secluded yet offers gorgeous views of the aptly named Sunset Beach - we felt like we were on a Mediterranean holiday. The private beach is right outside your door, great for swimming or walking/playing on the flats at low tide. The owners even provide beach chairs and an umbrella.

When you have to go inside, you won't be disappointed. Floor to ceiling windows perfectly frame the beach and the house is tastefully furnished. The bedrooms are all good sized and the beds are very comfortable. For those who might need to work, the WiFi is reliable. If you like to cook, the kitchen is fully stocked and there is a gas grill on the side patio along with a family sized table nestled in the lovely side garden. The back garden is also beautifully landscaped, complete with a koi pond and a fabulous outdoor shower. If you can tear yourself away, there are great restaurants nearby - we highly recommend Spinnaker- and the ocean side beaches of the National Seashore are a short drive away, as are public tennis courts, hiking trails and the Rail Trail. Owners Janet and James live next door. They are welcoming and helpful but unobtrusive hosts. It's an amazing spot!

This cottage is paradise found, perched on a dune overlooking its own private beach w/panoramic views of Cape Cod Bay. The deck surrounded by trees (humming birds and lighting bugs abound) is an absolute perfection for savoring quiet mornings by the shore & awe-inspiring sunsets. This home's open layout is framed with large windows to maximize the breath-taking water views. Steps below is the private white sand beach flanked by long stretches of quiet shoreline where you can swim, stroll, fish and play! In addition to the gorgeous views & private beach, this nicely maintained Cape has 3 bedrooms; master on the 2 floor is very private and has a fantastic water view! This airy, light and efficient home is the perfect Cape getaway! The homeowners are wonderful people that put a lot of effort and love into making this amazing cottage extremely comfortable and enjoyable for you.

What a wonderful place. The location was amazing and the home was like new. Beach-y feel from the moment you walked in. Comfortable furniture, cape themed decor, blue colors of the water on the walls and bright wood floors and you cannot help but feel like you are tucked away on a private beach (WHICH YOU ARE!!!). Felt like a brand new, home set up for a worry-free vacation (washer/dryer, range and oven looked really new).

Views are amazing morning noon and night - as the tides come in and out for what seems to be miles. When water is in the quiet and very big beach is great for swimming and when the tides are out - it was time for a flats walk or run on the sand. Beach chairs and umbrella included was a bonus and we made good use. Outdoor shower made for easy clean off after a crispy day. Bedrooms were spacious and comfortable (and A/C made for cool sleep even thru a mini-heat wave). I even found a desk tucked away in one of the beachfront bedrooms - if you wanted to do some WFH and enjoy the view at the same time.

Owners were accessible and so nice They checked on us to make sure all was OK - but were in no way intrusive. I think you can see water from every room but one!

We have been renting on the Cape for many years, and this is by far the most amazing rental we have stayed in. James and Janet did a fabulous job with the space. It is warm, inviting, and fully stocked, not to mention modern, beautiful and clean. The house has amazing light, and views of the water surround you. The deck is perched right on top of the dunes and feels like a Caribbean oasis. The stretch of beach in front of the house is on the flats and perfection. The water is warm and clear and the sand is soft and beautiful. When the tide goes out, the sandbars provide a new layer of entertainment. The back yard provides an escape from the sun with a beautiful garden, koi pond, patio, brand new barbecue, and large outdoor shower. Beach chairs, boogie boards and a beach umbrella were waiting for us. James and Janet are incredibly welcoming hosts and were truly committed to making sure we had everything we needed for a relaxing and enjoyable time. We never wanted to leave and will be back next year for sure!

Let's start with the view of the Brewster flats at low tide from the porch: like Roger Daltrey once sang, "I can see for miles and miles", on a clear day to P-town. The private beach within yards of the front door is spacious and beautiful. The water gets wonderfully warm, and at high tide, the swimming can't be beat.

The house is contemporary and the layout is simple and elegant. The air conditioning works great and the kitchen well stocked. The beds are comfortable and feel brand new.

Brewster is a great place to be. You're near good shopping and restaurants and other beaches if you care to wander away. But really; why bother? This vacation spot is remarkably beautiful and easy and as perfect as one could ever imagine.
