This welcoming waterfront sanctuary sleeps up to 10 in four bedrooms and offers breathtaking views (W-NE) of Mill Pond, Nauset Harbor, and Nauset Beach's dunes. Located at the end of a winding Grandview private cul-de-sac, there's a boat ramp and small community beach 100 (paved) feet from your front door.

A wraparound deck off the main level facing the water lets you luxuriate unseen and features comfortable seating, a large (and extensible) outdoor dining table with umbrella, zero-gravity lounger chairs, fire pit, and convenient gas grill. A shaded path leads down steps to a private waterfront and walking path. From the community beach you can swim to the nearby float, fish, or launch kayaks (two, included) to explore Mill Pond and beyond. After you enjoy the outdoor shower, a Cape Cod summer tradition, savor a meal and beverages while watching the sunset and afterglow.

The open-concept living space includes a family room with three huge bay windows that showcase the stunning water views. Here you’ll relax and enjoy each other's company and the sounds of nature or perhaps a crackling fire in the fireplace.

If you need more stimulation, or just crave contact with what you've escaped, there's house-wide high-speed WiFi and a 40-inch flat-screen TV in the dining area, a 60-inch smart TV with a soundbar on the lower level, a smaller smart TV in one of the upstairs bedrooms, and a low-IQ flat-screen in the master bedroom, all with extended Xfinity cable service.

The downstairs lounge area provides plenty of room for another group, or different generations, to spread out and never feel pinched for space.

The open social kitchen is well-equipped, including for kibitzers seated at the counter. Between the kitchen and the lounge is the dining area, also with a big bay window. The country-style dining table seats six and can be extended to accommodate another four.

The main floor also features a huge sunroom with remote-controlled honeycomb shades for both the windows and skylights. If it all gets too much, there's a Twin trundle daybed and recliner for napping. Finally, there's a laundry room with a stacked washer and dryer.

For sleeping, the main floor provides an oversized master bedroom with two Twin XLs that can be combined into a king. It also features a full private bathroom en-suite, complete with a step-in shower. The main level guest half-bathroom is right next to the kitchen.

On the upper level, there are two bedrooms. One has a four-poster King. The other bedroom features a comfy Twin XL (38'' x 80'') and the best views in the house (complete with a telescope). These bedrooms share a Jack-and-Jill bathroom with opaque-glass-surrounded shower in between.

On the lower level, the vast space can serve as a large bedroom. It has two regular Twin beds and a full/double sofa/sleeper, with an en-suite tub and shower.

Overall, this property has the look of a traditional Cape Cod-style house and the feel of a manor, except with leading-edge technology and creature comforts. You’re easy walking distance to Nauset Beach and just a short drive from the center of Orleans with its many dining, shopping, and entertainment venues. It's ideal for multi-generation vacations and sun as well as sunset worship. Beachgoers will appreciate that beach chairs, an umbrella and ice chest, life jackets, boogie boards, and sand toys are included.

This property has brand-new air conditioning throughout. When opening a door or window to let the breeze through isn't sufficient, just pick up a remote and control your personal climate instantly.

(Spring, Fall, and Winter renters will appreciate the mini-split AC/heater units in the master bedroom/sunroom, living room, upstairs bedrooms, and lower level. They're a great way to get cozy when it's cold outside before the baseboard heaters kick in.)

This house was new to the rental market in 2020, and we pride ourselves on being exceptionally responsive and grateful for your input. By way of disclaimer, its owners lived in London for 42 years, so they love the bright light reflecting off Mill Pond. You might feel differently, so please be aware that not all the windows have shades.

State and local short-term occupancy taxes totaling 14.45% apply to all reservations less than 32 days in length. A fully refundable security deposit applies to all bookings.

This property offers a 4-night minimum stay during the offpeak season. Guests incur a $175 cleaning fee for all stays less than 6 nights.

Until further notice, you may cancel your booking (fully or in part) at any time and for any (or no) reason for a full, immediate 100% refund or apply your deposit (fee-free) to a future stay.

To reduce the chances of COVID-19 contamination, know that our home will be extraordinarily and professionally cleaned before your arrival and that we've provided ample antibacterial, sanitizing, and disinfectant cleaning supplies. Mattress covers, mattress pads, and pillow protectors will have been freshly laundered; bedspreads, blankets, and quilts have not. Guests must provide their own linens (sheets, towels, etc). If you want to bring your own pillows and blankets, we can store ours so they're not in your way.

We recommend that you buy travel insurance so you can get a 100% refund of your costs should you cancel. Before you buy, check whether your carrier honors cancellations due to virus-related issues. Some won't, treating COVID-19 and its implications as ''known, foreseeable, or expected'' hazards. If you can't find suitable guarantees, consider a ''cancel for any reason'' (''CFAR'') insurance policy, which typically refund only 50-60% of your costs.

Long-Term Rental (1 month or more): The house has exquisite views north and west, is well-insulated, features two fireplaces, and is protected from easterly storms. Once snow falls, it's important to have a reliable 4-wheel drive vehicle due to the steep, winding cul-de-sac and negligible traffic during winter (although the next-door neighbors stay all year). West- and north-facing rooms (including living, dining, sunroom, and upstairs bedrooms) get colder when the wind blows over Mill Pond. The oil-fired furnace runs year-round to prevent water pipe breaks. The mini-split AC/heating system supplements it nicely. All windows and glass doors are double-glazed. Xfinity high-speed WiFi, VoIP phone service, and extended cable TV also operate year-round. The property manager visits daily and is very capable and responsive. Monthly rent is $6000 from November through the end of March, after which the property reverts to weekly pricing at peak season rates.

Amazing Cape House!

The pictures do not do this place justice. It is an amazing home with an amazing set up. Plenty of rooms and beds for any size group. The best feature is the huge deck that overlooks the water. We spent a good portion of our time together outside on that deck and wish we could've stayed longer. Lastly, the communication with the landlord, Andrew, was top notch. Quick response time and is there to help you with anything you need. If you are planning a trip to the Cape, this is the place you want to stay. 100% recommend. show more show less

Our stay in Orleans was better than we could have ever imagined. The association beach was in close proximity to the house - perfect for kayaking, exploring, and watching the kids swim all day. If you are eager to look for wildlife, the location has a lot to offer, from all sizes of fish to docile seals bobbing their heads up and down in the waves. The area is also a home to many species of sea birds and bottom dwelling horseshoe crabs.

The home itself is a gem, and we were quite pleased with the cleanliness of the house upon arrival. There were plenty of beds for our family of 5. Quite possibly the best thing about the house was the large outdoor deck, which looked over much of Mill Pond and out to the Nauset dunes. It's a great location to eat dinner on warm nights, relax, and watch the sunset fade. This house was the comfortable Cape getaway we needed, and we will no doubt return! show more show less

Beautiful Orleans Property

We knew we were in for an amazing week once we drove up to the house with its spectacular views of Mill Pond. The house is in a great location and had everything we needed for a enjoyable vacation on the Cape. A great wrap around deck with views of the well maintained landscaped yard, trails, the surrounding wildlife including bunnies and a variety of birds and of course, the breathtaking water views and the seals. The deck is also great for entertaining with plenty of seating and an expandable outdoor dining table and Weber grill, ideal for having cookouts. The Pond is perfect for kayaking, paddle boarding, and a swim. Nauset Beach is close by for a nice walk, run, or quick bike ride down to the beach. There is plenty of room in the house for a family to spread out or enjoy sitting down at the game table for some quality family time.

We will be back again next year! Looking forward to it!

Andrew, the property owner, was very helpful, responsive and informative. It is a pleasure dealing with him. He provided very detailed information on the property and surrounding area and anticipated any questions a guest may have including a thorough information packet provided as well as a separate listing of FAQs. It was much appreciated especially since it was our first time at this property.

What a wonderful week at Mill Race! The moment we pulled down the street we knew we would be in for a spectacular vacation! We spent many evenings sitting on the wrap around deck enjoying the views! Perfect Family Vacation

Hello Andrew,

We wanted to let you know how much we loved our time at your home. From the moment we stepped through the door we were captivated by the gorgeous views over the Mill Pond and out to the dunes of Nauset. With plenty of space, privacy and lovely views, your beautiful house made us all feel right at home. Everything was sparkling clean, so we could settle right in, feeling safe and comfortable, even in the midst of a pandemic.

We enjoyed kayaking, clamming (properly licensed of course) and swimming on the Mill Pond and ventured by kayak and on foot to the quiet end of Nauset to enjoy open-ocean views throughout the week. Meals, naps and reading on the deck made it our favorite post-beach retreat.

We look forward to coming back next year.

Great week in Orleans

Our family had a great week at this well situated Orleans rental. The location is just ideal - overlooking a saltwater pond that feeds the bays and into the ocean. The week we were there we watched three seals and couple dolphins from the porch. The provided kayaks were great for exploring the pond (and yes, watching the seals up close). The kids swam in the pond out to the small jetty and enjoyed being up close with the local wildlife. The house is a quick bike or 15 minute walk to Nauset Beach. Town and main thoroughfares are also close by. The home was clean and bright and well thought out. Andrew was readily available and a great host. The house was fully stocked. Great location with amazing views

The location of this home is divine. Access to the warm water of the mill pond is steps away and offers a wonderful place to kayak, paddle board, swim and bird watch. It's s short drive to Nauset Beach and the other ocean beaches.

The huge deck offers gorgeous views and a place to have outdoor dinners and morning coffee.

The house is well stocked with every kitchen/laundry/sleeping supply you could want.
Sleeping arrangements are a little quirky, e.g., a shared shower upstairs, and there is no comfortable place for all to gather to watch a movie, but overall a comfortable place to enjoy everything the Cape has to offer. show more show less

Fabulous waterfront house in secluded part of EasT Orleans

Our family of six (grandparents, parents, and grandkids) has a wonderful time at this house in late June. The pictures do not do it justice.The house is large, with plenty of room for everyone to spread out. The wrap-around deck provides stunning views, as promised. The best part was the access to a lovely saltwater pond, perfect for swimming (there is a dock) and launching the 2 kayaks that come with the house. It's not evident from the pictures on the website, but the mini-beach to the pond is only about 30 feet away from the house. We could watch the grandkids swim while sitting on the deck! It's a tidal pond that leads out to Nauset Beach, one of the best ocean beaches on the Cape. The owner also provides beach toys, umbrellas, chairs, and coolers-- everything you need for a wonderful vacation. Our grandchildren cannot wait to come back next summer.

The house and landscaped grounds were beautiful. Many beach rentals are bare-bones, but that was not the case here. The kitchen was fully-equipped, we had access to a gas grill, and all the beds were extremely comfortable. The air-conditioning was needed (and appreciated) for the second-floor bedrooms (we didn't need it for the first floor, as the breezes cooled everything down). It was clear that this was a well-loved and well-cared for home that the owners were sharing with you. Communication with Andrew (the owner) was fast and easy, and there is a local property manager to contact if necessary.

We had a great stay at this home. I could not recommend it more highly.It is perfect for a multi-generational family or two families sharing the home. East Orleans is also a perfect location on the Cape, secluded, with easy waterfront access, yet close to stores and restaurants. All in all, a wonderful experience.

Heaven on earth

A beautiful home with most serene and magnificent views of Mill Pond stretching to the ocean and Nauset Beach. The house has all the comforts of home with open and bright living spaces including a wonderful fully equipped kitchen, a sunny enclosed outdoor shower and a deck that makes you feel as if you are on a boat with the water surrounding you.

There are a number of lovely nature trails around the property and kayaks available as well to explore the water.

My family and I have spent summers in Orleans since 1980. We were expats living in London, but several of my parents' best friends had homes on the Cape and it quickly became our ''happy place'' too.

We rented all over town for a couple weeks a year, refining our preferences (and tolerances) for more than two decades until a chance kayak outing led them to discover the ''goldilocks'' property. In a nutshell, it offered the all-too-rare ''sunset view over water'' they sought. So they completely gutted, remodeled, and refurnished the place, and for the past 15 years have made it their summer home.

I'm their eldest son, and have experience as a residential landlord in Napa, California, so when their property manager retired a few years ago I agreed to handle the property's logistics, finances, and upkeep with the invaluable help of a local builder/contractor/craftsman to serve as my eyes, ears, and hands.

My parents would love to continue summering there indefinitely, but they've come to appreciate the virtues of sharing it too (smile). It's my mission to find appreciative, responsible vacationers (and even off-season renters) who'll bond with this sanctuary as much as my parents have, and who'll want to return year after year.

What is special about this property?
If there were no house already on this parcel of land, the Town of Orleans' current zoning wouldn't allow one to be built. That's because of how close the house is to the water (to the north and west), and how close it is to a permanent nature preserve (just the other side of the rock wall on the west edge of the yard). But I suspect it's also because this house has infinitely better and broader views than Grandview homes five times its size built in the past decade further up the hill.

Regardless, for my family and me, watching the sunset from the west deck (or almost anywhere else in the house) has always been a hush-inducing experience. And during the rest of the day, surveying Mill Pond from the wraparound balcony is soothing beyond words. If it gets too hot or humid, we'd just open the Pella doors onto the deck (in conjunction with one or both front doors) and the cross-breeze would get us comfortable again quickly. I know not everyone prefers that option, so we've installed area-specific air conditioning (new in 2020) to address your needs.

Being so close to Mill Pond affords other special privileges, like watching the resident seals play and hearing them stir up the water as they corral fish. If you want video proof, just ask.

What is special about your town?
Orleans has charm, history, and plenty of amenities to offer multiple generations. From its highly successful minor league baseball team to its deeply nautical culture and old-Cape architecture, it's hard to get bored here. Even if all you do is bake on the beaches (Nauset or Skaket), when the weather's right there's no place quite as comfortable and relaxing. And if you're a cyclist, the Cape Rail Trail goes right through town and all the way north to Provincetown.

East Orleans, at the eastern end of Beach Road heading toward Nauset Beach, is (IMO) a ''thickly settled'' and wealthy area with a great climate (especially from July through mid-October), and more topological variety than most of the Cape. Yes, there are hills, even cliffs, which make views of the Atlantic all the more dramatic. Before the sun gets too high you can sometimes see spouting whales. And of course there's water everywhere -- both the fresh and salted kind -- so swimming is feasible even if you never enter the ocean.

Being an outdoorsy loner, my favorite activity is to hike along Nauset Beach north to ''The Cut'' and back along Nauset Harbor. It's 7 miles, mostly in soft sand, so it can be challenging. There are, however, barking seals aplenty to keep you company, and in late June and early July the horseshoe crabs mate -- now there's an unforgettable sight.
