Description

Description

This welcoming waterfront sanctuary sleeps up to 10 in four bedrooms and offers breathtaking views (W-NE) of Mill Pond, Nauset Harbor, and Nauset Beach's dunes. Located at the end of a winding Grandview private cul-de-sac, there's a boat ramp and small community beach 100 (paved) feet from your front door.

A wraparound deck off the main level facing the water lets you luxuriate unseen and features comfortable seating, a large (and extensible) outdoor dining table with umbrella, zero-gravity lounger chairs, fire pit, and convenient gas grill. A shaded path leads down steps to a private waterfront and walking path. From the community beach you can swim to the nearby float, fish, or launch kayaks (two, included) to explore Mill Pond and beyond. After you enjoy the outdoor shower, a Cape Cod summer tradition, savor a meal and beverages while watching the sunset and afterglow.

The open-concept living space includes a family room with three huge bay windows that showcase the stunning water views. Here you’ll relax and enjoy each other's company and the sounds of nature or perhaps a crackling fire in the fireplace.

If you need more stimulation, or just crave contact with what you've escaped, there's house-wide high-speed WiFi and a 40-inch flat-screen TV in the dining area, a 60-inch smart TV with a soundbar on the lower level, a smaller smart TV in one of the upstairs bedrooms, and a low-IQ flat-screen in the master bedroom, all with extended Xfinity cable service.

The downstairs lounge area provides plenty of room for another group, or different generations, to spread out and never feel pinched for space.

The open social kitchen is well-equipped, including for kibitzers seated at the counter. Between the kitchen and the lounge is the dining area, also with a big bay window. The country-style dining table seats six and can be extended to accommodate another four.

The main floor also features a huge sunroom with remote-controlled honeycomb shades for both the windows and skylights. If it all gets too much, there's a Twin trundle daybed and recliner for napping. Finally, there's a laundry room with a stacked washer and dryer.

For sleeping, the main floor provides an oversized master bedroom with two Twin XLs that can be combined into a king. It also features a full private bathroom en-suite, complete with a step-in shower. The main level guest half-bathroom is right next to the kitchen.

On the upper level, there are two bedrooms. One has a four-poster King. The other bedroom features a comfy Twin XL (38'' x 80'') and the best views in the house (complete with a telescope). These bedrooms share a Jack-and-Jill bathroom with opaque-glass-surrounded shower in between.

On the lower level, the vast space can serve as a large bedroom. It has two regular Twin beds and a full/double sofa/sleeper, with an en-suite tub and shower.

Overall, this property has the look of a traditional Cape Cod-style house and the feel of a manor, except with leading-edge technology and creature comforts. You’re easy walking distance to Nauset Beach and just a short drive from the center of Orleans with its many dining, shopping, and entertainment venues. It's ideal for multi-generation vacations and sun as well as sunset worship. Beachgoers will appreciate that beach chairs, an umbrella and ice chest, life jackets, boogie boards, and sand toys are included.

This property has brand-new air conditioning throughout. When opening a door or window to let the breeze through isn't sufficient, just pick up a remote and control your personal climate instantly.

(Spring, Fall, and Winter renters will appreciate the mini-split AC/heater units in the master bedroom/sunroom, living room, upstairs bedrooms, and lower level. They're a great way to get cozy when it's cold outside before the baseboard heaters kick in.)

This house was new to the rental market in 2020, and we pride ourselves on being exceptionally responsive and grateful for your input. By way of disclaimer, its owners lived in London for 42 years, so they love the bright light reflecting off Mill Pond. You might feel differently, so please be aware that not all the windows have shades.

Please click on the Pricing & Availability tab for detailed information about weekly rates. This property has a six-night minimum during the peak season. State and local short-term occupancy taxes totaling 14.45% apply to all reservations less than 32 days in length. A fully refundable security deposit applies to all bookings.

This property offers a 3-night minimum stay during the offpeak season. Guests incur a $175 cleaning fee for all stays less than 6 nights.

COVID-19 Concerns and Cancelations
==============================
For the 2022 rental season, we've retained our (very lenient) cancelation policy.

Until further notice, you may cancel your booking at any time and for any (or no) reason for a full, immediate 100% refund. We'll even issue a pro-rated refund if you need to cut your stay short. Or you can apply your deposit to a future stay.

To reduce COVID-19 risks, know that our home will be extraordinarily and professionally cleaned before your arrival and that we've provided ample antibacterial, sanitizing, and disinfectant cleaning supplies. Mattress covers, mattress pads, and pillow protectors will have been freshly laundered; bedspreads, blankets, and quilts have not. On request, we'll provide linens (sheets and pillowcases, plus bath, hand, and beach towels) for any number of guests, or you can bring your own.

We recommend considering travel insurance (perhaps via aggregator site https://www.travelinsurance.com) so at least some of your costs can be refunded should you cancel. Check whether your carrier honors virus-related cancelations. Some won't, treating COVID-19 and its implications as ''known, foreseeable, or expected'' hazards. Or consider a ''cancel for any reason'' (''CFAR'') insurance policy, which typically refunds only 50-60% of your costs.

Additional availability info: Summer 2023 is already full. Fall, Winter, and Spring are great seasons to visit; check the reviews!. This is a Saturday to Saturday vacation rental.

Long-Term Rental (1 month or more): The house is not available for long-term rentals. It is, however, available for bookings of up to 30 days, and Fall, Winter, and Spring guests appreciate that it has exquisite views north and west, is well-insulated, features two fireplaces, and is protected from easterly storms. Once snow falls, it's important to have a reliable 4-wheel drive vehicle due to the steep, winding cul-de-sac and negligible traffic during winter (although the next-door neighbors stay all year). West- and north-facing rooms (including living, dining, sunroom, and upstairs bedrooms) get colder when the wind blows over Mill Pond. The oil-fired furnace runs year-round to prevent water pipe breaks. The mini-split AC/heating system supplements it nicely. (And the generator helps when the power goes out.) All windows and glass doors are double-glazed. Xfinity high-speed WiFi, VoIP phone service, and extended cable TV also operate year-round. The property manager visits daily and is very capable and respon

Payment Methods: Zelle, Venmo, ACH/EFT (no transaction fees); PayPal (transaction fees vary); and personal checks

Additional Pricing Info: 3% discount for 3+ weeks, Linens + towels $300. $175 cleaning fee for sub-6 night stays. State and local taxes of 14.45% will apply

    AMAZING!!!

We rented this home for our family over the 'wedding week' for our son and it was simply perfect! Location to everything (THE BEACH!) was incredible, the views all day were stunning, the house set up was exactly what our family needed to have space throughout the week and enjoy time together and get some private time too! It is welcoming from the minute you step in the door and leaving is very hard! You truly feel like a guest in Andrew's home-it is appointed better than any home I've ever stayed in! You will wish you had stayed here if you don't and drive by it!! show more show less

    Magnificent Mill Pond

We love Mill Pond walks and views. This classic Cape home affords both and delivers an absolutely stunning panoramic view that extends to Nauset. Well appointed with lovely gardens and everything you could need in the kitchen. Fastidious care in regard to humidity control, air quality and cleanliness is essential for Cape comfort and this home excels in all. We are already looking forward to next year's return.

    Threepeat!

Third time and still a charm! We again enjoyed a wonderful week on the Cape at the beautiful property located at 12 Mill Race. The spectacular setting is the star and it is always great to reconnect with the family and make more Cape memories.

    Fantastic Stay!

Easy check in/out. House was super clean and the grounds were gorgeous. Close to beaches, restaurants & stores. Once you arrive you really don't need to go anywhere. Just take in the sun on the deck or take a kayak down the race. Spectacular views and sunsets.

    Just Wonderful

Recently returned from a wonderful multigenerational (ages 26-93) family vacation at this lovely home. Everyone wants to return next year! My parents can no longer manage navigating the beach so we wanted to bring the water to them. I am happy to tell you we succeeded!

The setting is truly peaceful and serene. Every day we were in awe of just how quiet and still it was sitting on the huge wrap around deck taking in the panoramic view. Just an occasional friendly neighbor walking by with their dogs, or the sound of muffled voices coming from those clamming in the inlet. We saw deer, coydogs, rabbits, chipmunks and a great variety of very healthy birds everyday enjoying the birdfeeder. On one particular day we were more than startled when a pack of coydogs came thundering down at full speed directly under the deck out to the street and down to the path below. They sounded like galloping race horses pounding beneath us!

The house and the grounds are charming and beautiful in every way. Manicured lawn and shrubs. Gleaming hardwood floors. Windows and sunlight everywhere! Large, open kitchen with great counterspace. Plenty of room throughout the house for everyone. Bedrooms comfy and cozy. Enjoyed an indoor fire a few evenings while we all stayed up late pushing ourselves to complete a puzzle we had brought, and succeeded! Swimming and kayaking everyday. Coffee on the deck in the am, followed by raw oysters and clams mid afternoon, basking in the sun. Quick ride to stores to replenish grocery supplies. Enjoyed exploring the quaint town of Orleans on foot, discovering some wonderful shops.

Andrew, the manager, is a most kind, caring, and sincere host. Responds within hours to any inquiry. Has prepared a wonderful packet of information that he provides to you ahead of your stay, that includes absolutely anything and everything you might want to know. Very helpful and useful information.

After a hard year of some serious medical issues that my father championed through, this was the perfect family vacation we all needed to celebrate and unwind. We will be back!

    Spectacular!

At the risk of letting TOO many know about this fabulous rental home, I can't help but give it 5+ stars!.

We were lucky enough to have ridiculously beautiful weather in early November with mild temps and bright skies for the whole week. The house is absolutely beautiful - perfectly situated on the salt water pond with EXQUISITE views to the Nauset dunes and ocean beyond. The house is beautifully appointed - there is nothing that owner hasn't thought of and supplied. Every room was immaculately clean. We cooked in most evenings (because it was so easy with every kitchen cookware/utensil imaginable right there) but did enjoy one (off season) evening out at Barley Neck Inn for dinner, just a mile away from the house.

A perfect getaway for us with special thanks to owner Andrew for his remarkably quick responsiveness to any questions/concerns. Cannot wait to return!

    Ideal vacation rental

We spent two weeks at this beautiful home, and have nothing but great things to say!

First, working with Andrew, the homeowner, was very positive. He is responsive, communicates well, and worked to make sure we enjoyed our time there.

Next, the house is wonderful. If anything, the pictures don't do it justice. The location is spectacular. The house is very clean and well cared for. It's in a quiet area. There were some special touches we really appreciated, like fresh flowers in the home when we arrived, and Brita pitchers filled and chilling in the fridge. There are smart TVs, so you can sign into streaming services. The beds are quite comfortable. The Wi-Fi worked well. East Orleans is a good Cape location because it's easy to head up or down the Cape for activities, restaurants and whatever else you might be interested in. Nauset Beach, perhaps the Cape's greatest, is just down the street.

We highly recommend Andrew's home, and we can't wait to come back!

    Great Rental

This is our second year renting this property and it was another wonderful experience. The house is well laid out and comfortable, with all we needed. The views from several rooms and the deck are absolutely stunning. My wife and I remarked how the views showed the handiwork of God with the greens, blues and white clouds framing an exceptional picture.

    Another Great Stay!

I am running out of superlatives to describe this property. We returned again this summer for another great stay at Andrew's beautiful home. Nothing tops the spectacular view from the deck and spending quality family time down the Cape. We will be back again next summer to make more memories and take in the picturesque setting.

    A Slice of Heaven

To sum this property up in one word would be perfection. From the stunning location to the comfortable, bright roomy interior and nature's beauty all around, it was top notch. And that VIEW. To die for. The surrounding neighborhood was quiet and tranquil and just so beautiful.

We enjoyed kayaking around Mill Pond almost every day - having the kayaks supplied for guests to use was a wonderful amenity. We equally enjoyed just floating in the warm, calm water at the end of our day before our evening happy hour on the deck.

The interior of the home is beautiful as well with stunning views and lovely rooms to retreat to at the end of the day for a good night's rest. Everything was impeccably clean, there was tons of storage, great closets, and those incredible views (do you see a theme here?) can be seen from every bedroom.

And last but not least - Andrew is one of the most thorough, responsive and thoughtful property owners that I have ever worked with. He really provides everything one might need to have a wonderful and informed stay.

This truly is a special property - it embodies everything I love about Cape Cod and I know you will love it too.

Thanks so much for your glowing review, and especially for drawing attention to the specifics that made your stay special. I love it when Mill Race spreads its magic. A big thank you, too, for rebooking even before you'd left; I look forward to your return visit.

My family and I have spent summers in Orleans since 1980. We were expats living in London, but several of my parents' best friends had homes on the Cape and it quickly became our ''happy place'' too.

We rented all over town for a couple weeks a year, refining our preferences (and tolerances) for more than two decades until a chance kayak outing led them to discover the ''goldilocks'' property. In a nutshell, it offered the all-too-rare ''sunset view over water'' they sought. So they completely gutted, remodeled, and refurnished the place, and for the past 15 years have made it their summer home.

I'm their eldest son, and have experience as a residential landlord in Napa, California, so when their property manager retired a few years ago I agreed to handle the property's logistics, finances, and upkeep with the invaluable help of a local builder/contractor/craftsman to serve as my eyes, ears, and hands.

My parents would love to continue summering there indefinitely, but they've come to appreciate the virtues of sharing it too (smile). It's my mission to find appreciative, responsible vacationers (and even off-season renters) who'll bond with this sanctuary as much as my parents have, and who'll want to return year after year.

What is special about this property?
If there were no house already on this parcel of land, the Town of Orleans' current zoning wouldn't allow one to be built. That's because of how close the house is to the water (to the north and west), and how close it is to a permanent nature preserve (just the other side of the rock wall on the west edge of the yard). But I suspect it's also because this house has infinitely better and broader views than Grandview homes five times its size built in the past decade further up the hill.

Regardless, for my family and me, watching the sunset from the west deck (or almost anywhere else in the house) has always been a hush-inducing experience. And during the rest of the day, surveying Mill Pond from the wraparound balcony is soothing beyond words. If it gets too hot or humid, we'd just open the Pella doors onto the deck (in conjunction with one or both front doors) and the cross-breeze would get us comfortable again quickly. I know not everyone prefers that option, so we've installed area-specific air conditioning (new in 2020) to address your needs.

Being so close to Mill Pond affords other special privileges, like watching the resident seals play and hearing them stir up the water as they corral fish. If you want video proof, just ask.

What is special about your town?
Orleans has charm, history, and plenty of amenities to offer multiple generations. From its highly successful minor league baseball team to its deeply nautical culture and old-Cape architecture, it's hard to get bored here. Even if all you do is bake on the beaches (Nauset or Skaket), when the weather's right there's no place quite as comfortable and relaxing. And if you're a cyclist, the Cape Rail Trail goes right through town and all the way north to Provincetown.

East Orleans, at the eastern end of Beach Road heading toward Nauset Beach, is (IMO) a ''thickly settled'' and wealthy area with a great climate (especially from July through mid-October), and more topological variety than most of the Cape. Yes, there are hills, even cliffs, which make views of the Atlantic all the more dramatic. Before the sun gets too high you can sometimes see spouting whales. And of course there's water everywhere -- both the fresh and salted kind -- so swimming is feasible even if you never enter the ocean.

Being an outdoorsy loner, my favorite activity is to hike along Nauset Beach north to ''The Cut'' and back along Nauset Harbor. It's 7 miles, mostly in soft sand, so it can be challenging. There are, however, barking seals aplenty to keep you company, and in late June and early July the horseshoe crabs mate -- now there's an unforgettable sight.
