Breathe in the charm and fresh air of Old Cape Cod in the 1904 shingle-style Victorian ''cottage'' our great grandfather built on a knoll overlooking beautiful Quissett Harbor. Enjoy three acres of woods and lawn, plus languid paddling and building sandcastles on a private beach with a diving float. The child-friendly beach with warm waters and endless sand is shared with only one other family. Our charming and historic house has five upstairs bedrooms, including two masters. From the wicker-furnished, west-facing front porch, you'll watch magnificent sunsets over Buzzards Bay and New Bedford.

Nearby are the 10.7-mile, North Falmouth-Woods Hole Shining Sea bike path; the picturesque and walkable Quissett Harbor ''Knob;'' the quaint villages of Woods Hole and Falmouth; and the waters of Buzzards Bay, Woods Hole and Vineyard Sound teeming seasonally with bluefish, striped bass, bonito and Spanish mackerel.

The main floor includes a large living room with high ceilings and big windows, fireplace, cable television, two comfortable seating areas, children's play area and a table for jigsaw puzzles and cards. The large dining room features sweeping harbor views through an unusual bow window and a big table where you'll gather to dine and share stories about the day. There are also a large, old-timey, eat-in kitchen with butler's pantry and checkerboard floor; a lavatory with family-size washer-dryer; and wi-fi (included).

The second floor includes 5 simply furnished, large bedrooms with windows that catch the summer breezes. Master 1 features a king bed, full en suite bathroom with shower/tub and magnificent water views. Master 2, in a wing of its own, offers tons of privacy, queen bed, full bath with claw-foot tub and water views.

Three other bedrooms use a full hall bathroom with claw-foot tub and harbor view. A fun outdoor shower behind the house, with privacy enclosure and plenty of hot water, supplements the facilities. Bedroom 3 has water views, child-proofed windows and a king bed that can be separated into twins. Bedroom 4 has twin beds and a woodsy view. Bedroom 5 is ideal for families with small children, with a bright flowered rug, lots of windows, an oblique water view, a queen bed, a single bed and plenty of floor space for your portable crib.

You will always remember your time in one of the last unspoiled places on Cape Cod. This is a serene retreat where family and friends will succumb to that Old Cape Magic.

    About our green amenities: There is a solar-heated outdoor shower on the side of the bath house for rinsing off on the beach after a swim. This is in addition to the outdoor shower behind the main house, where there is lots of hot water.

    Exceptional experience

    We stayed for a week at this wonderful property and had a very special chance to connect as a family. The house was large, well equipped and comfortable for our big crew, including several small children (under 3 years old). The property has very easy beach access and a wonderful porch where we spent the majority of the time. I cannot more highly rate the experience staying here- the owners were very responsive and helpful whenever needed. We cannot wait to come again!

    The James Marshall house is in its fourth generation of ownership by a family with roots in Boston and New York. The house is one of three late-Victorian, shingled beauties built in what is now the Quissett Historic District by our great-grandfather, a Scottish immigrant who came to America and established a successful career as a Wall Street stock broker. His own home next door to the Marshall house, on a point separating the inner and outer harbors, was previously the National Academy of Sciences, and now a private residence. He built the James Marshall house for his daughter (our grandmother). The third house, on the other side of Quissett Avenue, passed down through his other daughter to another branch of the family, with whom the beach is shared.

    What is special about this property?
    A vacation in the Marshall house is a trip in time back to the days of gracious summer living, when mothers brought the children to the Cape for the entire summer and fathers traveled by train to join their families on weekends. The house retains many features from its early days, including marble sinks, claw-foot tubs, a big kitchen with checkerboard tiles and a bath house on the beach where residents changed into their bathing costumes. We cherish the Marshall house for its family associations and for the rare pleasure of unhurried living by the sea. We hope you will enjoy it as much as we do.
