Down an unassuming New England path, there's a clearing, with a small Cape cottage, refined over 50 years to leverage everything Chilmark offers. Or just be there for you with solitude. Magnificent trees, a sunny deck, your music, internet, and more. A cottage for two couples or a small family. This is a two bedroom, one bath Cape with an alternate sleeping loft. The cottage is situated on two quiet and secluded acres

Single Primary Queen bedroom. Single second bedroom with 2 twin beds. For kids of all ages there is a loft overlooking the living spaces, yet it offers suitable privacy to sleep 2. You are requested to please bring your own bed linens and towels. 1 full bath. And you'll agree when you try it, 1 glorious outdoor shower. The interior is bright with a cathedral ceiling and three skylights, and there is a large sun-splashed deck.

The living space is open cathedral, blending the kitchen, dining area, living room, theater, fireside lounge, and library. It is not large, but honed to do it all.

The kitchen is efficient and practical. Coffee. Microwave. Dishwasher. Fridge. Induction Stove with Greenpan cookware. The basics are there, as you'd expect in a summer cottage. There's a small propane grill out back for Menemsha fresh seafood, and veggies from the farmers market or local farm stands.

Summer can be lazy on the deck. Full sun with a shade umbrella gives good spots for outdoor meals, reading, airing out the beach towels, or just relaxing with the trees and forest birds.

This cottage includes staying comfortably connected, if you want to. There's a familiar VOIP landline-style phone with unlimited calling, zippy WiFi, smart streaming TV, and a Sonos sound system that wraps around the TV and living space. Spotify.

The internet accommodates Wi-Fi calling, which works better than cell towers. (Only ATT naturally covers this spot.)
Air conditioning window unit in the primary bedroom. Washer-dryer.

Chilmark beach stickers kick open the gates to the best Vineyard sand, sun, and surf.

Across the street, trails move you out to the Middle Ridge Reserve and the nearby picnic lookout. Investigating further reveals the beckon of Tea Lane Farm Reserve and Middle Ridge trails. Out the backyard trails to Old Farm Road and connections to Waskosim’s Rock and Tiasquam reservations entice. Walk where nature reclaims the stone walls of years past, yet preserves the wildflower treasures in the meadows. These networks connect onwards to the entire island. Mountain biking or gravel riding can lead a cyclist to all corners.

The beaches and pond access present opportunities for the bold to surf, swim, sail, fish, shellfish, kayak and canoe.

Chilmark has the Island's best beaches, which you will have access to, and the Vineyard fresh seafood markets and restaurants of Menemsha. Lobster fishermen haul in dinner daily on the Menemsha docks. Bluefish, stripers, and Bonita can be caught off the Menemsha piers.

The Chilmark Community Center (CCC) is the epicenter for kids age 6-15 to meet all summer long on weekday mornings for camp-style programs. Youth sailing, tennis, basketball, arts, and general kid mayhem are offered through the CCC. The connections made through the CCC day camp last a lifetime.

    We wish to share our Chilmark cottage with folks who might embrace and enjoy the active lifestyle presented by Chilmark and Marthas Vineyard. I spent many summers as a teenager at the Chilmark Community Center, first as a camper and then as a sailing instructor. Now we appreciate the treasure of the preserved public lands and the hiking, biking, and connected access they enable.
    My parents built the cottage as a family getaway 5 decades ago. After many upgrades, and many changes to the Marthas Vineyard landscape, we believe it still delivers an escape from the mainland, and a launch pad for island summer experiences.
    We now live far away, but visit in the offseason. We would prefer the summer opportunities be leveraged by those who also wish to launch their own Vineyard summer experiences through July and August, or the close shoulder seasons.

    What is special about this property?
    Secluded. Affordable. No visible neighbors (yet). Trail network access. All the privileges of Chilmark and a rural location up island.
