We accept 4 day min rental, start any day of the week, short term rental lease and phone interview to answer your questions. If you need to work while on vacation, front parlor has small desk and can be closed off for privacy. Great village location - easy walk to Ropes Beach, town dock, Cape Cod League summer baseball games, library, playground, post office, church, top quality local groceries, fresh scones, muffins, coffee, sandwiches at Cotuit Market, lunch and dinner at Kettle Ho restaurant. Beautiful village where kids can be kids -great for bike riding, walking, 3 local child friendly beaches (1 mile to Loop, 3/4 mi to Rileys, beach parking sticker included), watch harbor activity and sailboat races. Centrally located for Cape day trips, 15 min to great shopping at Mashpee Commons, close to groceries and CVS, 20 minutes to Hyannis.
1st fl: granite countertop kitchen with lots of counter space (kitchen spices and staples, coffee & tea), 3 stools, wine refrig, laundry, dining room with large table, bathroom w shower, TV room, front parlor (w sofabed), bedroom w queen size bed and a/c, screened porch with settee and chairs, large table and chairs, extra tables, small refrig for soda and beers, fans.
2nd fl: 2 bedrooms w full size beds, 1 bedroom with 1 full and 2 twin beds, kids books and toys, bath with clawfoot tub and European handheld spray. A/C units in all bedrooms.
Separate building has bedroom with 1 full bed, 1 twin bed, a/c unit (must use bathroom in house).
Outdoor enclosed hot water shower is great for daily bathing in the sun or post beach clean-up. Generator for backup power.
Plenty of parking. Large front yard for croquet or bocce, irrigation system in front yard, weekly mowing and garden cleanup, trash and recycling removal (3-4x/wk).
All linens provided, beach chairs and beach towels, kids' beach toys, drying rack for towels and bathing suits.

This is a great house in a good location. The little kids beach is about a block away and it is mainly a cove for small sailboats. The walk there only takes about 5 minutes but it's on a slightly busy street without a sidewalk. Once you get there, the water was very warm (Aug) and there were tons of critters to see! Our girls had a blast collecting crabs, watching the schools of fish, looking for blue crabs, etc. It was perfect for a final trip to the beach before dinner. The house is about 10 min drive from grocery stores, CVS, shopping, etc. There's an amazing new bakery 3 miles away called Aime that has fantastic croissants/pastries and opens early. Loop Beach is about a mile away, but tends to have a number of pebbles, so we ended up driving 20 min to South Cape Beach, which has a more traditional soft-sand. We loved it and went back the next day. The house was perfect for our multi-generational group. They had great toys for the little kids (ages 1-6). The kitchen has everything you need to cook, which was very helpful, and the showers all have soap/shampoo/etc. Margy and Rick are very attentive and communicative. They are definitely the most "present" hosts that we've stayed with. They came to greet our group in person on the arrival day, and came to see us again 30 min before checkout. They also planned to come by sometime mid-week to collect garbage. In short, you'll see them around and hear from them. That being said, they're very friendly and hospitable. On a final note, we ordered boiled lobster take out from Roche Brothers and it was perfect. show more show less

Beautiful House and Wonderful Hosts!

We stayed at Margy and Rick's Ryder home for four nights in mid August with four families. We had such an amazing time and cannot believe how welcoming and accommodating Margy and Rick were for our group. I have rented many vacation homes and have never come across one so stocked for vacation. This included toilet paper, paper towels, laundry soap, shampoos/conditioners, beach toys/equipment and beach towels. Margy even stocked the home with a bottle of wine, milk, and coffee at our arrival! We enjoyed the short walk/ride to both Ropes and Loop beach from the house and the best was the market right across the street. I would highly recommend this property for families/groups with children and would love to stay here again. The backyard is a dream for the kids to run around and we loved eating our dinners outside. The pictures are exactly what you will get, the house is beautiful and full of charm. 5 stars all the way! show more show less

great location and Margy and Rick were very accommodating and communicative. Beautiful old house with plenty of space for 11 of us (6 adults, 5 kids -- four kids shared a bedroom). The house was very clean and had tons of amenities -- coffee, spices, pots and pans, silverware, and cups. Plenty of everything for a big family (including two bathrooms -- and a lovely outdoor shower). The wifi was fast and reliable, there were plenty of towels and beach toys for the kids.The only (minor) thing is that I would have preferred that it was more obvious in the description that the 5th bedroom is separate from the house, and without a bathroom. We didn't end up using it but i imagine it would be important for folks to know. Other than that we had a really great time! i hope to book this house again in the future. show more show less

Our group consisted of 5 adults (including an 82 year old) and two children (14 and 12 years of age). The Ryder House was perfect; ospreys and chipmunks in the garden, fireflies to catch at night, fascinating history, gorgeous rooms (including 5 bedrooms) and amenities, close proximity to beaches and great restaurants on Cape Cod and easy access to Martha's Vineyard and Whale Watching. Margy and Rick were extremely helpful before and during our stay - they were the ideal hosts. We had a great holiday and would strongly recommend the Ryder House to medium to large sized groups of all ages. show more show less

Margy and Rick are wonderful and attentive hosts. They were there when we arrived to walk us through the space and give us the lay of the land. They came by a few times during the week for rubbish removal and grounds maintenance and to check in. They gave a lot of great tips on the area which helped our stay to be as fun as possible. And the home is a lovely historic home, kept with love and attention. The whole family really enjoyed our time there!

Rick and Margy are wonderful hosts. Their home is great for large groups, and was perfect for our several small children. There were plenty of things to do within walking distance (including a great little cafe/market RIGHT across the street, and beaches and a library within a mile). The house was fully stocked as well. This was our first time using AirBnB and Rick and Margy exceeded all our expectations. They truly thought of everything to make our stay comfortable and were very good about communicating with us before and during our stay. Our family spent a week at the Ryder House to celebrate my parents 50th wedding anniversary, and we could not have enjoyed it more. It is a great spot for a group looking to enjoy a charming historic home in a lovely location. Margy and Rick showed amazing attention to detail and thoughtfulness throughout the entire booking and check-in process. They met us at the home and explained everything in detail, shared local tips and history, left us with groceries, and were available throughout the time we were there to respond to any need. The kitchen is very well equipped, and there is an outdoor gas grill as well. Our family enjoyed cooking meals together during our week there. The house is not large but it has many very comfortable spaces, making it easy for large groups to spread out in different areas for different activities. We had a number of children in our group and they were thrilled with the toys, puzzles and outdoor games, as well as the great muffins from the general store across the street. Cotuit was an easy jumping off point for visits around the Cape as well. We went to the beach, local museums and took at day trip to Nantucket. There is a small beach just a short walk from the house that was perfect for the kids. All around a wonderful stay. show more show less

Marty and Rick were great hosts. They purchased some items for us to make our stay more welcome. Beautiful setting and their patio was a great day place to start the day having coffee and breakfast. I had a group of 9 people and it was roomy enough for everyone and I would definitely stay there again.

The house is historic and beautiful, perfect for our three generation family reunion. Margy and Rick were always available and responsive to any need. Many happy times spent in the gorgeous back yard gazing at the distant water, while our youngest was swinging on the tree tire. Great to have a car pass to the pretty Cotuit beaches. HIghly recommended.

Rick and Margy are pleased to offer our historic home for your rental vacation. We rented this house out in the summers for many years, then lived here full time for 10 years. We will move out for the summer but will be living nearby and available for questions, picking up trash and recycling 3x week, keeping the gardens watered and weeded. We have a landscaping company that will mow weekly and an irrigation system that waters the front yard.
We have rented many vacation homes ourselves and know what works and what doesn't, so we are making sure we have what you need. We try to keep condiments, spices, plenty of cooking equipment, glasses (and plastic glasses for back yard), blender, wine refrigerator, lots of bath towels and beach towels on hand. We will speak with you during the rental process and again as your rental time comes near, to ensure that we have what you need. When you check in, we will walk you through the house and answer any questions you have. Our goal is your vacation relaxation!
We had short term rentals in 2016 on air bnb and have 5 star reviews from all our guests! We hope you will leave a 5 star review when you leave!

What is special about this property?
Location, location, location! This is a beautiful spot. Our grandkids, nieces and nephews love to come here. You can walk to everything - ball games, library, beach, playground, town dock, groceries. Front and back yards are spacious with room for croquet or bocce, tossing a ball, playing on the tire swing. Kids will come back from the beach, play outside, play games or do puzzles on the porch or dining room table, find a chair and read. The house sets up well for a crowd as there are several spaces where people can go to relax. We love the front porch for dining in the summer - one large round table for 6, plus a card table and a table for 8 for various people configurations. Adirondack and other chairs plus BBQ grille in back yard. Views of the harbor and beautiful gardens from the yard and kitchen.

What is special about your town?
Cotuit is the quintessential Cape Cod village - the type of place where you go for a walk just to see the beautiful town with its historic homes. In the summers the town comes alive with runners, walkers, baby carriages, boaters. There is plenty to do. Cape day trips to Nantucket from Hyannis or to Martha's Vineyard from Falmouth Heights or Woods Hole are a short drive; shopping is close by at Mashpee Commons, Osterville or Hyannis; Cotuit Kettleers baseball games are 2 blocks away; the Cotuit library has great programs for all ages; the Historical Society has a great gift shop, museums and historical gardens; the Cahoon Museum and Cotuit Center for the Arts are both a short drive. Groceries are available across the street or at Stop n Shop or Roche Bros. Peapod delivers. Lots of restaurants, pizza and ice cream close by in Cotuit, Mashpee, Osterville. Visitors can arrive by bus to Hyannis from Boston's South Station or Logan airport or by bus from downtown Providence. Taxis and Uber are available.
