Great Vacation House

Kaolin was a wonderful host and greeted us upon arrival as promised . As described this is a 1860's house with lots of charm and loads of character. Much of the space still has original features coffered ceilings, original kitchen cupboards with built-ins that add to the charm. The bedrooms were well appointed with adequate storage and very comfortable beds, as all agreed. The group took advantage of the outside area with grill daily for morning coffee, afternoon relaxing and evening chats. The central convenient location of this home can not be beat. Everyone agreed this was one of our best vacations and we will definitely return to this property. Once again thanks so much Kaolin for sharing your lovely home .

Great Location

Our family of four (2 adults, 2 tweens) rented this apartment for a week August 2017. The apartment is charming, clean and spacious. The beds are very comfortable with very nice linens. There are roomy dressers in each bedroom for clothing and an armoire with hangers in the living room for items that need to be hung. Air conditioners in each bedroom and the dining area keep the apartment very comfortable. The kitchen is well stocked, and the vintage stove (in excellent condition) was fun to use.

The Cons: The refrigerator is almost, but not quite full sized, thus I overshopped for our family of four and couldn't quite fit everything I bought in the fridge. If you plan to eat out occasionally during your stay, or if you don't shop for an entire week's food in one trip (like I did), this should not pose a problem. It is not a compact fridge, just not the full family size I am used to.

The kitchen does not have a lot of countertop space for food prep, but there is a table in the kitchen that serves to provide a prep area. The dining area is an adjacent room that seats 6 with plenty of room. There is no dishwasher, so you do need to handwash dishes if you cook - this was no problem for me.

There is no real countertop space in the bathroom but plenty cabinet space above and below the sink for storage, as well as an additonal medicine chest/wall cabinet. There was no electrical outlet in the bathroom that I could find, which made using the hairdryer a challenge. As with many older homes, electrical outlets are few and far between. This was accommodated for in the living area and bedrooms with power strips. There were plenty of power strip outlets available to charge our phones and tablets.

The Pros: Kaolin, the owner, is incredibly helpful and nice. She is accessible and a great resource for recommendations regarding local activities and restaurants, she is just great - available but not at all intrusive.

The location cannot be beat. The apartment is centrally located in town, but lies just off Commercial Street, the hub of Ptown activity. You can walk to all the shops and restaurants as well as the wharf, no need to search for or pay for parking. The beautiful National Seashore beaches are just a few minutes' drive away. This location worked well for us and we would not hesitate to return.

It is on the wall by the mirror, but at ground level. I am so glad you found the power strips helpful. We did not want to leave!

Like all good vacations, our stay with Kaolin flew by way too fast. We so enjoyed staying in this house and meeting Kaolin and can't wait to come back again next year. The house is HUGE for a Ptown rental and is very clean, with nice linens, a very well stocked kitchen and outdoor area with a new gas grill. The living, dining room and sunporch are really big and open. The house is old and very charming. You will not find many right angles in the architecture, but you will find original woodwork, French doors and cool detail everywhere you look. If you are looking for a renovated rental with Ikea furniture, this is not the place for you. We were traveling with two little kids, and they loved running back and forth - they also enjoyed the library of children's books kept on the shelf for visiting kids.

Kaolin is super sweet and laid back but also responsive and easy to reach. The house is located in the very center of town but is tucked away and feels very peaceful. It is quiet and hidden and has kind of a secret garden feel. From the bedroom we slept in, we could hear the soft thumping of club music and merry making from a couple of bars on Commercial Street. It wasn't loud enough to keep us awake - just enough to remind us of our youth. Our friends in the other two bedrooms heard absolutely none of this.

In our view, perfect.

We went to Provincetown from the UK for our son's wedding this month and chose this apartment from this website. There are 3 major advantages to the place.
1) It is within easy walking distance (6 minutes) from the ferry terminal and, if arriving by car, there are two parking spaces. These are at a premium in this part of town so, had we rented a car the space would have been appreciated. It is very centrally situated so you can walk to all parts of the town easily.
2) It is undoubtedly the quirkiest apartment we have ever stayed in! Loads of character - it had once been a doctor's surgery. There was ample room for the six of us. There were two sitting rooms, one of which had been the doctor's waiting room. The garden had space to have a BBQ party. I must emphasize that, if you're looking for sleek modern lines, then this isn't for you. The owner's family are artists and this is reflected in the decor and atmosphere.
3) The most important aspect which makes this a great place to stay is the owner, Kaolin. Warm, kind and helpful in every way. She met us from the ferry and also took us back at the end of our stay. She got us out of various problems of our own making and instantly became a friend. She is knowledgeable about all aspects of Provincetown from walks to eating out.
Our son and his friends visit Provincetown regularly and, if they need a place for six, have said that they will come to Kaolin's. Make sure you do too!

We spent a wonderful weekend in September (23-25) at this great property.
We were bowled over by all the charm, history and space this property offered.
Clean as a whistle too. We had privacy as the home is set back,
yet the property is in the perfect location, just steps to all the places.
The highlight is the wonderful owner who treated us so well.
I highly recommend this place.

"We just returned from a 7 night stay and cannot recommend this property more highly. There were two couples and a single in our party (ages 35 to 47), and we all had the time of our lives. This property was indeed clean and well maintained. It has air conditioning in each bedroom as well as the common areas. The kitchen is very well stocked with everything from silverware to coffee maker to a toaster. I also loved that there was a washer and dryer available for us to use, so I returned home with a suitcase full of clean clothes :-) The best thing about this property is definitely the location. It's at the center of town, just a half block from the city hall and commercial street. I can't think of a more convenient location. However, even though it's right in the middle of everything ... it's tucked away behind the buildings on Commercial Street, and it's very quiet. One more thing ... I can't emphasize enough how helpful the owner was. Kaolin truely went completely out of her way to make sure we had everything we needed. "

A trip to "Ptown" is generally our yearly adult away time. This year we decided to bring our two children with us. Having already had many experiences in cramped motel rooms with them when they were younger, this was not something I was interested in reliving ...especially now that they are older. Three bedrooms with air conditioning and lots of room seemed just the ticket. And it was. We had a blast. The location was better than we could have imagined. We arrived in time to shop at the farmers market right outside the back gate. It was a breeze to get to our favorite people watching spot on the benches by town hall. Not one but TWO parking spaces. Everything about the property was comfy and homey. If you pay attention, you will see the little amusing details such as a framed advertisement for the vintage electric stove in the kitchen. The washer and dryer was an unexpected bonus which fed directly into our laundry obsession. Kaolin was a warm and engaging hostess who made both adults and children feel special. And kudos to Al, Kaolin's father and artist who let us bug him at will while he was trying to work. We had a very pleasant stay and would recommend it to anyone.

"This home couldn't have been in a better location. Close enough to walk EVERYWHERE, but still quiet & relaxing. We were pleasantly surprised when we arrived and saw how large & clean it was. As people have stated before, this is not a brand new place- it is historic & charming. Kaolin went out of her way to make sure we (all 6 of us) were comfortable, had everything we needed & told us about some local treasures. She was SO helpful. We would all recommend this apartment to anyone who appreciates unique P-Town!!!"

"We stayed a week at this property and were thoroughly satisfied with the accommodations, the location, the owner, and the charm of the home. Our party of 5 adults enjoyed the very large and comfortable living room as a place to relax at the end of day. The owner was always accessible to answer our questions, and as a native of the city - provided us with history and tips about Ptown. A further synopsis: Meals - the kitchen contained everything we needed to "cook in"; a nice gas grill, and a lovely fenced garden area to enjoy eating in the fresh air. Dining out was a breeze as we easily walked to our favorite restaurants. Sleeping - the beds were very comfortable, rooms spacious enough to accommodate our belongs - and then some. Plumbing - we never ran out of hot water, and the water pressure was very good. Location - excellent! We walked everywhere - and having a designated parking space was perfect as we saved on commercial parking. This home is charming, cozy - while still very spacious. We were extremely happy with our choice of this property and would readily recommend it to our friends. We are already talking about a return visit."

"Summer 2010 was our first in Provincetown and we so chose the right house! Stayed for three weeks and enjoyed every second. Kaolin is an exceptional owner (and Provincetown native) whose sole goal is to make sure you’re comfy in her rental. She’s also an excellent source of local knowledge, too. The apartment itself is lovingly decorated and truly HUGE! Vintage kitchen and baths with retro appliances (all in fine working order). I could only wish that my New York City apartment was this large. Nice private backyard and big BBQ grill, as well. Lastly, this place is so centrally located your gonna think I’m fibbing. It’s literally under the Pilgrim’s Monument and across the backyard from the Town Hall. If you’re even considering P-Town this summer, you’d be doing yourself a disservice to not put this house on your short list of considerations. Off the top of my head, a few words describe this property very well: spacious, comfortable, historic, idiosyncratic, and charming. PROS: Location, size, and charm. * You cannot imagine a better location. While the address is technically on Commercial Street (the main drag), the house is actually set back behind the first row of houses. This means that you get all the convenience with much less noise and disruption. * There really is plenty of room for six people to be very comfortable. The living room is *huge*, and a great place to hang out. * The house was clean, the internet was fast, the couches were comfy. * This is the first floor of a house built before the turn of the (last) century, and for those who appreciate historic real estate, you will love the charm of this apartment. It is very large, but not originally configured as a freestanding apartment. CONS: The kitchen is well stocked, but awkwardly configured, and there is limited counter space and no dishwasher. These two things mean that even those who like to cook will find themselves wanting to eat out more. We still cooked several meals and enjoyed them, but being on vacation meant we preferred to use disposable china to avoid cramped dishwashing.OVERALL: We had a great time. This is not the place for you if you want a shiny, gleaming new property that you can show off to your friends while throwing loud parties. But if you're a laid-back group of people looking to enjoy PTown's beaches, nightlife, and everything else the town has to offer, this place is exactly what it says: a convenient, comfortable, cozy place to relax and lay your head after a busy day. The price is also hard to beat. The owner lives above this unit, and she is a great resource to provide local knowledge about PTown. She is also very eager to make your stay comfortable."
