Our newly acquired Cape Cod style home has over a third of an acre in a residential friendly and quiet neighborhood within walking distance to our well known School House Pond, Chatham's best fresh water swimming opportunity.
Under new ownership, we offer modern upgrades inside and out. Our home is for families who love a restful vacation. With a lot of love and hard work, plus 22 years of rental experience with an eye for detail, we are excited to add this property to Chatham's desirable inventory this summer! There is a small private working Cranberry Bog located directly across the street, with conservation property beyond. It's easy walking down to the School House Pond, just to the east.

Our immediate upgrade was a Water Filtration System for the entire house. This system removes any impurities, smells and particles in the town water. There is no need to purchase bottled water.

We have a separate well system used for all gardening and lawn use. We have included new furniture and all linens including Beach Towels. Living Room has a new large 55 inch LG Smart TV, over a working fireplace. Master Bedroom has a large 50 inch Samsung Smart TV. Upper West Bedroom has a 32 inch Vizio Smart TV. There is no TV in the East Bedroom with the 4 single beds. Bedroom windows have new pull down shades with sheer drapes.

Kitchen has white formica countertops with new glassware, flatware and dinnerware. Jenn Air electric 4-burner stove on the peninsula has a down draft vent system. Enjoy two bar stools, tucked under the overhang countertop when not in use. The dishwasher is a Frigidaire Gallery series. Brand New LG side by side refridgerator installed Sept. of 2023. Brand new Countertop Farberware Microwave. Stainless steel sink has no electric garbage disposal. Property has its own septic system, so outdoor showers are a must in the summer leaving all beach sand outdoors.
The interior trim is pine wood with a natural finish, together with solid wood pine doors! Sound does not carry through. Floors are aged oak. The current carpet in all three bedrooms is scheduled for removal followed by new flooring. Kitchen, laundry room and the two bathrooms all have ceramic tile flooring.

Large 6 x 4 ft. outdoor shower on the south side, accessible through the kitchen slider. You can also take the wood steps from the parking area up the back side to access the shower and deck. Wood deck is 12 x 16 ft. with a single wrap around step down to the ground surrounding all three sides. Brand new large Kenmore natural gas grill replaces a charcoal grill. The hardy patio table has set-in tiles for the surface, an umbrella and seating for six. The 2 captain chairs swivel and rock with four side chairs. Extra outdoor chairs are provided. Enjoy your evenings with all the sounds of summer on the back deck surrounded with potted plants, natural vegetation with nature and plenty of songbirds. Perimeter Patio Lights add that final touch for cozy outdoor dining on a beautiful summer evening!

We provide a clothesline for your bathings suits and beach towels. Take a leisurely stroll instead of buying a weekly parking permit to the pond! Spend the early part of your day at the oceanside, dash home for a quick lunch then walk down for a peaceful afternoon, rinsing off in fresh water from the spring fed pond before dinner and drinks.

Take along our standard size folding adult Lawn Chairs to enjoy our own NCAA Chatham Angler's Baseball. Games are free in an iconic setting. The town playground for the kiddos abuts the ball field, offering lots of fun under the big stadium lights!

Our large natural stone parking area edged in Cape Cod Cobblestones allow plenty of parking comfortably for any size vehicle. Lower entrance door is available for interior access into the upstairs, to the kitchen level. Or, a few steps around the side brings you to the back deck and shower area. The Front door access has a gentle grade of pressure treated steps leading to a cobblestone edged stone walkway, easy to navigate in the evenings with a post light.

We have started our fall upgrades as planned. To date, many trees have been pruned while others have been removed. Carpets in all three bedrooms will be removed and replaced with new flooring. Updated photos will be added when complete.
