Cozy cottage in Falmouth Village is five minute walk from the heart of town (0.5 mile to Shore and Main) and the perfect launching point for the entire Cape and Islands. This 750 sq. ft. 2 bedroom, 1 bath is just a 5-minute bike ride to the beach (1.1 mile to Surf Drive Beach, 1.4 mile to Falmouth Heights Beach), and right next to the harbor bandshell, harborside dining, and charter boats (0.2 miles).

This is a home for outdoor lovers. We have a huge backyard (200 feet across), tons of flowers with something always in bloom (April-Oct), an Olympic size sand volleyball court, a huge patio with outdoor furniture (and downlighting at night), a new Kidcraft Playset (3-10 years old) and shells around a firepit! There is a beautiful view of the night sky, accentuated by the ringing sound of the Vineyard Sound navigation buoy! You can walk to the ferry to Martha's Vineyard (the Island Queen or our favorite, the Quickwater to Oak Bluffs, or the Edgartown Ferry). Downtown has excellent shopping, restaurants, cafes, pubs and a kids playground. The bike path is also nearby- we love to bike to Woods Hole.

We offer high-speed internet, a small but well-equipped kitchen (Le Creuset items, waffle maker, and Nespresso Vertuo and French press coffee makers), hardwood floors, and a fireplace. The property is at the end of cul-de-sac and is amazingly private, especially considering how centrally located the property is. You will love our private outdoor shower (nothing is more ''Cape'' than the outdoor shower)! Gas grill, Green Egg smoker/grill, Smart TV gives access to your own Prime, Netflix, HBO accounts (or ours). Cable, washer/dryer, microwave. No dishwasher. You will probably prefer the nice ocean breeze to stay cool, but window AC units are in each room and can also cool the home.

    We have been coming to the cape since 2001 as renters (even when we lived in another country) trying a new location every year. Falmouth was our favorite place- it has so much choice in terms of food and family entertainment, isn't swamped with tourist traps (Hyannis- we're talking about you), and it is ''salty,'' with boats coming in and out of the harbor (which we are 200 yards from) all day and all year. We have travelled quite a bit and believe this is the most beautiful place on earth. So we bought a home here three years ago! We've invested heavily in the property and it is finally nice enough that we are proud to share it.

    What is special about this property?
    You will sit out at night having a fire and see the milky way, shooting stars, and on most nights a UFO (we think it's the Air Force base) in complete privacy. It's at the end of a cul-de-sac and the big yard means you can hoot and holler. You'll hear the ringing of the Vineyard Sound navigational buoy and it will stay in your soul long after you leave. Unless the Canadians are messing with us (north wind = bad weather), which is rare, there will be a cool southwest breeze coming off the ocean (0.5 miles from here). If you settle in and pay attention you can smell when the fish come in (really) and go catch a bluefish or striper off of the pier. You can walk (or stumble) to famous restaurants like Pier 37 and The Flying Bridge (best onion rings ever). Most importantly, Dunkin Donuts is a two minute walk.

    What is special about your town?
    Our favorites are the bike trail, Pie in the Sky (get the popovers), Devour, Pier 37, and you must have dinner/drinks at Shipwrecked. But all of the food downtown Falmouth is very good- these restaurants stay open all year and serve picky folks. Falmouth- the inner harbor (where this home is) in particular- is at the center of Cape and Island Life. It's so fun to walk down and take a cruise on the Liberty sailboat or take the Quickwater (nobody knows about this ferry) for a fast (20 minute) trip to Oak Bluffs Martha's Vineyard for a mudslide at Rachels. Or to see the Obamas or Larry David if you know them.
