This spacious, 5-bedroom home is situated on a 1.3 acre private, tree-filled pond view property - great for families. It's on a quiet cul-de-sac in a highly desirable neighborhood on Cobbs Pond with rights to a nearby private association bay beach. The screened-in porch is perfect for summer dining.

A huge lawn with lots of room to play overlooks the pond & has plenty of Adirondack chairs for everyone, a hammock, swings, and deck with propane grill. The driveway has a basketball hoop and in the 2-car garage is a ping pong table and a 2nd fridge. Stored in the garage are beach chairs/umbrella & beach toys; lawn games: horseshoes, badminton set, corn hole, etc.


The main floor of the house has an open concept living room/dining room with views across the lawn to the pond. Off the remodeled kitchen is a powder room, washer/dryer, and a sitting room with TV/VCR/DVD.

A roomy screened-in porch off the dining room/living room has both a dining area and seating area.

Upstairs are 4 bedrooms, a bonus room and a bathroom:

Master bedroom: one king bed - beautiful pond views and cross-breezes
Bedroom #2: one queen & one twin bed - more pond views
Bedroom #3: three twins & a toddler bed (accessed through bedroom #2)
Bedroom #4: two twin beds overlooks the front lawn
Bonus room: two double futons & a twin bed plus seating area and cable TV.

All bedrooms have a/c units.

The finished basement has a third TV/VCR/DVD set-up and a designated crafts/play area for kids -- great for rainy days.

A short walk away is the Brewster General Store, The Scoop ice-cream shop, puppet shows at the Unitarian Church; & for adults: live music at night at The Woodshed. Bike rentals, the Cape Cod Rail Trail, restaurants, markets, antique shops, mini-golf, kayak/SUP rentals, yoga and day spas are all nearby.

    Wonderful Retreat

    10 unrelated women rented this wonderful house for a mini quilt retreat. The house was clean, very well equipped, and had plenty of room for all of us and our supplies. We loved and used the porch extensively. The location, overlooking the pond, and walking distance to the beach and the Brewster Store was great too. Will definitely consider renting it again next year.

    My parents have owned a summer home in this part of Brewster since 1962. My siblings and I have grown up here in the summers and it is a very special place to us and we are happy to be able to continue the tradition and bring our own kids here. Since we can't spend as much time as we'd like we are renting out our home. We hope to share our love of days at the beach, jig saw puzzles on the porch, card games, ping pong battles and lots of space to spread out to read or escape from the everyday hustle and bustle.

    What is special about this property?
    I love the quiet, neighborhood with long-time home-owners. The view of the pond and the sound of the bullfrogs at night is one of my favorite things. We are close to the bay beach, as well as the Brewster Store and all the cute shops and businesses along 6A. The private neighborhood is a low-traffic area perfect for walking and biking. After a day at the beach or kayaking on the pond, the hammock is the just the place to read. And the comfortable chair by the fire with a view out on the snow-covered lawn is the winter favorite. We have lots of bunnies, chipmunks and song-birds. In the off-season you will see deer and even a wild turkey or two.

    What is special about your town?
    Our home overlooks Cobbs Pond where we can kayak and fish, and is a short walk from the private association beach on Cape Cod Bay. In the other direction we can walk to the Brewster Store for coffee and the newspaper or some penny candy, or The Scoop for ice cream. Within a short bike ride there are so many little family-owned restaurants (coffee shops, Mexican food, fresh seafood, pizza) and businesses: mini-golf, yoga, antique shops, a day spa, an incredible independent book store, etc. At the end of our road is The Woodshed one of Cape Cod's well-loved live-music taverns, and the Unitarian Church which offers puppet shows and juggling acts for the kids. Really everything you could want without all the big chain stores (although those are accessible in Hyannis or to a lesser extent in Orleans a short car ride away).
