If your group is looking for a higher occupancy vacation home a very short walk to an ideal sandy bayside beach, here’s the property for you.  The beach is for private association members and their rental guests only, so it’s never overcrowded.  At low tide you can walk for miles on the famous “Brewster Flats,” -- straight out, in fact, for more than a mile.  The Flats are Mother Nature’s Water Park, where kids make all sorts of interesting discoveries in the tidal pools among the sand bars. And when it’s time for lunch or somebody forgot the sunscreen, the house is only a two-minute walk away.

Back at the house, you’ll enjoy the variety of living spaces, both inside and out.  There’s a good sized living room with flat screen TV, and an even bigger, fully furnished breezeway with another big flat screen, which connects the house and garage.  Even the garage has a small seating area and yet another flat screen where kids can gather and do their own thing.  Ping pongl anyone?

The breezeway slider leads to the very private back deck and patio which has plenty of seating and various tables for Happy Hour and dining al fresco.  Here is where you’ll also find the gas grill and the enclosed outdoor shower. There’s a freestanding fireplace on the patio where it’s fun to gather after dark and do some star gazing.  You can do the same thing in the front of the house, where there’s another small patio with comfy Adirondack chairs and a fire table. 

Back inside, you’ll love the large, open and cheery kitchen, which comes equipped with everything you’ll need to operate in style, including a Keurig coffee maker and separate bar/prep area and sink.  There’s a large dining table  adjacent to the kitchen and just off the breezeway.  Gather in the living room or the family room/brrezeway. Each space has a large smart TV. The main level also has a good sized bedroom with the queen size bed and a full bath with step-in shower.

Upstairs you’ll find very flexible sleeping arrangements that will work for almost any group.  There’s one bedroom with a king size bed, another with a queen, two more with full size doubles and a “nook”: bedroom with a twin.  This floor shares another full bath, this one with a tub/shower combination. 

But wait, there’s more!  Walk up the steps behind the garage to discover a roomy studio space with a king size bed, two twins and a half bath.  What a great place for a couple with one or two young children to set up camp in a space all to themselves.

This home is fully air conditioned with central a.c. for the main level and window units for the upstairs sleeping spaces.  There is cable TV and high speed WiFi, of course.

As is customary in vacation rentals there are additional fees to the rates listed. Those fees include $115 reservation fee and an $80 non-refundable Accidental Damage Protection (ADP) fee. In addition, there are state and local taxes applied to all reservations less than 31 days in length that total 14.45%.

This property offers a three night minimum stay during select weeks in May – June & September – November. Guests are charged a cleaning fee for all stays less than seven nights. Stay seven nights or more and the cleaning fee is waived.
