Kokomo Cottage is a 2 Bedroom Water View Cottage on Saltwater Lewis Pond at South Sea Village Condominium Association in West Yarmouth. Our cottage is a 1 Story Unit. The Master Bedroom has a Queen Bed and the Second Bedroom has Twin Bunk Beds for Children. Our cottage has Hardwood Floors and a Ductless Mini Split Wall Unit for Air Conditioning for those hot summer days. Our Full service kitchen was renovated in 2016 which includes a new Refrigerator, Stove, Microwave, Dishwasher, Coffee Maker, and Granite Countertops. The Living Room includes a Washer / Dryer, Cable TV, WIFI, Ceiling Fans and 2 Patios with a Wicker Set and a Fire Pit. The Patio in front of the cottage is for the water view. The patio in the back yard has a Gas BBQ Grill, picnic table and privacy for cookouts. We have an additional outdoor ''After-Beach'' hot and cold running shower with changing area. We are only 3/4 of a mile from Seagull Beach on Nantucket Sound. We have a Tennis Court and a Dock on the Pond. Bring your Row Boats, Canoes and Kayaks to sail Lewis Pond.

Best Value on the Cape!!!

If you're looking for a cozy cottage in a great location, look no further than Kokomo. Located in West Yarmouth, this two bedroom cottage is close to the beach, shops/restaurants. What's great is the property has been recently updated with new Washer/Dryer, Dishwasher, Cable TV w/Netflix.

Great rental for couple or small family. You won't be disappointed.

What a great time.

Loved the cottage. Bob is a great host. Showed how and where everything was, made some great restaurant suggestions and left us to it.

Weather was perfect. Lovely cool nights for sleeping. Highly recommended for a quiet, restful vacation.

A Hidden Gem

This is a hidden gem. If you like to be close to town, but feel like you are secluded, then this is the place. We enjoy our 1 mile run/jog/bike trip to Seagull Beach. There is an entrance fee if you come by car.

The recent updates to the kitchen and bathroom make this place the perfect clean and quaint vacation spot. It has been our get a way for years now. The grill on the back patio and small fire place on the front as well as the washer/dryer are nice bonuses. Perfect for a small family! show more show less

Great Unit

The cottage was great - everything we needed and more. The kitchen only lacked food (which we brought). The rooms had ceiling fans which kept the place cool without the AC unit which was only used once - and worked great. The Washer/Dryer, Outdoor Shower, Barbecue just made everything so much easier for us.

We went to a Provincetown beach for a day which was great, Whale Watch out of Barnstable Harbor was fantastic, Lewis Pond kayaking was great, the local beach was fantastic - the water was warm, the restroom facilities were clean, the people were friendly. And we even took up tennis. We went out for dinner and had seafood one night and Italian food the next and both places were just great.

We drove around at night and visited other beach areas which had sand sculptures, watched the fishing boats returning to the harbor. We went to the movies one night at the Hyannis Mall next to Sears. The whole week was relaxing as well as fun packed. Next year for us for sure!

Wonderful place to stay

The cottage was beautiful. It was small but comfortable even with my husband, myself and our three small children. The condo village it is in is quiet, perfect for a vacation. Lots of attractions close, great restaurants and beaches. We would absolutely go back in the future.

What is special about this property?
We have owned Kokomo Cottage for 18 years now. This property is at South Sea Village Condominium Association in West Yarmouth. It is a 12 acre private development of 33 cottages on Lewis Pond. We are only 3/4 of a mile from Seagull Beach on Nantucket Sound. It has a Tennis Court and a Children's Playground. We have a dock on Saltwater Lewis Pond for Row Boats, Canoes and Kayaks. This is a very peaceful location being in a Conservation area overlooking Lewis Pond. Kokomo Cottage was just renovated in 2016 with new appliances including refrigerator, stove, microwave, dish washer, washer / dryer, new shower stall, new cabinets and new granite countertops. We have a Ductless Mini Split wall unit for air conditioning in the summer, and heat in the early spring and late fall.

What is special about your town?
The town of Yarmouth is located in the mid Cape Cod area. Yarmouth is the second oldest town on Cape Cod and is filled with historic charm and excitement for today's families. Yarmouth offers the visitors a variety of family attractions, fine restaurants and a choice of sandy beaches. We are only 1 mile from Route 28 which has many restaurants like Captain Parker's Pub, Lobster Boat, 99 Restaurant, DiParma's Italian Kitchen. A favorite family attraction is the Cape Cod Inflatable Water Park or Miniature Golf courses. We are close to many beaches including beautiful Sea Gull Beach, Bass River Beach which has a boat launch and a fish pier. The water temperature on the south side of the Cape averages about 70 degrees in the summer months. One of our favorite location of ours is Gray's Beach at Bass Hole in Yarmouthport. With a long Boardwalk that stretches out over the marshes, this is a great place to watch the sunset, it's a delightful spot during any season. Yarmouth is only a few miles east of Hyannis, where the ferries to Martha's Vineyard and Nantucket depart from. Yarmouth also offers 4 excellent golf courses including Bass River, Bayberry Hills, Blue Rock Par 3, and King's Way Golf Courses.
